Property in Safdarjung Development Area – new builder floors on a quiet lane beside the IIT Delhi campus wall

Property in Safdarjung Development Area

Property in Safdarjung Development Area, better known as SDA, is a small, quiet colony between Aurobindo Marg and IIT Delhi, with some of the largest plots in this part of South Delhi.

Circle rate Category B ₹10 Cr+ new 3 BHK Plots up to ~800 sq yd Next door IIT Delhi

Property in Safdarjung Development Area starts at about ₹10 crore for a new three-bedroom floor on a 250 sq yd plot. Per square yard of land, that puts SDA level with Hauz Khas Enclave and well ahead of most Category B colonies.

SDA is easy to confuse. It shares a name with Safdarjung Enclave, which sits on the other side of the Deer Park, and it shares a postcode and a lot of history with Hauz Khas, which faces it across Aurobindo Marg. Yet it is a separate colony with its own plan, its own market and a very different mix of plots.

This guide explains what property in Safdarjung Development Area costs, how its plot groups differ on the original plan, and why the IIT campus next door matters for value. It also covers rent, transaction costs, the checks a buyer should run, and how SDA compares with Hauz Khas Enclave.

SouthDelhiFloors insight

SDA’s premium comes from scale and neighbours rather than glamour. The colony is small, its larger plots are genuinely large, and it borders IIT Delhi’s campus, so there is little through traffic and no risk of towers next door.

These are indicative levels for property in Safdarjung Development Area, drawn from our colony pricing table and the original layout plan. Few SDA floors trade in any year, so treat each figure as a starting point and check it against the specific floor.

A planned colony on the IIT side of Aurobindo Marg

SDA was laid out in the 1960s as part of Delhi’s push south of the old city, at the same time as Hauz Khas across the road and IIT Delhi next door. It is usually described as a Delhi Development Authority scheme, planned with wider roads and service lanes than many private colonies of the period.

The original layout plan shows how it was conceived: a ring of residential plots around open land, with numbered open blocks for parks and schools, two community centres, a telephone exchange, and frontage onto three main roads. Plot sizes were generous, from roughly 200 sq yd on the inner rows to about 800 sq yd on the road facing the IIT side.

The first generation of houses were large family homes, and many still stand. Rebuilding into stilt-plus-four floors has been slower here than in busier colonies, partly because plots are big and owners are in no hurry. That is one reason SDA floors come to market in ones and twos rather than in waves.

SDA property, plot group by plot group

Addresses in SDA are written as a block and plot number, such as C-2 followed by the plot number. On the original layout plan, though, the colony reads more clearly as four plot groups: a column of very large plots facing the 210 ft road on the IIT side, a long run of large plots inside the 80 ft road, a small pocket around open Block No. 6, and a mixed group on the Hauz Khas Road side beside the main park.

Between them sits open land that is not part of the residential plan. Tap the map to compare the groups, and remember that the block letter on a deed does not always match these groups one to one, so confirm the exact plot on the plan before you shortlist.

What shapes property in Safdarjung Development Area

SDA is small enough that a handful of neighbours define it. These are the ones that move value.

IIT Delhi

The institute’s campus lies across the wide road on the colony’s IIT side, so SDA borders green, low-rise institutional land.

USP: an edge that will not turn into towers.

SDA market

The community centre facing the IIT campus has grown into a restaurant and café strip, with more than thirty places to eat alongside daily-needs shops.

USP: evenings out within walking distance.

Aurobindo Marg

The colony’s eastern edge, with Hauz Khas across the road and AIIMS a short drive north.

USP: the fastest route to central Delhi.

Park Block No. 1

The largest park in SDA, at the corner of Aurobindo Marg and Hauz Khas Road, with local shopping beside it.

USP: park-facing floors carry a premium.

The 210 ft road frontage

A single column of plots marked at about 800 sq yd, facing the IIT side.

USP: the largest land share in the colony.

Hauz Khas and the Deer Park

The Hauz Khas market, the lake and the Deer Park are a short drive away.

USP: one of Delhi’s best green walks nearby.

What property in Safdarjung Development Area costs against its neighbours

Very few SDA deals are ever reported, so we price the colony from our benchmarks, the asks we see, and its nearest rivals.

  • ₹10 Cr+New 3 BHK · 250 sq yd

Our current starting point for a new three-bedroom floor on a 250 sq yd plot in SDA, or about ₹4 lakh per square yard of plot.

  • ~₹9.5 CrRecent ask · 300 sq yd

A new first floor under construction on a 300 sq yd corner, park-facing plot, as recently quoted to us. Stage of construction and floor level move the number as much as the plot does.

  • ₹20 Cr+Hauz Khas Enclave · 500 sq yd

A new four-bedroom floor on a 500 sq yd plot in Hauz Khas Enclave, also about ₹4 lakh per square yard of plot. SDA trades at the same land rate as its most expensive neighbour.

What these numbers tell a buyer

SDA is priced like a premium colony with a Category B label. At about ₹4 lakh per square yard of plot it matches Hauz Khas Enclave and sits clearly above Hauz Khas itself, at about ₹3.2 lakh. So judge an SDA floor against those two, not against the wider Category B average.

A new floor, a resale floor, or a whole plot?

Because SDA has so many large, original houses, buyers here have an option that is rare elsewhere: buying an entire plot.

A new floor

From about ₹10 crore for three bedrooms on a 250 sq yd plot, and more on the larger plots. Check the land share, parking and terrace rights in the deed, and the sanctioned plan for the whole building.

