Property in Nizamuddin East: a quiet tree-lined lane of old bungalows and a new builder floor, with the dome of Humayun’s Tomb beyond, New Delhi

Property in Nizamuddin East

Property in Nizamuddin East means a small, tightly held colony wedged between Humayun’s Tomb, Mathura Road and the railway line. This guide covers its prices, its plots and the monument rules, plus a frank section on Nizamuddin West, which is a very different market.

Circle rate Category B ₹9.5 Cr+ new 3 BHK, 200 sq yd Land ~₹13–15 L per sq yd Nearest metro Sarai Kale Khan–Nizamuddin

Property in Nizamuddin East currently starts at about ₹9.5 crore for a new three-bedroom floor on a 200 sq yd plot. That is one of the highest rates per square yard in South Delhi, paid for a colony that almost never comes up for sale.

The colony is small. It sits inside a ring of protected monuments, with Humayun’s Tomb and Nila Gumbad on its northern side, the Arab-ki-Sarai enclosure to the west, the tomb of Abdul Rahim Khan-i-Khanan to the south and Hazrat Nizamuddin railway station to the east. Inside that ring are a few hundred houses on quiet lanes, many of them still the original bungalows.

Across Mathura Road lies Nizamuddin West, built around the Dargah of Hazrat Nizamuddin Auliya and its old Basti. The two share a name and a pin code, but not much else. Nizamuddin West is denser, busier and sits a full circle-rate category lower, and we treat it as its own market further down this page.

SouthDelhiFloors insight

In Nizamuddin East the scarce thing is not money, it is supply. Good houses change hands quietly, often between people who already live here. If you want in, decide your budget and your must-haves early, because when the right plot appears you will have days, not months, to decide.

Property in Nizamuddin East, by the Numbers

These are indicative levels for property in Nizamuddin East, taken from our colony pricing data, the circle-rate notification and the colony plan. With so few sales, the size of the plot, its distance from a monument and whether it faces a park move the price far more than the fittings do.

How Nizamuddin East came to be

Nizamuddin East was laid out in the years after Independence on open land between Mathura Road and the railway to Agra, in the shadow of Humayun’s Tomb. Many of its first families had come to Delhi after Partition, and for a long time it was a quiet, almost sleepy colony of retired households, close to a small station where only a few trains stopped.

That changed slowly, and so did the price of property in Nizamuddin East. Hazrat Nizamuddin grew into one of the city’s main railway terminals, and the colony drew writers, editors, diplomats, artists and old business families who wanted to live somewhere central but calm. Most of the original single-family houses still stand, which is unusual for South Delhi, where whole colonies have been rebuilt into floors.

The monuments did more than set the scene. Humayun’s Tomb is a UNESCO World Heritage Site, and several smaller tombs around the colony are also protected, so new building near them is controlled. That is one reason so many bungalows survive here, and it is also why every rebuild in Nizamuddin East begins with a map and a measuring tape.

Nizamuddin East property on the plan

To read property in Nizamuddin East, start with the plan. It shows no block letters, only plots grouped into several separate number series. The largest plots sit on the southern side, in a crescent and along Rahim Khan Road. The western lanes hold the longest run of numbered plots, up to about 90, facing the Arab-ki-Sarai enclosure. Smaller rows fill the north, near the gate to the Humayun’s Tomb complex, and the east, off Harsha Road towards the railway.

Because the number series repeat, the same plot number can exist in different parts of the colony. On the ground, addresses carry a block letter as well, and that letter, plus the plot area on the deed, is what identifies the house. Tap the map to see how each part behaves.

Every part of Nizamuddin East and what it is known for

For a colony you can walk across in ten minutes, property in Nizamuddin East varies a lot from lane to lane. The difference comes from three things: the size of the plot, how close it sits to a protected monument, and whether it faces the railway, Mathura Road or one of the inner parks.

Rahim Khan Road

The largest plots in the colony, in a crescent and along Rahim Khan Road on the southern side. Most still carry original bungalows with deep lawns, the rarest property in Nizamuddin East.

USP: plot size you rarely find this close to the centre of Delhi.

Lanes facing Arab-ki-Sarai

The longest run of numbered plots, mostly mid-sized, set between the inner roads and the walled Arab-ki-Sarai enclosure. This is where most builder floors appear.

