The short version
What Katarias builds, and how
Katarias is the trading name of Kataria Buildcon, earlier Kataria Constructions Pvt Ltd: a second-generation builder that has worked almost entirely inside South Delhi’s A- and B-category colonies since the early 1980s. Defence Colony, Panchsheel Park, Greater Kailash, New Friends Colony, Anand Lok, Gulmohar Park, Safdarjung Enclave. The firm is run from the third floor of D-11 Defence Colony, a building it put up itself.
The work follows the classic South Delhi pattern. Take a 250 to 900 sq yd plot, replace the old kothi with a stilt-plus-four building of large single-level floors, or a basement-and-ground duplex with a terrace penthouse above, finish it to a high specification and hand the floors over. Sometimes that is a collaboration with the plot’s owner, sometimes a turnkey home built for one family on their own land, and sometimes a ready-to-move floor sold outright. Owners who have written about Katarias describe all three.
We have dealt in Katarias floors for years; our own record of their completed work goes back to a list of nineteen addresses we published in 2016. In 2024 and 2025 we filmed two of their floors at W-98, Greater Kailash 2, and this autumn we photographed a completed floor in the same building, room by room. All of it is on this page, along with the checks we would run before anyone signs.
Leadership
Two generations of Katarias
The father laid the foundations, in both senses. The son brought the design language you see on this page.
Founding Director
Pradeep Kataria
Started the firm in the early 1980s after learning the trade from his own father, a government contractor who built roads, bridges and parks. A Delhi University graduate, he carried that engineering-first grounding into housing.
Four decades on he still looks after the structure of every Katarias building: the foundations, the frame, the things a buyer never sees and most depends on.
Director
Sandiep K Kataria
The second generation and the public face of the brand; buyers usually search for him as Sandeep Kataria. A business graduate of the APJ School of Management and Thames Valley University, London, he joined his father and modernised the practice: the louvred timber screens, exposed brick, book-matched stone and Greek key floors are his era.
He handles client relationships himself. Most owners who write about Katarias name him as the person they dealt with.

Forty years, one family, the same dozen colonies.
In South Delhi the builder’s name is the warranty. There is no brochure that can replace addresses you can walk past, owners you can ring, and a firm that has stayed in the same postcode under the same family since the early 1980s. That continuity is the real reason a Katarias floor holds its value, and the reason we keep a record of their work.

The specification, observed
No South Delhi builder publishes a specification sheet, Katarias included. So we recorded one ourselves, from a completed floor at W-98 and from the photographs below.
Floors
Brown veined marble through the reception rooms, laid in large slabs and framed by a white border carrying a black Greek key inlay. White marble with the same key down the corridors. Herringbone timber in the bedrooms. The key inlay is the signature. It runs from the lift landing to the living room without a break.
Walls
Book-matched veined stone slabs alternated with wood-veneer panelling along the corridors; floor-to-ceiling vertical timber panels in the living room; textured stone behind the powder-room mirror.
Lighting
Black linear track lights and black ceiling fans in the living areas; rattan pendants down every corridor; recessed cove ceilings in the bedrooms. No chandeliers. The vocabulary is modern, warm and restrained.
Lift and stair
Private lift with a wood-veneer portal, grey veined marble lobby with black glass fins, black-framed glass stairwell with louvred glazing.
Powder room
Ribbed-glass and crystal-cut vessel basins on fluted vanities, round backlit mirrors, LED underglow, wall-mounted mixers, a black wall-hung WC.
Bathrooms
Frameless glass showers with rain heads, illuminated fluted niches and black hardware; fluted wood vanities with stone counters and full-width mirrors; a warm backlit mirror against dark veined marble in the master.Showers are walk-in throughout; no bathtub on the floor we photographed.
Wardrobes
Floor-to-ceiling fluted wood-veneer wardrobes with integrated handles; a walk-in dressing room opening off the master bath.
Exterior
Exposed brick, a cantilevered canopy with a ribbed soffit and vertical louvres, terracotta slatted railings, black-framed glazing and glass doors to the balconies.
Recorded by SouthDelhiFloors at W-98, Greater Kailash 2, October 2026. Specification changes from floor to floor and is fixed in the agreement for each unit; read this as an observed benchmark, not a promise for any particular floor.

Owners
What Katarias owners say
Six families who have built with or bought from Katarias have written about it publicly. Here is the gist of each, with the address.
Delivered on time, with the annexures honoured and every concern answered quickly.
Owners, S-236 Panchsheel Park
Construction quality and an aesthetic sense they call exceptional; the house, they say, looks beautiful.
Owners, C-209 Defence Colony
A build personalised around their tastes, with queries addressed promptly and the whole journey smooth.
Owners, B-335 New Friends Colony
A ready-to-move floor bought from the firm, with after-sales support that settled every hiccup of moving in.
Owner, B-338 New Friends Colony
A 2011 turnkey build where extras that were never specified were added for character, and the firm still picks up the phone.
Owners, A Block, Safdarjung Enclave
Chosen after surveying the market for humility and depth of knowledge; precision in craft at a fair cost, through the pandemic.
Owner, C-95 Greater Kailash 1

