The short version

What Windchimes Construction builds, and how

Windchimes Constructions is a Vasant Vihar construction and development company that has spent two decades building boutique residential floors and whole houses in South Delhi’s better colonies. Ask around Vasant Vihar and you will hear it called Windchimes Construction, Wincon, or simply Windchimes; the registered name is Windchimes Constructions Private Limited, incorporated in January 2005 and still active, with the same two directors from the start. The firm describes itself as a full-service construction and property development company for high-end residential houses, house extensions and new-build properties, and that matches what we have seen it do.

The work follows the South Delhi builder-floor pattern this site exists to explain. A 300 to 1,000 sq yd plot in an established colony is redeveloped, usually through a collaboration with the plot’s owner, as a stilt-plus-four building of large single-level floors with a lift and a basement, and the floors are sold one at a time. The Windchimes construction record we can document today sits in Vasant Vihar (B-8/12 among them) and Shanti Niketan (2/14), with Westend and Safdarjung Enclave in third-party listings of its portfolio; the firm also takes turnkey contracts on an owner’s land. Its own account of the process is more specific than most Delhi builders manage: plans are drawn for cross-ventilation and Vastu, materials come from established vendors rather than the cheapest truck, and engineers and architects check each stage instead of signing off at the end.

What is distinctive about Windchimes construction, to our eye, is restraint. Plenty of South Delhi floors chase the fashion of the year; the Windchimes elevations are quieter, white render, dark timber bands, glass balustrades, a cantilevered balcony where the plot allows, and inside, on the two floors we photographed in October 2026, polished grey marble with inlaid borders, cove-lit stepped ceilings and brass-framed glass partitions. Windchimes Constructions has been on SouthDelhiFloors’ list of South Delhi builders since 2015.

Leadership

The two directors behind Windchimes

A two-director firm, which is how most of the good South Delhi builders are run: one partner on vision and the site, one on money and paperwork. Both have been on the board since the company was formed, which makes Windchimes Construction a rarity among South Delhi builders: twenty years in and no change of hands.

Director · DIN 02337153

Amrit Lal Giroti

The senior partner. The firm says he has been in real estate for more than three decades and that he sets its direction; the corporate record lists him as a director of Windchimes Constructions Private Limited for about eighteen years and of the sister company, Windchimes Botique Homes Private Limited, alongside. Around Vasant Vihar he is simply Amrit Lal ji.

Rajesh Kumar Nandrajog, Director of Windchimes Constructions Private Limited, seated at his desk in the Vasant Vihar office

Director · DIN 01057904

Rajesh Kumar Nandrajog

A Delhi University commerce graduate who began his entrepreneurial career with Amrit Lal and has been a director since the company was formed in 2005. He looks after financial planning and corporate affairs, and the firm credits him with the strategic input on project management, execution and quality control. The filings also list him as a shareholder.

We photographed two Windchimes floors in October 2026: one dressed and lived in, one handed over empty with the cove lights on. The bare floor is the honest one. With no furniture to carry the eye, what is left is the builder’s own work, large-format grey marble with inlaid borders, stepped ceilings, brass-framed glass, herringbone timber in the bedrooms, and that is what the gallery below is for.

Where to look for a Windchimes floor

Due diligence

What we check on any Windchimes floor

The same six checks we run on every builder floor in South Delhi, whoever built it. On a Windchimes Construction floor the first and the last matter most, because the firm builds on redeveloped plots.

