Property in Maharani Bagh – new builder floors and family bungalows on a leafy lane in South Delhi

Property in Maharani Bagh

Property in Maharani Bagh means a gated Category A colony of large plots between the Ring Road and Friends Colony, laid out in eight lettered blocks around its own schools and playgrounds.

Circle rate Category A ₹18 Cr+ new 4 BHK, 500 sq yd Land ₹9–11 L per sq yd Nearest metro Ashram

Property in Maharani Bagh currently starts at about ₹18 crore for a new four-bedroom floor on a 500 sq yd plot. Park-facing floors on the larger 800 sq yd plots go well past ₹30 crore.

Maharani Bagh is the quiet, gated end of South Delhi’s eastern belt. It sits just off the Ring Road near Ashram, with Friends Colony along its other side, and it has long been home to business families, senior bureaucrats and people who want a big plot without a busy road at the gate.

The colony is planned in lettered blocks, A to H, but the letters are scattered rather than neat. The C block alone runs past a hundred plots, the B block turns up in several different corners, and a handful of blocks have only a few plots each. So this guide maps every block, sets out what property in Maharani Bagh costs today and lists the checks that matter here.

SouthDelhiFloors insight

Maharani Bagh prices like the western Category A colonies on a per-yard basis, yet its tickets start lower because plots of 500 sq yd are common. For a buyer who wants an A-category land holding and a calm lane, it is often the best value in the top band.

These are indicative levels for property in Maharani Bagh, drawn from our colony pricing data, our current listings and the colony plan. In this colony a park outlook, the plot size and the distance from the Ring Road move the price more than anything inside the building.

A planned colony of large plots off the Ring Road

Maharani Bagh was planned as a self-contained residential colony, and the layout still shows it. The plan we work from sets aside three primary-school sites, a playground, two tot-lots for small children, a dhobi ghat and an electric substation inside the colony, with a municipal drain running along the Friends Colony side.

The plots are arranged in short rows and long columns, so most lanes are short and carry little through traffic. One edge of the colony runs along the Ring Road, another along an outer colony road that curves round the far end, and the rest is walled from its neighbours. That shape is why Maharani Bagh feels gated even where there is no gate.

Like the rest of South Delhi, the original family houses are now being rebuilt one plot at a time into stilt-plus-four builder floors. On the larger plots builders are also offering basement-and-ground duplexes with private pools, which is a product few other colonies can fit.

Maharani Bagh property, block by block

Property in Maharani Bagh is read by block letter and plot number, but the letters do not form tidy zones. The A block runs along the Ring Road edge. The C block is the largest, with columns of plots through the middle and the far side of the colony. The B block appears in at least six separate groups, including the row along the outer road, while the D block has a strip near the playground and two columns at the far end.

The smallest blocks, E, F, G and H, hold only a few plots each and are tucked in between the larger ones. Tap the map to see where each block sits before you shortlist a floor.

Every part of Maharani Bagh and what it is known for

For property in Maharani Bagh, the useful distinction is less about letters and more about position: on the Ring Road, on a park, on the outer road or deep in a quiet column of plots. Here is how the plan breaks down.

A block

Seventeen plots along the Ring Road side, with a tot-lot behind the top row. Quick access to the Ring Road and Ashram, but the plots nearest the road hear it.

USP: the fastest way in and out of the colony.

C block

The largest block by far, numbered past C-100, in long columns through the centre and far side. Our current park-facing listings sit here, on 800 sq yd plots.

USP: the widest choice of plots and park outlooks.

B block

Spread across the colony: a row on the outer road, a group near the first primary school, a column of B-17 to B-24 and a curving row at the far end.

USP: varied positions, so judge each plot on its own.

D block

A strip of eleven plots beside the playground, then two columns of D-12 to D-34 along the far edge of the colony, next to a school site.

USP: quiet, inward-facing columns.

E, F, G and H

Four small groups: four E plots near the centre, four F plots at the corner by the Friends Colony side, seven G plots by a tot-lot and a single H plot by the dhobi ghat.

USP: rare plots that seldom come up.

Schools and play spaces

Three primary-school sites, a playground and two tot-lots are planned inside the colony, which is why it feels self-contained.

USP: open space a short walk from most plots.

What property in Maharani Bagh costs against its neighbours

Maharani Bagh trades quietly, so we price it from our own current levels, our live listings and its nearest rivals. Every figure below comes from our pricing data or from a listing on this site.

  • ₹18 Cr+New 4 BHK · 500 sq yd

Our current starting point for a new four-bedroom floor on a 500 sq yd plot, about ₹3.6 lakh per square yard of plot. That is the same ₹18 crore entry point our data shows for Vasant Vihar, Anand Niketan and Panchsheel Park on 400–500 sq yd.

  • ₹30 CrPark-facing floor · C block, 800 sq yd

A current listing: first and second floors of about 4,500 sq ft each, four bedrooms and five baths, with a private lift and driveway, facing a park.

  • ₹37 CrPark-facing duplex · C block, 800 sq yd

A basement-and-ground duplex of about 9,000 sq ft on the same kind of plot, with four bedrooms, a private pool and a lift.

  • ₹24 Cr+Friends Colony · new floor, 700 sq yd

The neighbour across the drain, also Category A. Larger plots on average push its entry ticket higher, at a similar rate per square yard.

What these numbers tell a buyer

The jump from ₹18 crore to ₹30 crore is not about finish. It is plot size, a park in front and a lower floor with more land under it. In Maharani Bagh, compare floors by plot area, outlook and land share before you compare kitchens.