Coverage
The colonies Katarias works in
Every address in the Katarias record falls inside South Delhi’s established colonies, with Defence Colony and New Friends Colony the deepest. Linked names open our guide to that colony.
The same six checks apply to every builder floor in South Delhi, whoever built it. None of this is a comment on Katarias; it is the order we work in for our own clients, and it is where a broker earns the fee.
Chain of title and mutationTrace the title back and confirm the mutation stands in the seller’s name. Where the floor came out of a collaboration, confirm which floors passed to the builder and under which instrument.
Sanctioned plan against the buildingLay the sanctioned drawings over what actually stands. Coverage, setbacks, the stilt and the terrace floor are where the two usually differ.
Completion certificateAsk for it by name. A beautifully finished floor and a signed-off floor are two different documents.
The agreement itselfFor a collaboration or a turnkey build, the specification schedule must be annexed, the delay penalty stated, and it must be clear who carries sanction risk.
Parking, in writingFloor by floor, with the stilt plan attached. In South Delhi this is the single most common dispute after possession.
Structural and waterproofing coverWhat is covered, for how long and by whom, on paper, before the last payment goes out.

Questions
Katarias, answered
<
div class=”kt-faq”>
Who are Katarias?
Katarias is the South Delhi builder trading as Kataria Buildcon, earlier Kataria Constructions Pvt Ltd. It was founded in the early 1980s by Pradeep Kataria and is run today with his son, Sandiep K Kataria, from D-11 Defence Colony. The firm builds luxury floors and homes on 250 to 900 sq yd plots in Defence Colony, Panchsheel Park, Greater Kailash, New Friends Colony, Anand Lok and the colonies around them, and reports more than a hundred projects and two million sq ft delivered.
Who is Sandeep Kataria?
Sandiep K Kataria, often written Sandeep Kataria, is Director of Katarias and the public face of the brand. He studied business at the APJ School of Management and Thames Valley University, London, before joining his father Pradeep Kataria, the founding director. He is the person most owners name when they describe dealing with Katarias, and he oversees each project personally.
Where does Katarias build in South Delhi?
Almost entirely in the A- and B-category colonies of South Delhi: Defence Colony (A-247, B-39, B-47, C-209, C-445, C-582, D-11), New Friends Colony (A-66, B-335, B-338, C-770, D-835, D-1051), Greater Kailash 1 and 2 (M-99, C-1 Enclave, C-95, E-261, S-361, W-98), Panchsheel Park (S-236, S-279), 65 Anand Lok, A-51 Gulmohar Park, A-1/61 Safdarjung Enclave, G-100 Saket, I-46 Jangpura Extension and 5 Babar Lane near Bengali Market.
What is the Katarias project at W-98, Greater Kailash 2?
W-98 is a 550 sq yd Katarias building in W Block, GK-2, with an exposed-brick cantilever and louvred canopy. SouthDelhiFloors has filmed two of its floors: a four-bedroom basement-and-ground duplex of over 7,000 sq ft with driveway parking for six cars, and the double-height penthouse with a private lift, terrace garden, water body and bar. Our room-by-room photographs on this page are from the same building. Message us on WhatsApp for current availability.
What finishes does a Katarias floor have?
On the completed Katarias floor we photographed in GK-2: brown veined marble reception floors framed by a white border with a black Greek key inlay, white marble corridors with the same key, herringbone timber in the bedrooms, book-matched stone slabs alternated with wood veneer on the corridor walls, black linear track lighting and black fans, rattan pendants, a private lift with a veneer portal, frameless glass showers with lit niches and black hardware, fluted wood vanities and wardrobes, and vessel basins on fluted powder-room vanities. Specification varies from floor to floor, so treat this as the observed benchmark, not a guarantee for any particular unit.
Does Katarias do collaborations and turnkey construction?
Yes to both. Owners who have written about Katarias describe turnkey homes built for them on their own plots (A Block, Safdarjung Enclave, 2011) as well as ready-to-move floors bought from the firm (B-338 New Friends Colony). The standard South Delhi collaboration, where the builder rebuilds a plot at its own cost and the floors are shared with the landowner, is also part of the model. If you own a plot and want a Katarias-standard rebuild, SouthDelhiFloors can structure and negotiate the collaboration for you.
How do I buy a Katarias floor, and what should I check first?
Message us on WhatsApp with the colony and floor you want; we track Katarias inventory and resales. Before any token is paid we work through the chain of title and mutation, the sanctioned plan against the structure as built, the completion certificate, the collaboration agreement where one exists, the written parking allocation and the structural and waterproofing warranty. The checklist on this page sets it out.
Is SouthDelhiFloors affiliated with Katarias?
No. SouthDelhiFloors is an independent South Delhi brokerage established in 1984. This profile, the specification notes, the photographs in the gallery and the two video tours are our own work; the project images and portraits are published courtesy of Kataria Buildcon. We represent you, the buyer or the plot owner, not the builder.
SouthDelhiFloors
Looking at a Katarias floor? Or do you own the plot?
Two different conversations. We have had both since 1984, and Mohit answers the WhatsApp himself.
