Property in Chirag Enclave – luxury builder floors on a quiet residential lane in South Delhi

Property in Chirag Enclave

Property in Chirag Enclave means a small, quiet pocket of large plots between Pamposh Enclave and Hemkunt Colony. It sits minutes from Nehru Place and Greater Kailash, yet most of Delhi drives past without noticing it.

Circle rate Category B Land ₹9–11 L/sq yd 500 sq yd core plots A-series 1,756 sq yd

Property in Chirag Enclave is priced off its land, which trades at about ₹9–11 lakh a square yard. So the land under a standard 500 sq yd plot is worth roughly ₹45–55 crore before a single floor is built. New floors start around ₹18 crore.

We have closed deals across South Delhi for four decades from our base in Defence Colony. In Chirag Enclave, the plot matters more than the house, because the plan mixes 500 sq yd plots with a row of very large A-series plots and a band of B-numbered plots. As a result, two addresses a few metres apart can sit in very different price brackets.

So this guide sets out what property in Chirag Enclave costs, how the plan divides up and what the land maths means for a floor buyer. It also covers transaction costs, rent and the checks we run before any deal.

SouthDelhiFloors insight

Think of a new floor here as a quarter share of the land plus a building. On a 500 sq yd plot, that share is 125 sq yd, worth about ₹11–14 crore at today’s land rate. So any floor priced well below that is either older, smaller or carrying a problem worth finding.

These are indicative levels for property in Chirag Enclave, built from our land-rate data and the colony plan. Plot size, road width, frontage and condition move the price far more than fittings do, so confirm every figure against the specific plot.

A quiet enclave in the GK–Nehru Place pocket

Chirag Enclave shares its name with Chirag Delhi, the old village that grew around the dargah of the Sufi saint Nasiruddin Mahmud, known as Chiragh-e-Dehli, or the lamp of Delhi. Today the enclave belongs to the cluster of residential colonies between Greater Kailash and Nehru Place, with the 110048 PIN code it shares with GK-I.

On the plan, the colony is a tight rectangle of 66 numbered plots. Pamposh Enclave lies along one side and Hemkunt Colony along another, while 45-foot internal roads keep through traffic low. Most plots are large by South Delhi standards, which is why rebuilt floors here tend to be generous four-bedroom homes.

Like the rest of South Delhi, however, the enclave is renewing itself one plot at a time. An old house comes down, a stilt-plus-four building goes up, and several families get new homes on the same address. That slow rebuild is the main source of fresh supply.

Chirag Enclave property, plot by plot

Property in Chirag Enclave is read by plot number and series. The plan numbers the plots 1 to 66, and it also labels two special groups. Firstly, plots 1 to 7 form the A-series, each 109 by 145 feet, or about 1,756 sq yd. Secondly, twenty plots carry B-series numbers from B-1 to B-20 alongside their plot numbers.

The rest of the colony is a 500 sq yd core of plots measuring 47 by 96 feet, plus a row of 490 sq yd plots, while the Pamposh Enclave side mixes smaller and odd-sized plots. So tap the map to compare the four groups before you shortlist a house.

Every part of Chirag Enclave and what it is known for

The four plot groups hold every house in the colony. Still, the neighbours matter almost as much, because Nehru Place and Greater Kailash set the rhythm of daily life here.

A-series row

Plots A-1 to A-7 are each about 1,756 sq yd, so they are the rarest and most valuable addresses on the plan.

USP: size, since each plot is three and a half standard plots.

B-series plots

Twenty plots, B-1 to B-20, face each other across a 20-foot road. However, the plan leaves their size blank, so check the papers.

USP: a quieter road, away from the colony edges.

Central blocks

Rows of 490–500 sq yd plots sit on 45-foot roads around a central open plot. As a result, this is where most new floors appear.

USP: the classic four-bedroom floor on a large plot.

Pamposh Enclave side

Plots 23 to 32 and 61 to 66 mix 500 sq yd plots with narrow strips and two larger corner plots.

USP: choice, since the sizes and prices vary widely.

Nehru Place

Nehru Place, with its offices, IT market and Violet Line station, is a short hop away. So commuting is easy for anyone working nearby.

USP: a business district close by, yet out of sight.

Greater Kailash

The M-block and N-block markets of Greater Kailash-I are a short drive away, along with GK’s restaurants and clinics.

USP: GK’s markets without GK’s traffic at the gate.

Pricing property in Chirag Enclave: the land maths

Few Chirag Enclave deals are ever reported, so we price the colony from its land. The three figures below come straight from our land-rate data and the plot sizes on the plan.

  • ₹45–55 CrLand under a 500 sq yd plot

At ₹9–11 lakh a square yard, this is what the land under a standard core plot is worth before any building. It is the anchor for every price in the colony.

  • ₹11–14 CrLand in one of four floors

A stilt-plus-four building usually splits into four floors, so each floor carries about 125 sq yd of land. Construction, finish and the builder’s margin then sit on top.