  1. Title and the chain behind itThe plot owner’s sale deed, mutation, and the collaboration agreement between owner and builder that allots this floor to the builder’s share, because that is what gives Windchimes the right to sell it to you.
  2. Sanctioned plan against what was builtThe MCD-sanctioned plan, floor by floor, compared with the building on the ground: setbacks, the stilt, the basement, the terrace room. Unsanctioned extras are the buyer’s problem later, not the builder’s.
  3. Completion certificate and servicesThe completion or occupancy certificate, the lift licence, the electricity and water connections in the right name, and the society or maintenance arrangement for the common areas.
  4. Builder-buyer agreement and the moneyA payment schedule tied to stages, the finishing specification written into the agreement by brand and grade, and the penalty for late handover, since timely delivery is something the firm itself promises.
  5. Parking, roof rights and the sharesWhich car spaces go with which floor, who holds the terrace rights, and how the undivided share of the plot is written, all of which decide resale value more than the fittings do.
  6. Structural warranty and seepageA written structural and water-proofing warranty, and a seepage inspection after the first monsoon with the retention to back it, agreed before the balance is paid.

Questions

Windchimes Construction, answered

Who is Windchimes Construction?

Windchimes Construction is the everyday name for Windchimes Constructions Private Limited, a Vasant Vihar builder of boutique floors and houses in South Delhi. The company was incorporated on 20 January 2005 and is run by its two founding directors, Amrit Lal Giroti and Rajesh Kumar Nandrajog.

Is it Windchimes Construction or Windchimes Constructions?

Both are in use. The registered company is Windchimes Constructions Private Limited, plural; the firm’s Instagram handle is windchimes_construction, singular, and most buyers say Windchimes Construction or just Windchimes. The logo reads WinCon, which is also its web address, wincon.org. On this page we use the registered name for the entity and the everyday name where that is how people search.

Which colonies has Windchimes Construction built in?

Vasant Vihar is the home ground for Windchimes Construction; the firm’s published renders show B-8/12 Vasant Vihar and 2/14 Shanti Niketan, and third-party portfolio listings add Westend and Safdarjung Enclave. The firm describes its work as residential floors, flats and new homes in the posh colonies of Delhi.

Who runs Windchimes Constructions?

Two directors, both on the board since the company was formed: Amrit Lal Giroti, who the firm says has more than thirty years in Delhi real estate and sets its direction, and Rajesh Kumar Nandrajog, a Delhi University commerce graduate who looks after finance and corporate affairs and contributes to project management and quality control.

Are Windchimes Constructions and Windchimes Botique Homes the same company?

They are two companies with the same directors and the same registered office. Windchimes Constructions Private Limited (CIN U45201DL2005PTC132281) was incorporated in 2005; Windchimes Botique Homes Private Limited (CIN U70100DL1980PTC374787) carries an older incorporation and the spelling “Botique” in its registered name. Which company signs your agreement matters for the warranty and for the title chain, so we check it on every deal.

Does Windchimes Construction do collaborations with plot owners?

Yes. Like most South Delhi builders, Windchimes redevelops plots under collaboration agreements, in which the owner contributes the land and receives finished floors or a mix of floors and cash, and the builder sells the remaining floors. The firm also takes turnkey construction and house-extension contracts on an owner’s land. If you own a plot in Vasant Vihar or nearby, our collaboration page explains how we structure and negotiate these agreements for the owner.

Is this the Windchimes apartment project in Bengaluru, or a wind-chime shop?

No. Search results for Windchimes construction mix this Delhi builder with unrelated apartment projects called Windchimes in Bengaluru and Raipur, and with makers and sellers of wind chimes. This page is about Windchimes Constructions Private Limited of Vasant Vihar, New Delhi, and nothing else.

How do I buy a Windchimes floor through SouthDelhiFloors, and what does it cost?

Message Mohit on WhatsApp with the colony and the size you have in mind. We shortlist what is available from Windchimes and comparable builders, show you the floors, and run the six checks on this page before you commit a token. Our fee is paid by the buyer and is set out on our charges page; we take nothing from the builder, which is what lets us tell you what we found.

Next step

Looking at a Windchimes floor? Or do you own the plot?

Buyers get the shortlist, the walk-through and the six checks on any Windchimes Construction floor before a token. Plot owners in Vasant Vihar and the colonies around it get a collaboration structured on their side of the table.
