How we draw the South Delhi map

Ask ten buyers where they want to live and almost nobody names a single colony. They name a part of town: near the airport, on the Yellow Line, close to Defence Colony, near their children’s schools in Vasant Vihar. So we map South Delhi the way our clients shortlist it, as six belts. The colonies in each belt share roads, markets and metro lines and sit in a similar price band.

The land rates come from our own circle-rate and market-rate table, and the entry prices from our colony guides. Both are the figures our desk quotes in October 2026, not portal asking prices. Where we have no reliable figure, we say ask us rather than guess.

Belt 1 of 6

Lutyens’ Edge: Golf Links, Jor Bagh, Sunder Nagar and Nizamuddin

The NDMC belt between Lodhi Road and Mathura Road

Land
₹12–22 L / sq yd
Entry
Jor Bagh floors from ₹26 Cr
Colonies
5

This is the most expensive land in South Delhi. Golf Links leads our land-rate table at ₹18–22 lakh a square yard, and Jor Bagh floors on 375 sq yd plots start around ₹26 crore. Sunder Nagar and Nizamuddin East trade at ₹12–15 lakh a square yard.

Most of this belt is run by the NDMC, not the MCD. Property tax, building rules and the stamp-duty schedule follow NDMC practice, so confirm the duty with the sub-registrar before you buy the e-stamp. For the bungalow zone north of Lodhi Road, read our Lutyens’ Bungalow Zone guide.

Belt 2 of 6

Diplomatic West: Chanakyapuri, Vasant Vihar, Anand Niketan, Shanti Niketan and Westend

Embassies, wide roads and the shortest run to the airport

Land
₹11–16 L / sq yd
Entry
Anand Niketan 3 BHK from ₹9 Cr
Colonies

The western belt runs from the Diplomatic Enclave in Chanakyapuri, through Westend, Anand Niketan and Shanti Niketan, down to Vasant Vihar. Chanakyapuri floors trade at ₹85,000 to 1.35 lakh a square foot. Vasant Vihar 4 BHK floors start around ₹18 crore, and Anand Niketan, gated with RFID access, starts near ₹9 crore for a new 3 BHK.

Vasant Vihar, Anand Niketan and Shanti Niketan are Category A, the highest circle-rate band, and their land trades at ₹11–14 lakh a square yard, about twice the circle rate. Westend, next door, is the dearest land in the belt at ₹15–16 lakh a square yard. The rental market here leans on embassy and multinational leases.

Aurobindo Marg Pocket: Neeti Bagh, Gulmohar Park, Anand Lok, Panchsheel Park, Hauz Khas, Green Park and SDA

Parks, clubs and the Yellow Line on the doorstep

Land
₹8–16 L / sq yd
Entry
Gulmohar Park 3 BHK from ₹9 Cr
Colonies

Strung along Aurobindo Marg and August Kranti Marg, this pocket packs some of the most tightly held colonies in Delhi into a few square kilometres. Anand Lok has just 115 plots, at ₹14–16 lakh a square yard. Neeti Bagh 3 BHK floors start around ₹15 crore, and Panchsheel Park 4 BHK floors on 500 sq yd around ₹18 crore.

Green Park, Hauz Khas and Panchsheel Park each have their own metro station, and Siri Fort, Deer Park and the Hauz Khas lake are the green lungs. Gulmohar Park, at ₹9 crore for a new 3 BHK, is the usual way in.

Ring Road Core: Defence Colony, South Extension, Andrews Ganj and Jangpura Extension

The centre of South Delhi, built around its markets

Land

South Ex II 3 BHK from ₹6.5 Cr
Colonies

The Ring Road runs through the middle of this belt. Defence Colony, our home since 1984, trades at ₹13–15 lakh a square yard, with new 3 BHK floors from about ₹9.5 crore. South Extension II and Jangpura Extension are Category D on the circle-rate list, but the market prices them at ₹7–12 lakh a square yard.

This is the most central belt on the map. AIIMS, Lodhi Road and Khan Market are minutes away, and four metro stations serve it. In South Extension, check whether a plot is residential or touches the commercial frontage before you price it.

Andrews Ganj

South of the Ring Road, between South Extension II and Moolchand.

Belt 5 of 6

Greater Kailash Belt: GK I, GK II, Kailash Colony, Chirag Enclave, CR Park and Masjid Moth

South Delhi’s deepest market for new builder floors

Land
₹8–11 L / sq yd
Entry
GK I 3 BHK from ₹6.5 Cr
Colonies
6

No belt has more new builder floors for sale. GK I starts around ₹6.5 crore for a new 3 BHK on 200 sq yd, and reaches ₹28 crore on 1,000 sq yd. GK II starts around ₹8 crore. Chirag Enclave land trades at ₹9–11 lakh a square yard on 500 sq yd plots. Kailash Colony trades at ₹8.5–9.5 lakh and CR Park at ₹8–9 lakh.

