Property in Sunder Nagar – white two-storey bungalows with bougainvillea on a quiet lane, a Mughal dome beyond the trees, New Delhi

Property in Sunder Nagar

Property in Sunder Nagar means a bungalow on one of about 150 plots off Mathura Road, between Purana Qila, the zoo and Humayun’s Tomb. It sits inside the Lutyens Bungalow Zone and is a favourite of senior lawyers and old Delhi families.

Asking land ₹20–25 L/sq yd Registered deeds ₹7–11 L/sq yd Entry ticket ~₹90 Cr Circle rate Category A

Property in Sunder Nagar is bought for the land and the neighbourhood. Owners currently ask ₹20–25 lakh per sq yd, the deed record on recent sales reads about ₹7–11 lakh per sq yd, and the entry ticket for a Lutyens address here is about ₹90 crore.

Sunder Nagar is the quieter of the two private colonies that anchor the bottom of the Lutyens Bungalow Zone. Golf Links trades more often; Sunder Nagar trades less, on larger and more regular plots, and its buyers tend to stay for a generation. We have advised families on both sides of Mathura Road for four decades, and most of the houses that have changed hands here in recent years were sold by heirs, not investors.

Because the colony is inside the LBZ, there are no builder floors, no subdivision and no extra storeys. This guide sets out what property in Sunder Nagar costs and how to read the gap between asking and registered prices, how the plots are arranged on the plan, the rules that limit a rebuild, the NDMC transaction costs and the checks that matter most here.

How to read a Sunder Nagar price

Open with the asking rate, ₹20–25 lakh per sq yd, because that is what an owner will quote. Then set the deed record beside it: about ₹7.5 lakh per sq yd on the 867 sq yd plots that make up most of the colony, and about ₹10.7 lakh on a 900 sq yd house sold for nearly ₹100 crore. Registered values trail asking prices here, as they do in every prime Delhi colony.

Property in Sunder Nagar, by the Numbers

These are the levels we work with for property in Sunder Nagar. The asking land rate comes first, because that is where an owner opens; the registered range is the deed record from deals reported in the press. Plot size, frontage, the condition of the title and the age of the house move a deal more than the finish does.

A post-Independence colony between two Mughal monuments

Sunder Nagar was laid out after Independence on the east side of Mathura Road, in the strip of land between Purana Qila and the zoo to the north and Humayun’s Tomb and Sunder Nursery to the south. It was planned for private family houses, which is why it looks nothing like the acre-sized official bungalows of the imperial streets a mile to the west.

The plan we work from numbers about 150 plots in three bands running north to south, with a cluster of small units in the middle. Brokers who work the colony say most bungalows stand on 867 sq yd plots, and the deeds we have seen bear that out. The typical house is ground, first and a barsati on the second level, often with a basement, built up to roughly 6,000–8,000 sq ft, and many are four or five decades old.

The colony was folded into the Lutyens Bungalow Zone when the zone was enlarged. From that point the LBZ rules, not the market, decided what an owner could build, and that is why Sunder Nagar still looks the way it did when the houses were first built.

Sunder Nagar property, band by band

Property in Sunder Nagar is read by plot number. On the plan the colony runs north to south in three bands parallel to Mathura Road: the Purana Qila end with plots 1 to 58, a central block with plots 59 to 90, and the southern end with plots 91 to 148 running to Delhi Public School. A service lane separates the colony from Mathura Road along its western edge.

Because most plots are the same size, position and condition separate one Sunder Nagar house from the next: a plot on an internal green, a wider frontage or a sound structure moves the number more than the band does.

Every part of Sunder Nagar and what it is known for

The three bands hold every house in the colony. Around them sits one of the densest clusters of heritage in Delhi, which is why the neighbourhood will never be rebuilt as towers.

Purana Qila end

Plots 1 to 58 in rows around two internal greens, closest to the old fort and the zoo.

USP: the quickest run towards the Supreme Court and Pragati Maidan.

Central block

Plots 59 to 90 in paired rows, with the colony’s small numbered units around them.

USP: the heart of the colony, a short walk from every edge.

Southern end

Plots 91 to 148 around a large internal green, running to Delhi Public School.

USP: the largest band, with the most internal green.

Sunder Nagar Market

A small arcade of antique dealers, art galleries, jewellers and old-fashioned tea and sweet shops.

USP: one of Delhi’s most characterful small markets, on foot.

Zoo and Purana Qila

The National Zoological Park and the sixteenth-century Purana Qila sit along the colony’s northern side.

USP: green, protected land on the colony’s northern and eastern side.

Humayun’s Tomb

Humayun’s Tomb, Sunder Nursery and the Nizamuddin precinct are a few minutes to the south.