A new floor, a duplex, or a plot to rebuild?

A new floor

From about ₹18 crore for four bedrooms on 500 sq yd, rising past ₹30 crore for a park-facing floor on 800 sq yd. Check the land share, the lift, the parking and whether the floor faces the park or the side lane.

A basement-and-ground duplex

On the larger plots, builders offer a duplex with a garden, a basement and sometimes a pool. You get the most land and outdoor space, so confirm the basement is in the sanctioned plan and the garden rights are in the deed.

A plot to rebuild

This suits a family that wants its own house or a building for several generations. Price the land at our observed band of ₹9–11 lakh per square yard, then budget demolition, approvals and construction.

Short, walled lanes keep most of Maharani Bagh free of through traffic.

Living in Maharani Bagh

Daily life in Maharani Bagh is calm. The lanes are short, the colony is walled on most sides and through traffic has little reason to enter, so the Ring Road noise stays at the edge. Parks, the playground and the tot-lots give children room to play, and the residents’ association keeps a close eye on who comes and goes.

Outside the walls, the Ashram crossing and the Ring Road are minutes away. Friends Colony lies next door, New Friends Colony and its community centre are a short drive east, and Lajpat Nagar, Defence Colony and Khan Market cover shopping and dining. For hospitals, Indraprastha Apollo on Mathura Road and the Fortis Escorts Heart Institute on Okhla Road are close.

On connectivity, the Delhi Metro’s Ashram station on the Pink Line is the nearest, and Hazrat Nizamuddin railway station is a short drive north. By road, the Ring Road and Mathura Road make Noida, the DND Flyway and the Faridabad side easy to reach, which is one reason the colony suits business families with offices across the river.

The rental market

Rental demand for property in Maharani Bagh comes from senior executives, embassy staff and families who want a big floor in a secure, quiet colony. Park-facing floors with a lift, staff rooms and two or three parking spaces let quickest.

Rents are negotiated floor by floor, so we quote them against current comparables rather than a per-square-foot average. Gross yields are low, as in every Category A colony, because buyers pay mainly for land and address. A new duplex with a pool is a niche rental, so price it on a long lease rather than quick turnover.

What a transaction actually looks like

Property in Maharani Bagh is valued on the Category A circle rate of ₹7,74,000 per square metre of land, with minimum construction at ₹21,960 per square metre. For a builder floor, the land value is apportioned to the floor you buy and construction is added for its plinth area. Duty is charged on the higher of the deal value and that circle value. Because the market here is only about one and a half times the circle rate, the circle figure deserves a real check.

So budget the full cost of registration on top of the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name the two duties drop to 2% and 3%, and a joint deed sits in between. On an ₹18 crore floor, that comes to about ₹1.44 crore in a man’s name, against ₹1.08 crore in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, with different rules for a non-resident seller. See the full stamp duty breakdown → · Circle rate vs market rate →

Banks lend against a clean title and an approved building plan, but most buyers at these tickets fund largely from equity, and the duty always comes from your own pocket. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Maharani Bagh: what to verify

  • The block letter and plot number against the title papers and the MCD record. Maharani Bagh blocks are scattered across the colony, and even the plan we use repeats a few numbers, so match the plot on the ground to the plot on the deed.
  • The plot area in the deed, not the listing. Plot sizes vary widely within the same block, and the difference between 500 and 800 sq yd is worth many crores here.
  • For a park-facing floor, that the park is a designated open space on the plan and not a vacant plot, a school site or a tot-lot that could change use.
  • For a basement-and-ground duplex, that the basement, pool and garden rights appear in the sanctioned plan and are written into your sale deed.
  • Whether the seller is the builder or the original family. Many new floors here come through collaboration, so read the registered collaboration agreement and confirm who must sign.
  • For a Ring Road plot in the A block, the noise, set-back and parking, because road-facing plots price differently from the inner lanes.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

With property in Maharani Bagh, the trouble usually sits in the land, not the building. A plot number that matches the listing but not the deed, a promised park view that turns out to be a school site, or a duplex basement that was never sanctioned can each cost crores at resale. So check the plot, the plan and the land share before you agree the price. The 21-point buying checklist →

Property in Maharani Bagh or Friends Colony?

The two colonies share a boundary, a circle-rate category and a buyer: a family that wants space and an old South Delhi address in the eastern belt. Friends Colony has the bigger plots on average, a boulevard of central lawns and Mathura Road on its doorstep, and a new floor on 700 sq yd starts around ₹24 crore. Maharani Bagh is more enclosed, with short walled lanes and its own parks, and a new four-bedroom floor on 500 sq yd starts around ₹18 crore.

So choose Maharani Bagh for privacy and a lower entry ticket. On the other hand, choose Friends Colony if plot size matters more than calm. Both sit a short drive from the Ashram metro and the Ring Road. Compare: the Friends Colony guide → · Or see Defence Colony, our home base →

Where property in Maharani Bagh goes from here

Three things support the case for property in Maharani Bagh. Firstly, the colony is fully built, so new homes come only from rebuilding. Secondly, its plots are large enough for products, such as pool duplexes, that most colonies cannot offer. Thirdly, the gated, inward-looking plan protects the quiet that buyers pay for.

That said, the eastern belt grew more slowly than the Category B colonies of central South Delhi in the recent cycle, and deals are few, so one sale can move the average. Over a long horizon, however, large Category A plots on quiet lanes have held their value well.