A resale floor

Fewer of these come up than in bigger colonies, because SDA was rebuilt more slowly. When they do, the discount sits on the building, so an older floor on a large plot can be good value.

A plot or old house

For buyers who want to build. Price the land first, then add demolition, approvals and construction, and confirm the permitted floors and setbacks before you pay for potential.

Living in Safdarjung Development Area

Life in SDA is quieter than its address suggests. The colony is bounded by main roads on three sides, so through traffic stays on the edges and the inner lanes carry mostly residents. Large plots mean fewer households per lane, and the open blocks inside the plan add green space.

For daily needs, the SDA market and the second local shopping centre by Park Block No. 1 cover groceries, pharmacies and cafes, while the Hauz Khas market, Green Park market and Hauz Khas Village are a short drive away. Saket’s malls are further south, and AIIMS and Safdarjung Hospital are a short drive north along Aurobindo Marg.

The IIT Delhi campus next door shapes the colony in quieter ways too. It brings faculty, researchers and visiting professionals looking for homes nearby, and it means one edge of SDA faces trees and institutional buildings rather than more housing.

On connectivity, the Delhi Metro’s IIT station on the Magenta Line serves the IIT side, and Hauz Khas, an interchange between the Yellow and Magenta lines, is a little further along Aurobindo Marg. The Outer Ring Road and Aurobindo Marg link the colony to the airport side, Saket and central Delhi.

The rental market in SDA

Rental demand for property in Safdarjung Development Area comes from senior academics and visiting faculty, doctors, consultants and diplomats who want a central address with space. Large floors with staff rooms and two or more parking bays let well here, because few nearby colonies offer the same plot sizes.

Rents are negotiated floor by floor, so we quote them against current comparables rather than a colony average. Gross yields are low, as with every land-heavy South Delhi address, and buyers should treat rent as a contribution to holding costs rather than the reason to buy.

What buying property in Safdarjung Development Area actually costs

Property in Safdarjung Development Area is valued for registration on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. Duty is paid on the higher of the deal value and that circle value, and in SDA the deal value is almost always far higher.

So add the full government cost to the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for a joint deed. For a man that is 3% stamp duty, 4% MCD transfer duty and 1% registration, and for a woman 2%, 3% and 1%, with a husband-and-wife joint deed in between. On a ₹10 crore floor, that is about ₹80 lakh in a man’s name against ₹60 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and higher rates apply if the seller is a non-resident. See the full stamp duty breakdown → · Circle rate vs market rate →

Loans are available against a clean title and a sanctioned plan, although many SDA buyers fund largely from equity. Remember that banks will not fund the duty. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Safdarjung Development Area: what to verify

  • That the deed says Safdarjung Development Area, not Safdarjung Enclave. The two names are routinely shortened to “Safdarjung” in listings, yet they are different colonies on opposite sides of the Deer Park and price differently.
  • The exact plot on the layout plan and which road it faces. A frontage plot on the 210 ft road, an inner plot off the 80 ft road and a park-facing plot by Park Block No. 1 are three different products in SDA.
  • On a large plot, the land share written into the deed for your floor, together with the terrace, basement and parking rights, because on an 800 sq yd plot those rights are worth a great deal.
  • If the building is a collaboration, the registered agreement between the owner family and the builder, and who must sign your sale deed. Many SDA plots are still held by the original families, sometimes with several heirs.
  • The sanctioned plan and completion certificate, including the permitted floors and setbacks, since a floor built beyond the approved plan is hard to finance and harder to sell.
  • Whether any part of the house sits on or next to open land shown on the plan as a park or public space, which cannot be built on or bought.
  • Ownership that passes only by registered sale deed with a clean chain of title, never through a GPA or power of attorney, and MCD property tax cleared, with mutation into your name after the sale.
Where deals go wrong

With property in Safdarjung Development Area, deals go wrong in the paperwork of family-held plots. A missing heir’s signature, an unregistered collaboration, or a floor sold as “Safdarjung” when the deed says Enclave can each derail a sale or cost crores at resale. So match the colony name, plot and signatories before you price the deal. The 21-point buying checklist →

Property in Safdarjung Development Area or Hauz Khas Enclave?

These two sit on the same side of Aurobindo Marg, both border IIT Delhi, and both trade at about ₹4 lakh per square yard of plot on our numbers. A new three-bedroom floor on a 250 sq yd plot in SDA starts around ₹10 crore, while a new four-bedroom on a 500 sq yd plot in Hauz Khas Enclave starts around ₹20 crore.

The difference is in the plots and the setting. Hauz Khas Enclave is built around 500 sq yd plots and has the Hauz Khas metro interchange close by. SDA has a wider range, from mid-size inner plots to very large frontage plots, plus its own restaurant market and more open land inside the plan. Choose SDA if you want choice of plot size and a quieter, more residential feel; choose Hauz Khas Enclave for uniform large plots and the closest metro. Where property in Safdarjung Development Area goes from here

The case for SDA rests on three things. Supply is tiny and fixed, because the colony is small and fully plotted, so new homes appear only as old houses are rebuilt. Its neighbours are permanent: IIT Delhi and the open blocks will stay low and green. And large plots keep the land share per floor high, which is what the South Delhi market rewards over time.

There are limits. With so few trades, one sale can move perceptions of value, and frontage plots will always carry road noise. Slow rebuilding also means fewer new floors to choose from at any moment. For a patient buyer, though, property in Safdarjung Development Area offers rare plot sizes in a central, institutional setting, which has historically been one of the steadier stores of value in the city.

Key takeaways

  • Property in Safdarjung Development Area means a small, fully plotted Category B colony between Aurobindo Marg and IIT Delhi.
