Property in Hauz Khas – new builder floors and older bungalows on a tree-lined lane in the Hauz Khas colony, South Delhi

Property in Hauz Khas

Property in Hauz Khas means the planned residential colony around the E block market, east of Aurobindo Marg. It is not Hauz Khas Village, and it is not quite Hauz Khas Enclave.

Circle rate Category B ₹8 Cr+ new 3 BHK Benchmark plot 250 sq yd Hauz Khas metro Yellow & Magenta

Property in Hauz Khas starts at about ₹8 crore for a new three-bedroom floor on a 250 sq yd plot. Per square yard of plot, that makes the colony better value than both of the famous addresses that share its name.

Three places in South Delhi use the name. Hauz Khas is the residential colony of lettered blocks around the E block market. Hauz Khas Enclave, in today’s market, means the K and P blocks across Aurobindo Marg beside IIT Delhi, plus a short F row, on larger plots. Hauz Khas Village is the old settlement beside the medieval reservoir, now a strip of restaurants, bars and boutiques.

Buyers mix them up all the time, and so do listings. Even our own deal sheets file some K and P block floors under “Hauz Khas”. This guide is about the colony. It sets out what property in Hauz Khas costs, how its blocks sit on the plan, how it differs from the Enclave and the Village, and what to check before you buy.

SouthDelhiFloors insight

Hauz Khas carries the same circle-rate category as Hauz Khas Enclave and Gulmohar Park, yet a new floor here costs noticeably less per square yard of plot. For a buyer who wants this neighbourhood without paying for 500 sq yd of land, the colony is usually the sharper buy.

Property in Hauz Khas, by the Numbers

These are indicative levels for property in Hauz Khas, the colony, taken from our pricing table and the colony plan. Block, plot size, park outlook and distance from the market all move price, so confirm each figure against the floor you are looking at.

Three names around one medieval reservoir

All three addresses take their name from the Hauz Khas, the royal tank Alauddin Khalji built around the start of the fourteenth century to serve his city of Siri. Firoz Shah Tughlaq later restored it, built a madrasa along its banks and was buried there. The settlement beside the tank became Hauz Khas Village.

The residential colony came much later. DLF developed it in the 1960s, on the land east of what was then Mehrauli Road and is now Aurobindo Marg, as a plotted neighbourhood of lettered blocks with a shopping centre at its heart. DLF’s scheme also reached across the road towards IIT Delhi, and the market now calls those K and P blocks Hauz Khas Enclave.

Meanwhile the Village took a different path. Designers moved into its old houses from the mid-1980s and restaurants followed in the late 1990s, so today it is mainly a nightlife and dining district. The colony, by contrast, has stayed residential, and its original 1960s houses are being rebuilt plot by plot into stilt-plus-four floors.

Hauz Khas property, block by block

Property in Hauz Khas is read by block letter and plot number, such as J-3 or C-29. On the plan, the colony sits east of Aurobindo Marg in three groups: the market blocks around the E block shopping centre, the rows on the Aurobindo Marg side, and a southern pocket of rows around a central park next to Padmini Enclave.

Across Aurobindo Marg, beside IIT Delhi, are the K and P blocks that the market sells as Hauz Khas Enclave. We show them on the map so the boundary is clear. Note that a few letters, including A, E, M and O, appear in more than one place on the plan, so always quote the full address.

Hauz Khas, Hauz Khas Enclave and Hauz Khas Village

The three names sit within a few hundred metres of each other, but they are different markets with different buyers, plot sizes and prices. Here is how they compare, along with the two small colonies inside the area that are easy to mistake for Hauz Khas.

Hauz Khas

The lettered blocks east of Aurobindo Marg around the E block market. Mostly residential, with a benchmark new floor on a 250 sq yd plot from about ₹8 crore.

USP: the broadest choice and the best value per square yard.

Hauz Khas Enclave

The K and P blocks across Aurobindo Marg beside IIT Delhi, plus the short F row. Built around 500 sq yd plots, with new four-bedroom floors from about ₹20 crore.

USP: large plots and an IIT edge.

Hauz Khas Village

The old settlement beside the reservoir, now a dense lane of restaurants, bars and boutiques. A separate, mostly commercial market with its own rules.

USP: heritage and nightlife, not family floors.

Padmini Enclave

A separate small colony beside the southern Hauz Khas blocks. Listings sometimes borrow the Hauz Khas name.

USP: check the colony on the deed.

Mayfair Gardens

A small, independent private colony next to Padmini Enclave, within the wider Hauz Khas area.

USP: a distinct address with its own character.

The lake and Deer Park

The royal tank, Firoz Shah’s madrasa and the Deer Park, a short drive from the colony.

USP: one of Delhi’s best green walks nearby.

What property in Hauz Khas costs against its neighbours

The colony trades more often than the Enclave, but prices still move plot by plot. These three benchmarks come from our pricing table.

  • ₹8 Cr+New 3 BHK · 250 sq yd

Our current starting point for a new three-bedroom floor on a 250 sq yd plot in Hauz Khas, about ₹3.2 lakh per square yard of plot.

  • ₹20 Cr+Hauz Khas Enclave · 500 sq yd

A new four-bedroom floor on a 500 sq yd plot across Aurobindo Marg, about ₹4 lakh per square yard of plot. You pay a clear premium for the Enclave’s larger plots.