USP: the widest choice of floors in the colony.

Northern lanes

Short rows between the gate to the Humayun’s Tomb complex and Nila Gumbad. Some plots look straight onto heritage land.

USP: a morning walk in the tomb gardens and Sunder Nursery.

Rahim Khan Lane

Narrower plots in strips along Rahim Khan Lane and around the inner roundabout, away from every main road.

USP: the lowest entry ticket in Nizamuddin East.

Harsha Road

Rows of plots off Harsha Road, between the inner parks and the railway line, with Hazrat Nizamuddin station a few minutes away.

USP: the fastest exit to the Ring Road, the Pink Line and the trains.

Jaipur Estate

Shown on the plan as its own estate at the eastern edge, beside a girls’ school, with a handful of large parcels.

USP: large parcels, with their own title history to check.

Nizamuddin West: same name, different market

Nizamuddin West lies on the other side of Mathura Road, between it and Lodhi Road. At its heart is the Dargah of Hazrat Nizamuddin Auliya, the shrine of the fourteenth-century Sufi saint, surrounded by the old Nizamuddin Basti, the Chausath Khamba and the grave of the poet Mirza Ghalib. The residential colony was laid out in rows of plots around that historic core.

The result is a far denser, busier place, and a very different buy from property in Nizamuddin East. Lanes are narrower, plots are smaller, and the Dargah draws large crowds, especially on Thursday evenings for the qawwali and during the annual Urs. Many residents love that life; others find the traffic and the parking hard work.

On our pricing data, a new three-bedroom floor on a 200 sq yd plot in Nizamuddin West starts at about ₹7.5 crore, or around ₹3.8 lakh per square yard of plot, against ₹9.5 crore in Nizamuddin East. Our pricing table places it in circle-rate Category C, at ₹1,59,840 per square metre (₹1,33,647 per sq yd) with minimum construction at ₹13,920 per square metre.

So treat Nizamuddin West as its own market. It suits buyers who want a central address at a lower ticket, or who value being close to the Dargah, and it does not trade as a cheaper version of the East. We do not publish a separate guide for it, but we do work there.

What property in Nizamuddin East costs against its neighbours

Very few sales in the colony are ever reported, so we price property in Nizamuddin East from our own current levels and its nearest rivals. The first four figures below come from our colony pricing data, and the last is a registered sale that was reported in the press.

  • ₹9.5 Cr+Nizamuddin East · new 3 BHK, 200 sq yd

Our current starting point for a new floor in Nizamuddin East. At about ₹4.8 lakh per square yard of plot, that is among the highest floor rates in South Delhi, above Defence Colony and Jangpura Extension.

  • ₹9.5 Cr+Defence Colony · new 3 BHK, 217 sq yd

The same ticket on a slightly larger plot, in another Category B colony. Defence Colony offers far more supply and choice, while Nizamuddin East offers the quieter lanes and the monuments.

  • ₹8 Cr+Jangpura Extension · new 3 BHK, 200 sq yd

The neighbour across the nala to the south. On the same plot size it starts about ₹1.5 crore lower, and it is a busier, more mixed colony.

  • ₹7.5 Cr+Nizamuddin West · new 3 BHK, 200 sq yd

Across Mathura Road, in Category C on our table. The gap of about ₹2 crore on the same plot size shows how differently the two Nizamuddins are valued.

  • ~₹62 CrRegistered sale · bungalow, 873 sq yd

A large Nizamuddin East bungalow with about 10,000 sq ft built over three floors, bought by a business family. That works out to roughly ₹7 lakh per square yard, well below the land band we quote, which shows how much plot size, age and the deed value can differ from asking rates.

What these numbers tell a buyer

Nizamuddin East sits in Category B, yet its floors cost as much per square yard as many Category A colonies. And because large bungalows can register at a much lower rate per yard than small new floors, an asking price per yard means little on its own. Price each house on its plot, its age and what the monument rules let you build there.

A new floor, an old bungalow, or a plot to rebuild?

A new floor

The usual way into property in Nizamuddin East, from about ₹9.5 crore for three bedrooms on 200 sq yd. Supply is thin, so compare the land share, parking and lift as carefully as the finishes, and expect to wait for the right one.

