Property in Friends Colony – large plots, old bungalows and new builder floors on a tree-lined avenue in South Delhi

Property in Friends Colony

Property in Friends Colony means some of the largest plots in South Delhi, split by Mathura Road into an East and a West side. This guide covers both, and explains why New Friends Colony is a different colony altogether.

Circle rate Category A ₹24 Cr+ new floor, 700 sq yd Land ~₹10 L per sq yd Nearest metro Ashram

Property in Friends Colony currently starts at about ₹24 crore for a new builder floor on a 700 sq yd plot. That buys a Category A address on Mathura Road at a lower entry than the diplomatic colonies of the west.

Friends Colony is one name for two halves. Friends Colony West lies between Mathura Road and the railway line, along a boulevard of central lawns. Friends Colony East sits across Mathura Road, in a grid of short lanes. Both are Category A, both carry very large plots, and the same plot-numbering series runs across both sides of the road.

Then there is New Friends Colony. It is a separate, later colony further east, with its own A to D blocks, its own market and noticeably lower land values. Buyers mix the three names up all the time, and the deed is the only thing that settles which one you are buying.

SouthDelhiFloors insight

In Friends Colony the plot is the product. The houses here sit on land that most of South Delhi cannot match for size, so a new floor carries a large land share. Price every offer against the plot area and the share of it you get, not against the marble.

Property in Friends Colony, by the Numbers

These are indicative levels for property in Friends Colony, taken from our colony pricing data and the colony plan. On plots this large, the frontage, the side of Mathura Road and whether a plot faces the lawns move the price far more than the fit-out does.

Friends Colony East, West and New: three names, two colonies

Friends Colony grew up along Mathura Road, the old highway south out of the city, with the railway line to Agra running behind it. The plan we work from shows the original colony as one numbered series of large plots. Plots 1 to 31 line the western boulevard, plots 32 to 65 fill the grid on the eastern side, and the higher numbers sit at the Ring Road end and along the outer road.

Around that core, the Delhi Development Authority laid out three more blocks, lettered A, B and C on the plan. The A block sits at the Ring Road corner on the east side, while the B and C blocks adjoin the colony at its southern end. So when someone says Friends Colony, they may mean an original numbered plot or a DDA block plot, on either side of the highway.

New Friends Colony is a separate story. It was developed later, from the 1970s, by a cooperative housing society, and it lies further east with its own A to D blocks and community centre. It shares the name and the Category A label, but on our own market reading its land trades well below Friends Colony.

The Friends Colony format: a new floor building set back on a big plot, with a lawn and a long drive.

Friends Colony property, East and West on the plan

Property in Friends Colony is read by side of Mathura Road and plot number. On the West side, the core is a long boulevard with four landscaped lawns down its middle and plots on both sides, closed by a service road along the railway. At the Ring Road end, a smaller pocket of plots sits beside the Friends Club.

On the East side, the plots fill short lanes between Mathura Road and the outer road. The DDA A block takes the Ring Road corner, and the C block continues the east side southwards. Tap the map to compare them, but remember that the numbers alone do not tell you East or West.

Every part of Friends Colony and what it is known for

The two halves of property in Friends Colony feel different on the ground. The West is a single planned boulevard with a park running through it, while the East is a tighter grid of lanes. Around them, the DDA blocks and the neighbouring colonies shape what you see from the gate.

Friends Colony West

Large plots face each other across four central lawns, with service roads on either side. It is the most photographed stretch of the colony and the one most buyers picture.

USP: green outlook from the front gate on almost every plot.

West, near the Friends Club

A smaller group of plots sits where Mathura Road meets the Ring Road, beside the Friends Club on the plan. Maharani Bagh begins just beyond.

USP: the quickest exit to the Ring Road and Ashram.

Friends Colony East

Plots 32 to 65 sit in short lanes off the outer road, across Mathura Road from the boulevard. Several of the original plots have been split into A and B plots over the years.

USP: large plots on quieter, shorter lanes.

DDA A block

Laid out by the DDA at the Ring Road corner on the east side. Its own plan shows about fifty plots in rows behind Mathura Road, two parks and a school site.

USP: a planned pocket with its own parks.

DDA B and C blocks

On the plan these adjoin the colony at its southern end, with B on the west side of Mathura Road and C on the east. Listings often file them under Friends Colony East.

USP: the Friends Colony name, usually on smaller plots.

New Friends Colony

A separate, later colony further east, with its own A to D blocks, community centre and market. It is Category A too, but its land trades well below Friends Colony.

USP: lower entry, but a different market.

What property in Friends Colony costs against its neighbours

Very few Friends Colony deals are ever reported, and the plots vary so much in size that a single average says little. So we price it from our own current levels and its nearest rivals in the eastern belt. All four figures below come from our colony pricing data.