USP: a world heritage site as your morning walk.

What property in Sunder Nagar costs: asking rates and the deed record

Owners of property in Sunder Nagar currently ask ₹20–25 lakh per sq yd. The registered record reads lower, at roughly ₹7–11 lakh per sq yd, because deeds lag asking prices and because many sales here are settlements among heirs. Per-yard figures below are our arithmetic, price divided by reported plot area, and are rounded.

  • ~₹130 CrTwo plots, 867 sq yd each · ~₹7.5 L/sq yd

Two adjoining plots sold together by the selling family to members of a business family, with about 7,000 sq ft built; reported by The Economic Times from registry documents.

  • ~₹96 Cr~900 sq yd · ~₹10.7 L/sq yd

A bungalow sold by the selling family, reported as “nearly ₹100 crore” and facilitated by CBRE (Business Standard, PTI).

  • ₹89.5 Crplot not reported

  • ₹65 Cr866 sq yd, in two deeds · ~₹7.5 L/sq yd

Bought by a single buyer: the ground floor and basement for ₹34 crore and the first floor for ₹31 crore, with ₹4.55 crore in duty across both (CRE Matrix).

  • ~₹85 Crplot not reported

A bungalow bought by a senior advocate, as reported in the business press.

What these Sunder Nagar numbers tell a buyer

Three things stand out. First, the colony prices on the standard plot: almost every deed works back to about ₹7.5–11 lakh per sq yd on 867–900 sq yd, which is why Sunder Nagar has registered below Golf Links per yard while selling more land per rupee. Second, many of these sales were family exits, sold by heirs living elsewhere, and a seller with nowhere else to be does not always hold out for the top of the range. Third, the asking market has moved well ahead of the deed record: with owners quoting ₹20–25 lakh per sq yd, the earlier registrations are history, and the entry ticket for a Sunder Nagar address now starts at about ₹90 crore.

SouthDelhiFloors insight

Price property in Sunder Nagar on land and title, not on the house. Most structures are four or five decades old and will be rebuilt or heavily restored, so the plot, the frontage and a clean family settlement are what you are paying for. Compare land rates colony by colony →

Property in Sunder Nagar: a restored bungalow, a rebuild within the old plinth, or a vacant plot?

Builder floors are not allowed in Sunder Nagar, so the South Delhi choice between a new and a resale floor does not exist here. The decision is what you do with the house you buy.

A restored bungalow

The common route. Keep the structure, replace services, open up the plan and restore the verandah and lawn. Check the sanctioned plan against what stands: any later addition may count against you, not for you.

A rebuild within the old plinth

You may demolish and build new, but only to the existing plinth area and height, typically ground, first and a barsati. Budget for demolition, NDMC approvals and heritage review on top of the land price.

A vacant plot

Rare. On an empty plot the height is capped by the lowest adjoining bungalow, so confirm the permissible envelope with the NDMC before paying for a house that does not yet exist.

Some houses are sold floor by floor within an old family structure, like the ₹65 crore purchase registered in two deeds. That is a divided bungalow, not a builder floor, and it needs careful title work on shared rights to the terrace, basement and lawn. The buying checklist →

The Lutyens Bungalow Zone rules that govern Sunder Nagar

Sunder Nagar was brought into the Lutyens Bungalow Zone when the zone was enlarged, so the Ministry of Urban Development’s LBZ guidelines apply in full, enforced by the NDMC with the Delhi Urban Art Commission and the Heritage Conservation Committee reviewing anything that changes the character of the area.

  • The plinth is fixed. A new house must keep the plinth area of the existing bungalow. More floor area is not on offer.
  • The height is fixed. No new building may rise above the one it replaces, and on a vacant plot the lowest neighbour sets the cap.
  • No builder floors, no subdivision. One plot, one house; the stilt-plus-four model of South Delhi does not apply.
  • Exclusion has been proposed, not granted. Recommendations to take later colonies out of the zone and allow extra floors have been floated and rejected by the Centre. Price a Sunder Nagar house on the rules that exist.

The full history of the zone and its plinth norms is in our Lutyens Delhi and LBZ guide. Building plans and property tax sit with the New Delhi Municipal Council, and the monuments around the colony are protected by the Archaeological Survey of India.

Living in Sunder Nagar

Daily life in Sunder Nagar is quiet, green and walkable. The lanes carry almost no through traffic, the internal greens are used by the residents, and the market at the centre of the colony covers the small daily needs, from a cup of tea to a picture frame.

Beyond the colony, Khan Market and Lodhi Garden are a short drive west, the India International Centre and India Habitat Centre a little further, and the Supreme Court and Pragati Maidan a few minutes north along Mathura Road. Delhi Public School sits at the colony’s southern end, and the Nizamuddin area and Humayun’s Tomb are just beyond it.