An old bungalow

Many original houses still stand in Nizamuddin East, often with gardens. Expect several heirs, old mutation records and a long negotiation, and check how much of the house any monument rule lets you change.

A plot to rebuild

This suits buyers who want their own house or floors for the family. Price the land first, at roughly ₹13–15 lakh per square yard on our reading, then confirm the monument distance, approvals and construction cost before you commit.

Parks, old trees and Mughal domes: the everyday view in Nizamuddin East.

Living in Nizamuddin East

Daily life around property in Nizamuddin East is quiet and green. The colony has no through traffic, its lanes are short and lined with old trees, and the plan shows a park in almost every pocket. The edges are another story: Mathura Road carries heavy traffic on the west, and the railway and Hazrat Nizamuddin station keep the east side busy at all hours.

Few South Delhi colonies sit this close to heritage. The Humayun’s Tomb complex and Sunder Nursery are a short walk from the northern lanes, and Lodhi Gardens and India Gate are a short drive. Residents have long included writers, editors, diplomats, artists and old business families, and the colony keeps a strong residents’ association that guards its calm.

For shopping, the small local market covers daily needs, while Sunder Nagar Market is just across Mathura Road and Khan Market and Bhogal in Jangpura are close by. The large hospitals around AIIMS and Lodhi Road are within easy reach, and several of central Delhi’s best-known schools lie along Mathura Road.

On connectivity, the Delhi Metro’s Sarai Kale Khan–Nizamuddin station on the Pink Line is the closest, across the railway, and Jangpura on the Violet Line is a short drive. The Namo Bharat regional rail also starts at Sarai Kale Khan. By road, the Barapullah elevated road along the southern nala runs west towards AIIMS and South Delhi, and the Ring Road and DND Flyway to Noida are minutes away.

The rental market

Rental demand for property in Nizamuddin East comes from diplomats, senior executives, foundation and media professionals, and families who want a central address without the bustle of the main markets. The colony is close to the embassies, Lodhi Road and the India International Centre, which keeps a steady flow of well-paid tenants.

Because so few homes come up, rents are agreed house by house, and we quote them against current comparables rather than a per-square-foot average. A modern floor with a lift, parking and a park view lets quickly. An old floor with one car space and no lift takes longer. As in every premium colony, gross yields are low, because buyers here pay mainly for land, address and quiet rather than income.

What a transaction actually looks like

Property in Nizamuddin East is valued for registration on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. For a builder floor, the land value is apportioned to the floor you buy, and construction is added for its plinth area. Duty is charged on the higher of the deal value and that circle value, and here the market price is almost always far higher.

The colony falls under the MCD, not the NDMC, so the standard Delhi duty applies. Budget the full cost of registration on top of the price: 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name the two duties drop to 2% and 3%, and a joint deed sits in between at 2.5% and 3.5%. On a ₹9.5 crore floor, that comes to about ₹76 lakh in a man’s name, ₹66.5 lakh jointly and ₹57 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and the rules change if the seller is a non-resident. See the full stamp duty breakdown → · Circle rate vs market rate →

Banks lend against a clean title and an approved building plan. On an older bungalow, the bank will also want the full chain of mutations, and on a new floor near a monument it may ask for the heritage permission as well. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Nizamuddin East: what to verify

  • The distance from the nearest protected monument. Nizamuddin East is ringed by them, from Humayun’s Tomb and Nila Gumbad to Arab-ki-Sarai and the tomb of Khan-i-Khanan. New construction within 100 metres of a protected monument is prohibited, and within 200 metres it needs a heritage permission, so confirm where the plot sits before you price a rebuild.
  • For a new Nizamuddin East floor, the heritage permission and the sanctioned plan together. A floor built without the required permission is a risk to you, not only to the builder.
  • The block letter, plot number and plot area on the title papers. The colony plan uses several separate number series, so the same number appears in different parts of Nizamuddin East, and a plot number alone can mislead.
  • Whether the plot is part of the numbered colony or Jaipur Estate, and that the deed says Nizamuddin East and not Nizamuddin West. The two share a pin code but sit in different circle-rate categories.
  • For an old bungalow, the full chain of heirs and mutations. Many Nizamuddin East houses have passed through two or three generations since the colony was first settled, and every legal heir must sign or properly release their share.
  • For a floor, the land share, parking, terrace and basement rights written into the sale deed, plus what the builder has kept back for himself.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

With property in Nizamuddin East, deals rarely fail on the building. They fail on the monument and the family. A buyer pays a land price for a bungalow, then learns the plot sits too close to a protected tomb to rebuild as planned. Or a house with one unsigned heir stalls for years. So measure the monument distance and list every owner before you discuss the price. The 21-point buying checklist →

Property in Nizamuddin East or Sunder Nagar?