  • ₹24 Cr+Friends Colony · new floor, 700 sq yd

Our current starting point for property in Friends Colony: a new floor on a 700 sq yd plot, which works out to about ₹3.4 lakh per square yard of plot. Above that, the side of the road, the frontage and the lawn outlook decide where a deal lands.

  • ₹18 Cr+Maharani Bagh · new 4 BHK, 500 sq yd

The neighbour across the Ring Road end, also Category A. A smaller plot brings a lower ticket, but the rate per square yard of plot is similar.

  • ₹13 Cr+New Friends Colony · new 4 BHK, 500 sq yd

The colony buyers most often confuse with Friends Colony. On a similar plot size it starts several crore lower, because its land trades at about ₹7–8 lakh per square yard.

  • ~₹10 LFriends Colony · land per sq yd

Our reading of the market land rate, against a circle rate of ₹6,47,163 per square yard. In other words, the market sits at roughly one and a half times the circle value here.

What these numbers tell a buyer

Friends Colony and New Friends Colony share a circle-rate category, yet their land is several lakh apart per square yard. And because the gap between circle and market is narrow in this belt, the circle value of your land share is a real number in the deal, not a formality. Check it before you agree a price.

A new floor, an old bungalow, or a plot to rebuild?

A new floor

The simplest entry, from about ₹24 crore on a 700 sq yd plot. On plots this size, a single floor can be very large, so compare the carpet area, the land share and the parking you get, not just the bedroom count.

An old bungalow

Many original houses still stand, often owned by the same family for decades. They come with large gardens and complicated paperwork, so expect several heirs, old mutations and a long negotiation.

A plot to rebuild

This suits buyers who want to build their own house or a few floors for the family. Price the land first, at around ₹10 lakh per square yard on our reading, then add demolition, approvals and construction.

Living in Friends Colony

Daily life around property in Friends Colony is quiet inside the plots and busy at the edges. Mathura Road carries heavy traffic past both halves, so the experience depends on how far your plot sits from it. On the West side the service road and the lawns put a buffer between the houses and the highway, while on the East side the inner lanes stay calm.

The colony is old South Delhi money, with many families who have held their plots for generations. Neighbours include Maharani Bagh at the Ring Road end and New Friends Colony further east. For daily shopping, the markets of New Friends Colony and Lajpat Nagar are a short drive, and Defence Colony and Khan Market are within reach for dining. For hospitals, Indraprastha Apollo on Mathura Road and the Fortis Escorts Heart Institute on Okhla Road are both close.

On connectivity, the Delhi Metro’s Ashram station on the Pink Line is the nearest for most of the colony, and Hazrat Nizamuddin railway station is a short drive north. By road, the colony sits where Mathura Road meets the Ring Road, which makes Noida, the DND Flyway and the Faridabad side unusually easy to reach from here.

The rental market

Rental demand for property in Friends Colony comes from senior executives, embassy and multinational staff, and families who want space and a garden near the centre. Large floors with staff quarters, a lift and several parking slots rent well, while older floors with a single car space struggle.

Rents here are negotiated house by house, so we quote them against current comparables rather than a per-square-foot average. As in every Category A colony, gross yields are low, because buyers pay mainly for land, privacy and address rather than income. A tenant also notices the side of the road, so a floor deep in the East lanes or on the West lawns usually lets faster than one close to Mathura Road.

What a transaction actually looks like

Property in Friends Colony is valued on the Category A circle rate of ₹7,74,000 per square metre of land, with minimum construction at ₹21,960 per square metre. For a builder floor, the land value is apportioned to the floor you buy, and construction is added for its plinth area. Duty is charged on the higher of the deal value and that circle value, and in a Category A colony the circle figure comes much closer to the market than it does in most of South Delhi.

So budget the full cost of registration on top of the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name the two duties drop to 2% and 3%, and a joint deed sits in between at 2.5% and 3.5%. On a ₹24 crore floor, that comes to about ₹1.92 crore in a man’s name, against ₹1.44 crore in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and the rules change if the seller is a non-resident. See the full stamp duty breakdown → · Circle rate vs market rate →

Banks lend against a clean title and an approved building plan. Even so, at these tickets most buyers fund largely from equity, and banks do not finance the duty. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Friends Colony: what to verify