For transport, the Delhi Metro’s Khan Market station on the Violet Line and the Supreme Court station on the Blue Line are each a short drive away, and Hazrat Nizamuddin railway station is close for trains south. Connaught Place and India Gate are within about fifteen minutes outside peak hours.

The rental market

Property in Sunder Nagar rents mainly to diplomats, senior lawyers who want to be close to the Supreme Court, country heads and families relocating to Delhi. Houses are usually let whole, and rents are agreed privately rather than advertised, so we quote them against current comparables.

Against capital values near ₹90–130 crore, gross yields are in the low single digits. Owners hold for use and for the land, not for income.

What a Sunder Nagar transaction actually looks like

Property in Sunder Nagar is valued for registration on the Category A circle rate of ₹7,74,000 per square metre of land, with minimum construction at ₹21,960 per square metre. Duty is charged on the higher of the deal value and the circle value, and here the deal value is always higher.

Duty is paid on the full deal value, because in Sunder Nagar the price is several times the circle value. Most of Delhi is under the MCD, where our stamp duty and registration guide gives the all-in cost as 8% in a man’s name, 6% in a woman’s name and 7% joint (stamp duty plus MCD transfer duty, plus 1% registration). Sunder Nagar is in the NDMC area, where the same page shows lower total stamps: 5.5% for a man, 3.5% for a woman and 4.5% for a joint (man and woman) deed. Add the 1% registration fee and the all-in cost is about 6.5% for a man, 4.5% for a woman and 5.5% joint. For reference, reported Sunder Nagar deeds record ₹6.26 crore of duty on ₹89.5 crore and ₹4.55 crore across the two deeds of a ₹65 crore purchase; company buyers and what the reports include explain the differences. Sources differ on NDMC rates, so confirm the levy with the sub-registrar, and remember the buyer deducts 1% TDS against the seller’s PAN (more if the seller is a non-resident).

If the plot is held on a lease from the Land and Development Office, add the lessor’s permission and any conversion to freehold to your budget. Banks lend against Sunder Nagar bungalows at modest loan-to-value, and most buyers fund largely from equity. Buying property in Sunder Nagar: what to verify

  • Every heir on the deed. Many Sunder Nagar houses pass through two or three generations, with heirs abroad. Check the will or probate, the family settlement and that every co-owner signs.
  • The plot number and area exactly as on the title and the NDMC record. Most plots are close to 867 sq yd, so a different area on the papers is a question worth asking.
  • For a house sold floor by floor, the shared rights to the lawn, terrace, basement and parking, written into both deeds.
  • Leasehold or freehold, and the L&DO file. Conversion charges are linked to land value and can change the economics of the deal.
  • The sanctioned plinth and height, because in Sunder Nagar that is your rebuild right, and any unsanctioned addition is a demolition risk.
  • Litigation and encumbrance searches, including any notice from the NDMC or a claim from a tenant or caretaker.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with NDMC property tax paid and mutation completed after purchase.
Where Sunder Nagar deals go wrong

With property in Sunder Nagar, deals stall on family paperwork far more than on price. An heir who has not signed, a probate that was never taken or a lease that cannot be converted can each freeze a sale after the token is paid. Settle the family side and the L&DO file first, then negotiate. The 21-point buying checklist →

Property in Sunder Nagar or Golf Links?

The two are the private colonies of the bungalow zone, both Category A and both with an entry ticket near ₹90 crore. Sunder Nagar gives you a larger, more regular plot, a quieter colony and Humayun’s Tomb and the zoo as neighbours. Golf Links gives you the golf course, Khan Market on foot and the deepest pool of buyers when you sell, and its deeds have registered higher per square yard.

Choose Sunder Nagar for land and calm. Choose Golf Links for address and liquidity. If the budget is lower, Jor Bagh, south of Lodhi Garden, is the third option, on 375 sq yd plots where a single floor of a divided house is a realistic way in. Compare: the Golf Links guide → · Or see Jor Bagh →

Where property in Sunder Nagar goes from here

The case rests on fixed supply, about 150 plots that can never be subdivided or built higher, and on neighbours that will never change: Purana Qila, the zoo, Humayun’s Tomb and Sunder Nursery are all protected land. As older owners pass houses to heirs who live elsewhere, more Sunder Nagar bungalows are likely to come to market than in the past, and they are being bought by lawyers, founders and business families who intend to stay.

The risks are thin liquidity, long diligence and the occasional family dispute that stalls a sale. Over a long horizon, though, a plot of this size in the centre of the capital has been one of the steadiest stores of value in the country.

Why SouthDelhiFloors for a Sunder Nagar purchase