  • ₹158–193 CrLand under an A-series plot

An A-series plot of about 1,756 sq yd carries land on this scale at the same rate. That is why these plots rarely change hands, and why each one is priced individually.

What these numbers tell a buyer

Start every negotiation from the land share. If a floor is offered well below its share of the land, ask why: it may be older, smaller, on a narrow plot, or carrying a title or collaboration problem. On the other hand, a premium above the land share should buy you a better builder, finish or position.

Inner lanes in Chirag Enclave stay quiet, because few cars pass through.

A new floor, a resale floor, or a plot to rebuild?

A new floor

The cleanest option. You buy a finished floor with its share of the land, parking and, usually, a terrace or basement. Above all, check that the land share and the parking are written into the deed.

A resale floor

Typically cheaper per square foot than new, because the discount sits on the building rather than the land. So a sound older floor on a 500 sq yd plot is often the best value in the colony.

A plot to rebuild

This suits buyers who want to build on a large plot. Price the land first, then budget for demolition, approvals and construction, and check the sanctioned plan before you pay for potential.

Living in Chirag Enclave

Daily life in Chirag Enclave is quiet, mainly because the colony is small and its internal roads lead nowhere else. Families get the space of large plots, while Greater Kailash, Kalkaji and Nehru Place supply the shops, schools, clinics and restaurants a short drive away. In addition, the Kalkaji Mandir and the Lotus Temple are close by.

For open space, Jahanpanah City Forest offers long walking trails a short drive away. Meanwhile, the M-block market of Greater Kailash-I covers everyday shopping and dining, and Nehru Place is the nearest business district.

On connectivity, the Delhi Metro’s Nehru Place station on the Violet Line is the nearest, with the Outer Ring Road alongside for Saket, the airport and Noida. Civic matters, property tax included, go through the Municipal Corporation of Delhi.

The rental market

Rental demand for property in Chirag Enclave comes from senior professionals at Nehru Place and Okhla, families who want space near Greater Kailash, and the occasional company lease. Large floors on 500 sq yd plots suit tenants who need four bedrooms and good parking.

Rents are negotiated floor by floor, so we quote them against current comparables rather than a per-square-foot average. As with every land-heavy address in South Delhi, gross yields are low, because buyers pay mainly for land and location rather than cashflow.

What a transaction actually looks like

Property in Chirag Enclave is valued on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. Duty is charged on the higher of the deal value and the circle value, and in Chirag Enclave the market figure is almost always far higher.

So budget the full cost of registration on top of the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name, the two duties drop to 2% and 3%, and a joint deed falls in between. On a ₹12 crore floor, it comes to about ₹96 lakh in a man’s name, but only ₹72 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and the rules change if the seller is a non-resident. See the full stamp duty breakdown → · Circle rate vs market rate →

Buying property in Chirag Enclave: what to verify

  • The plot number and series exactly as in the title papers. Because Chirag Enclave uses plot numbers as well as A and B series labels, check that every label matches the papers and the plan.
  • The plot area on the deed. The plan leaves the B-series sizes blank and mixes sizes on the Pamposh Enclave side, so never assume a plot is 500 sq yd.
  • For a floor, the land share, terrace, basement and parking written into the sale deed, together with the sanctioned building plan for the whole plot.
  • Whether the seller is the builder or the original owner. Many new floors come through collaboration, so confirm the registered collaboration agreement and who must sign your deed.
  • The completion certificate and the sanctioned height and floors, because a floor built beyond the approved plan is hard to finance and harder to resell.
  • The tenancy on the floor: whether a lease is running, its notice terms and the deposit held.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

With property in Chirag Enclave, problems surface in the plot details and the collaboration paperwork rather than in the finish. A floor sold on the wrong plot size, a missing land share or an unsigned collaboration partner can each wipe crores off resale. So match the plot number, series and area to the plan before you price the deal. The 21-point buying checklist → · How builder floors work in South Delhi →

Property in Chirag Enclave or Greater Kailash-I?

Both are Category B, both share the 110048 PIN code, and both draw the same buyer. Greater Kailash-I is far larger, with famous markets and a deep supply of floors, and its land trades at about ₹8–10 lakh a square yard. On our pricing, a new three-bedroom floor on a 200 sq yd GK plot starts near ₹6.5 crore.

Chirag Enclave, by contrast, is small and quiet, and its typical plot is two and a half times the size, so a new floor starts around ₹18 crore. Choose GK-I for choice, markets and liquidity. On the other hand, choose Chirag Enclave for a large four-bedroom floor on a 500 sq yd plot, away from the traffic. Where property in Chirag Enclave goes from here

Three things underpin the case. Firstly, supply is fixed: 66 plots and no vacant land, so new homes only come from rebuilding. Secondly, the plots are large, and the market rewards land share over finish. Thirdly, the location cannot be copied, since Nehru Place, Greater Kailash and the Outer Ring Road are all within minutes.

That said, transactions are thin, so a single sale can move the average, and the busy roads around Nehru Place can test patience at peak hours. Over a long horizon, however, large plots in South Delhi have been among the city’s steadiest stores of value.
