Rates for a sale deed in Delhi as of October 2026. Stamp duty and registration are charged on the agreed price or the circle-rate value, whichever is higher.

How the numbers work

Duty on the higher valueStamp duty and registration are charged on the agreed price or the circle-rate value, whichever is higher. In South Delhi the price is almost always higher.
8%, 7% or 6%

In MCD areas a man pays 7% duty (3% stamp + 4% transfer), a woman 5%, a 50:50 couple 6%, plus 1% registration. So 8%, 7% or 6% all-in.

Then the fees

Brokerage (1% plus 18% GST), a lawyer for the title search, and loan fees if you borrow. GST applies only when buying under construction from a builder.

Delhi stamp duty in one table (MCD areas, above ₹25 lakh)

Registered in the name of Stamp + transfer duty + registration
A man 3% + 4% + 1% = 8%
A man and a woman, 50:50 2.5% + 3.5% + 1% = 7%
A woman 2% + 3% + 1% = 6%
Up to ₹25 lakh transfer duty is 1% lower

Questions people ask

What is the total cost of buying a property in Delhi over the price?
For a ready builder floor in an MCD area bought by a man, about 9.3% over the price: 7% stamp and transfer duty, 1% registration, 1% brokerage plus 18% GST on it, and legal fees. A woman buying pays about 2% less; a 50:50 couple about 1% less. Under-construction purchases add 5% GST.
What is the stamp duty in Delhi for a man, a woman and joint owners?
In MCD areas, for property above ₹25 lakh: 7% for a man (3% stamp duty plus 4% transfer duty), 5% for a woman. Joint owners each pay their own rate on their share, so a 50:50 man-and-woman purchase works out at 6%. Registration is 1% on top. NDMC and Cantonment areas have lower rates; confirm them with the sub-registrar.
Is GST charged on buying a builder floor?
Not on a ready or resale floor. A floor bought under construction from a builder attracts 5% GST on the price, without input tax credit.
Is the 1% TDS an extra cost for the buyer?
No. When the price or the circle value is ₹50 lakh or more and the seller is resident, the buyer deducts 1% of the higher of the two and deposits it with the tax department using Form 141 (earlier Form 26QB). It comes out of the price, not on top of it.
Is stamp duty charged on the price or the circle rate?
On whichever is higher. In prime South Delhi colonies the market price is usually several times the circle value, so duty is charged on the price.
