What Ekum Homes actually builds

Ekum Homes builds luxury builder floors in South Delhi. It works the way most serious South Delhi developers work: not by buying land outright, but by collaborating with the owner of an existing plot — demolishing the old house, rebuilding it as four or five floors, and splitting the finished units between builder and landowner.

The firm is led by Pramod Aggarwal and Shashank Singhal, and grew out of an earlier practice trading as LFW by Pramod. Ekum Homes describes a legacy stretching back roughly three and a half decades.

So we went and photographed completed Ekum floors ourselves, in GK-1 and Gulmohar Park. Everything below — the finishes, the stone, the joinery, the specification — is what we recorded on site, first-hand.

The founder. Ekum Homes describes him as the origin of the practice and the figure behind its earlier incarnation, LFW by Pramod. Landowner testimonials repeatedly name him as the person they dealt with directly.

Two generations, one practice.

Pramod Aggarwal founded it. Shashank Singhal runs it now. In the South Delhi builder-floor market that continuity is not sentiment — it is close to the whole proposition. A landowner handing over a plot is buying three years of someone else’s judgement, and there is no way to test that in advance except by looking at who has been doing it, and for how long.

The Model

How a South Delhi collaboration actually works

Almost every Ekum Homes testimonial is signed “Land Owner.” That is the tell. Ekum is not primarily selling flats — it is doing collaborations, and understanding that structure matters whether you are the plot owner or the eventual buyer.

You own a plot in GK-1. You cannot fund a rebuild, or you do not want to. A builder demolishes the existing house at his own cost, rebuilds four or five floors to a specification you agree in advance, and hands some of those floors back to you. He keeps the rest and sells them. Often cash changes hands on top, in either direction, to balance the split.

Ekum Homes puts a typical build at 15 to 18 months.

The whole deal lives or dies on the collaboration agreement: the split, the specification schedule, the penalty for delay, and who carries the sanction risk. That is the document to get right, and it is the one people sign too quickly.

The specification, observed

South Delhi builders do not publish specification sheets — Ekum Homes included. There is no document you can ask for that tells you what actually goes into the floor.

So we recorded one ourselves, from our own site visits and from the photographs on this page.

Flooring
Large-format book-matched marble, laid with a running vein. Engineered oak plank in selected bedrooms.Observed across drawing rooms, bedrooms and circulation.
Stone inlay
Cut-stone inlay work in circulation spaces — a black, white and grey tumbling-block geometric in the entrance foyer; a repeating star motif set into grey marble in the bedroom corridor.This is hand-set work, not tile. It is the clearest signal of spend on the floors we saw.
Kitchens
Full modular fit-out with island. Miele extraction and built-in ovens; engineered stone counters; shaker-fronted cabinetry in the cream scheme, handleless charcoal in the darker scheme.Two distinct kitchen schemes observed across floors.
Bathrooms
Floor-to-ceiling book-matched marble on all wet walls, not just the vanity splash. Wall-hung WCs with concealed cisterns, backlit mirrors, floating vanities. Freestanding tub with floor-mounted mixer in the master.The master bath uses a dramatic black-and-gold veined stone; guest baths run a quieter grey.
Joinery
Bronze- and antique-brass-framed glazed partitions between formal rooms. Fluted and reeded panelling. Full-height built-in units with integrated LED.The bronze framing is the most distinctive detail in the Ekum vocabulary.
Ceilings
Recessed cove lighting throughout. Dark timber-panelled ceiling rafts over living areas, set against plaster cornices.
Glazing
Slim-frame full-height sliding glazing to balconies; arched openings in some living rooms. Glass balustrades externally, wrought iron on selected balconies.
Services
Concealed ducted air-conditioning with linear slot diffusers; ceiling cassettes in kitchens.

Due Diligence

What we’d check before signing

This applies to any builder floor in South Delhi, Ekum’s included. None of it is a criticism of any developer — it is simply the list we work through on behalf of our own clients, and the reason a good broker earns their fee.

  1. Title and mutationGet the chain of title and confirm mutation is recorded in the owner’s name. On a collaboration, confirm exactly which floors were conveyed to the builder and on what instrument.
  2. Sanctioned plan versus what is builtCompare the sanctioned plan against the structure as it stands. Coverage, setbacks, stilt parking and the top floor are where discrepancies usually appear.
  3. Completion certificateAsk for it directly. A finished floor that photographs beautifully is not the same as a floor that has been signed off.
  4. The collaboration agreementIf you are the landowner, this is the whole deal. Specification schedule annexed, delay penalty stated, and it must be clear who carries the sanction risk.
  5. Parking allocationPut it in writing, floor by floor. In South Delhi it is the single most common post-possession dispute.
  6. Structural and waterproofing warrantyAsk what is covered, for how long, and by whom. Get it on paper before the final tranche is paid.
