What one plot holds

A new South Delhi building on a freehold plot is usually built as a basement, stilt parking, then ground, first, second and third floors, with the terrace on top. Each floor is sold on its own, with its share of the land.

Which South Delhi colony is cheapest for a new floor?

Among the colonies in this guide, CR Park has the lowest entry price, from ₹5.5 crore on 160 sq yd, followed by East of Kailash and South Extension I, from ₹6 crore on 200 sq yd.

Which is the most expensive area in South Delhi?

Bungalows in Jor Bagh and Golf Links start around ₹85 crore, and in Sunder Nagar around ₹110 crore. For floors, Westend and Shanti Niketan have the highest price per square yard of plot, at about ₹5 lakh.

Why are South Delhi floors priced as lump sums, not per square foot?

Because the land carries most of the value. A floor’s price follows the colony, the plot size and the floor level more than its built-up area, so buyers and brokers quote a lump sum, such as a 4BHK on a 300 sq yd plot from ₹9 crore.

Do these prices include stamp duty and registration?