Both GKs are lettered-block colonies built around their M-block markets. Nehru Place is next door, and the Violet and Magenta metro lines both run through the belt. Because two floors with the same bedroom count can differ by crores on block, plot size and frontage, this is where a good broker earns their fee.

Friends Colony and Maharani Bagh: New Friends Colony, Friends Colony and Maharani Bagh

The eastern belt sits around Ashram and Mathura Road. Maharani Bagh, a gated Category A colony on the Ring Road, trades at ₹9–11 lakh a square yard. New Friends Colony, also Category A, trades at ₹7–8 lakh, the closest to its circle rate of any colony in our table.

Friends Colony East and West are colonies of large plots off Mathura Road, trading at ₹11–12 lakh a square yard. Noida is a short run over the DND flyway.

The poshest areas in South Delhi, by land price

Market land rates per square yard from our October 2026 desk table, highest first. Jor Bagh and Chanakyapuri would top this list, but they trade per floor and per square foot, so they are not ranked here.

South Delhi colony maps

Alongside the South Delhi map above, here are plot-layout maps of 28 colonies, with plot numbers, roads, parks and schools. Each one also sits on its colony card above; open any of them full size here. They are graphical layouts for orientation; always check the sanctioned plan of a specific plot.

How to read these plot maps

  • Numbers are plot numbers; the red or bold letters (A, B, M, S and so on) are blocks. An address like E-245 means block E, plot 245.
  • Rows marked Even and Odd tell you which side of the street a plot number falls on.
  • Where sizes are printed (45’ x 100’, for example) they are plot frontage by depth in feet. 45 x 100 is 500 sq yd.
  • Orange marks schools, blue or violet commercial plots and green parks. A park-facing plot usually commands a premium.
  • Before you pay a token, match the block and plot number in the title papers to the sanctioned building plan.

Districts and PIN codes on the South Delhi map

Officially, the colonies on this map fall in three of Delhi’s 13 revenue districts. The South district, with its Mehrauli, Chhatarpur, Malviya Nagar and Deoli sub-divisions, covers Hauz Khas, Malviya Nagar and Saket. The South East district takes in Defence Colony, Jangpura, Nizamuddin and the Friends Colony belt. Jor Bagh, Golf Links and the rest of the NDMC area sit in the New Delhi district.

The property market ignores those lines, which is why we map South Delhi by belt. For the full story, including the old South Delhi Municipal Corporation, read Where is South Delhi?

Questions people ask about South Delhi

Which areas come under South Delhi?
In the property market, South Delhi means the planned colonies south of Lodhi Road and around the Ring Road. They run from Chanakyapuri and Vasant Vihar in the west to New Friends Colony and Maharani Bagh in the east. Our map groups 31 of them into six belts: Lutyens’ Edge, Diplomatic West, the Aurobindo Marg pocket, the Ring Road core, the Greater Kailash belt and the Friends Colony belt. These are market groupings, not the official district boundaries.
Which is the poshest area in South Delhi?
By land price, Golf Links leads our table at ₹18–22 lakh a square yard, followed by Westend at ₹15–16 lakh. Anand Lok, Defence Colony and Nizamuddin East follow at ₹13–16 lakh. Jor Bagh and Chanakyapuri trade higher still, but they are priced per floor or per square foot: Jor Bagh floors start around ₹26 crore.
Is Chanakyapuri part of South Delhi?
Administratively, Chanakyapuri falls in New Delhi district and under the NDMC. In the property market, buyers treat it as the top of the South Delhi market, which is why it sits in our Diplomatic West belt.
What is the cheapest way into a prime South Delhi colony?
In our colony guides, the lowest entry for a new 3 BHK builder floor is about ₹6.5 crore, in GK I and South Extension II on 200 sq yd plots. Older resale floors start lower.
Does stamp duty change from one belt to another?
In MCD colonies, which is most of this map, a man pays 7% (3% stamp duty plus 4% transfer duty), a woman 5% and a 50:50 couple 6%, plus 1% registration. NDMC areas such as Lutyens’ Edge and Chanakyapuri follow a different schedule, so confirm the rate with the sub-registrar. Our buying cost calculator works out the full bill.
Where can I find a plot map of a South Delhi colony?
This page has plot-layout maps for 28 colonies, from Golf Links to New Friends Colony. Each shows plot numbers, roads and parks. If the colony you want is not here, WhatsApp us and we will share what we have.
How accurate is this South Delhi map?
It is a schematic. The faint grid lines are real municipal ward boundaries. Colony positions and belt edges are indicative and drawn by us. The plot maps are graphical layouts for orientation: check the sanctioned plan and the title papers of any specific plot.
Why does SouthDelhiFloors group colonies into belts?
Buyers rarely search one colony at a time. They search a part of the city: near the airport, near the metro, near family, near their children’s schools. Colonies in a belt share roads, markets, metro lines and, broadly, a price band. Shortlisting by belt first saves weeks of site visits.