  • The exact colony name on the deed: Friends Colony, Friends Colony East, Friends Colony West or New Friends Colony. The four are not interchangeable, and a New Friends Colony plot priced as Friends Colony is the costliest mistake in this belt.
  • The side of Mathura Road and the plot number, read together. The numbering runs across both halves, and several plots have been split into A and B plots, so confirm the plot area on the title papers and not from the listing.
  • Whether the plot is an original colony plot or a DDA block plot. The A, B and C blocks were laid out separately, so their lease or conveyance history, plot sizes and records differ from the numbered plots.
  • For an old bungalow, the full chain of heirs and mutations. Many Friends Colony houses have passed through two or three generations, and every legal heir must either sign or have their share properly released.
  • For a floor, the land share, parking, terrace and basement rights in the sale deed, plus the sanctioned plan for the whole plot. On large plots, also check what the builder has kept back for himself.
  • The circle value of your land share against the agreed price. In a Category A colony the gap is narrow, so the duty may be charged on the circle figure if it is higher.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

With property in Friends Colony, deals rarely fail on the building. They fail on the name and the family. A listing that says Friends Colony but sits in New Friends Colony, a split plot sold as the whole, or a bungalow with one unsigned heir can each cost crores later. So pin down the colony name, the side of the road and every owner before you discuss the price. The 21-point buying checklist →

Property in Friends Colony or Maharani Bagh?

They are next-door neighbours, both Category A, and they draw the same buyer: a family that wants a large plot and an old South Delhi address without paying Vasant Vihar prices. Maharani Bagh is the more enclosed of the two, with gated lanes and a mix of plot sizes, and a new four-bedroom floor on 500 sq yd starts around ₹18 crore. Friends Colony offers bigger plots on average, and a new floor on 700 sq yd starts around ₹24 crore.

So choose Friends Colony for plot size and the boulevard, and accept Mathura Road on your doorstep. On the other hand, choose Maharani Bagh for a quieter, more self-contained colony at a lower ticket. And if the budget points to New Friends Colony, treat it as its own market rather than a cheaper Friends Colony. Compare: the Maharani Bagh guide → · Or see Kailash Colony, on the metro →

Where property in Friends Colony goes from here

Three things support the long-term case for property in Friends Colony. Firstly, supply is fixed, because the colony is fully built and new homes only appear when an old house is rebuilt. Secondly, the plots are large, so each new floor carries a land share that most of South Delhi cannot offer. Thirdly, the location between the Ring Road and Mathura Road keeps the colony close to both central Delhi and Noida.

That said, the eastern belt has moved more slowly than the Category B colonies of central South Delhi in the recent cycle, and Mathura Road traffic is not going away. Rebuilding is also slower here, because so many plots are held by large families. Over a long horizon, however, very large plots in a Category A colony have been among the steadiest stores of value in the city.

Frequently asked questions

Prices and the colony

What does property in Friends Colony cost?
A new builder floor on a 700 sq yd plot currently starts at about ₹24 crore on our pricing data. Land trades at around ₹10 lakh per square yard, so older houses and plots are priced mainly on their land.
What is the difference between Friends Colony East and Friends Colony West?
They are the two halves of the same colony, split by Mathura Road. Friends Colony West lies between Mathura Road and the railway line, around a boulevard of central lawns, while Friends Colony East sits across the highway in a grid of lanes. Both are Category A.
Is New Friends Colony the same as Friends Colony?
No. New Friends Colony is a separate, later colony further east, developed by a cooperative society with its own A to D blocks. It is also Category A, but its land trades well below Friends Colony, so always check which name is on the deed.
What is the circle rate in Friends Colony?
Friends Colony, Friends Colony East and Friends Colony West are all valued on the Category A land rate of ₹7,74,000 per square metre, or ₹6,47,163 per square yard, with minimum construction at ₹21,960 per square metre.
What extra costs apply when buying in Friends Colony?
Budget 6–8% of the price for registration: 8% in a man’s name, 6% in a woman’s and 7% jointly. That covers stamp duty and MCD transfer duty, 5–7% depending on whose name the deed is in, plus 1% registration. The buyer also deducts 1% TDS from the seller.

Location and daily life

Which metro station is nearest to Friends Colony?
Ashram, on the Pink Line, is the nearest for most of the colony, especially the Ring Road end. Hazrat Nizamuddin railway station is a short drive north.
What are the DDA blocks in Friends Colony?
Around the original numbered plots, the DDA laid out blocks lettered A, B and C. On the plan, the A block sits at the Ring Road corner on the east side, and the B and C blocks adjoin the colony at its southern end.
Is Friends Colony noisy because of Mathura Road?
The plots closest to Mathura Road hear it. On the West side the service road and the central lawns act as a buffer, and the inner lanes on the East side are quiet, so the position of the plot matters a great deal.
What rent does a Friends Colony floor earn?
Rents are negotiated house by house, and large floors with staff rooms and parking suit executives, diplomats and families. Gross yields are low because buyers pay mainly for land and address.