They face each other across Mathura Road and draw a similar buyer: someone who wants a central, historic address and quiet lanes. Sunder Nagar is a Category A colony of large bungalows inside the Lutyens’ Bungalow Zone, where entry runs into the high tens of crores and rebuilding follows the zone’s own rules. Nizamuddin East is Category B, offers builder floors as well as bungalows, and a new three-bedroom floor starts around ₹9.5 crore.

So choose Sunder Nagar if you want a whole bungalow on a large plot and can pay for it. Choose Nizamuddin East if you want the same part of town with a floor, a smaller plot or a family rebuild. And if supply in Nizamuddin East runs dry, Jangpura Extension next door and Defence Colony a little further south offer more choice at similar or lower tickets. Compare: the Sunder Nagar guide → · Or see Jangpura Extension →

Where property in Nizamuddin East goes from here

Three things support the long-term case for property in Nizamuddin East. Firstly, supply is fixed and very small, because the colony is fully built and hemmed in by monuments and the railway. Secondly, the heritage rules that slow rebuilding also protect the low-rise, green character that buyers pay for. Thirdly, its location keeps getting better connected, with the Pink Line, the Barapullah road and the regional rail hub at Sarai Kale Khan all close by.

That said, the same rules limit how many new floors a plot can yield, which caps the builder upside on some plots. The railway side will always be noisier, and a planned revision of Delhi’s circle rates could change registration costs across the board. Over a long horizon, though, a tightly held colony next to a World Heritage Site has been one of the steadier addresses in the city.

Frequently asked questions

Prices and the colony

What does property in Nizamuddin East cost?
A new three-bedroom builder floor on a 200 sq yd plot currently starts at about ₹9.5 crore on our pricing data. Land is discussed at around ₹13–15 lakh per square yard, though large old bungalows have registered at lower rates per yard.
What is the circle rate in Nizamuddin East?
Nizamuddin East is in Category B: ₹2,45,520 per square metre of land, or ₹2,05,286 per square yard, with minimum construction at ₹17,400 per square metre. Nizamuddin West is a band lower, in Category C.
Is Nizamuddin East under the MCD or the NDMC?
It falls under the MCD, so the standard Delhi duty applies: 8% all-in for a man, 6% for a woman and 7% jointly, each including 1% registration.
What is the difference between Nizamuddin East and Nizamuddin West?
Nizamuddin East is a quiet, low-density colony between Humayun’s Tomb, Mathura Road and the railway, with larger plots. Nizamuddin West, across Mathura Road, is built around the Dargah and the Basti, with smaller plots, busier lanes and lower prices.
Can I rebuild an old house in Nizamuddin East?
Often yes, but it depends on the plot. New construction within 100 metres of a protected monument is prohibited, and within 200 metres it needs a heritage permission, so the distance to the nearest monument decides what you can build.

Location and daily life

Which metro station is nearest to Nizamuddin East?
Sarai Kale Khan–Nizamuddin on the Pink Line is the closest, across the railway line. Jangpura on the Violet Line is a short drive, and Hazrat Nizamuddin railway station is right next to the colony.
Are there blocks in Nizamuddin East?
Addresses carry a block letter and a house number. The colony plan we use shows the plots in several separate number series rather than lettered blocks, so always confirm the block, the number and the plot area on the deed.
Is Nizamuddin East noisy?
The inner lanes are among the quietest in central Delhi. The plots closest to the railway and Mathura Road hear traffic and trains, so the position of the plot matters.
What rent does a Nizamuddin East floor earn?
Rents are agreed house by house. Modern floors with a lift and parking suit diplomats, executives and families, and let quickly. Gross yields are low because buyers pay mainly for land and address.