  • ₹9 Cr+Gulmohar Park · 200 sq yd

A new three-bedroom floor on a smaller 200 sq yd plot in Gulmohar Park, the colony to the north, about ₹4.5 lakh per square yard of plot.

What these numbers tell a buyer

All three colonies above are Category B, so the circle rate is identical. The market still separates them by a wide margin per square yard of plot. That gap is the opportunity in Hauz Khas: the same neighbourhood, the same metro, a lower land price.

A new floor, a resale floor, or an old house?

Hauz Khas is midway through its rebuilding, so all three routes are open at once.

A new floor

From about ₹8 crore for three bedrooms on a 250 sq yd plot. Check the land share, the parking bay, the lift and any terrace or basement rights in the sale deed.

A resale floor

A floor built ten or fifteen years ago keeps the same land share as a new one, so the price gap is mostly about fittings and age. In a quiet market-block lane, that is often the best value in the colony.

An original house

Some 1960s houses still come up whole. Price the land first, then budget for demolition, approvals and construction, and confirm the sanctioned plan and permitted floors before you pay for potential.

Living in Hauz Khas

Life in Hauz Khas is built around the E block market. It handles groceries, banking, pharmacies and an easy dinner, and its multi-level car park takes pressure off the lanes. The G block market and Aurobindo Market on the main road add more choice, while Green Park market is a short drive north.

The colony’s inner lanes are residential and quiet, even though some of Delhi’s busiest nightlife is a few minutes away in Hauz Khas Village. That distance matters: the Village’s crowds stay on the Village side, and the colony keeps a family feel. For green space, the Deer Park, Rose Garden and the Hauz Khas lake are close by, and the Archaeological Survey of India protects the medieval monuments around the reservoir.

Education and work are close too. IIT Delhi is across Aurobindo Marg, the National Institute of Fashion Technology and the Indian Institute of Foreign Trade are nearby, and schools such as Mother’s International School are within a short drive. AIIMS and Safdarjung Hospital lie a few minutes north along Aurobindo Marg.

On connectivity, the Delhi Metro’s Hauz Khas station, an interchange between the Yellow and Magenta lines, sits towards the Outer Ring Road edge of the colony, with Green Park on the Yellow Line to the north. Aurobindo Marg, the Outer Ring Road and August Kranti Marg frame the colony and link it to Saket, Nehru Place and central Delhi.

The rental market in Hauz Khas

Rental demand for property in Hauz Khas is broad. Academics and staff from IIT and the nearby institutes, young professionals who want the metro interchange, doctors from AIIMS and families who want the E block market on foot all compete for three-bedroom floors. Smaller units near the market also draw tenants who like being close to Hauz Khas Village without living in it.

We quote rents floor by floor rather than as a colony average, since lift access, parking and distance from the market each move the number. Gross yields are modest here, as across South Delhi, but tenant demand is deep, so good floors rarely sit empty for long.

What buying property in Hauz Khas actually costs

Property in Hauz Khas is valued for registration on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. Duty is charged on whichever is higher, the deal value or the circle value, and here the deal value nearly always wins.

Add the full government cost to your budget. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for a joint deed. That is 3% stamp duty, 4% MCD transfer duty and 1% registration for a man; 2%, 3% and 1% for a woman; and a husband-and-wife joint deed in between. On an ₹8 crore floor, the difference is about ₹64 lakh in a man’s name against ₹48 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, with different rules for a non-resident seller. See the full stamp duty breakdown → · Circle rate vs market rate →

At an ₹8 to 12 crore ticket, a home loan is a practical part of many Hauz Khas purchases, provided the title is clean and the building plan sanctioned. Keep the duty in your own funds, since banks will not lend against it. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Hauz Khas: what to verify

  • Which Hauz Khas you are buying. The deed should name the colony exactly, because a floor marketed as Hauz Khas may be in Hauz Khas Enclave, Hauz Khas Village, Padmini Enclave or Mayfair Gardens, and each prices differently.
  • The full block letter and plot number against the plan. Several letters repeat in different parts of Hauz Khas, so a block letter alone does not tell you where the plot is.
  • For a floor near the E block market or a main road, the parking, noise and any commercial use in the lane, since floors beside the market trade differently from the quiet inner rows.
  • The land share, parking bay and terrace or basement rights in the sale deed, together with the sanctioned plan for the whole building.
  • If the floor came through a collaboration, the registered agreement and the names of everyone who must sign your deed, including the builder and the plot-owner family.
  • The completion certificate and the floors actually sanctioned, because extra construction beyond the plan blocks loans and complicates resale.
  • Title by registered sale deed with an unbroken chain, never a GPA or power-of-attorney transfer, plus clear MCD property tax and mutation in your name once you complete.
Where deals go wrong

With property in Hauz Khas, the costly errors come from the name. Paying Hauz Khas Enclave money for a colony floor, or buying a Village address on the assumption it is the colony, can each mean a large loss when you sell. So read the colony, block and plot number on the deed before anything else, then price the floor. The 21-point buying checklist → · The Hauz Khas Enclave guide →

Property in Hauz Khas or Gulmohar Park?

Gulmohar Park sits just north of Hauz Khas and is the colony buyers most often weigh against it. Both are Category B. A new three-bedroom floor starts around ₹9 crore on a 200 sq yd plot in Gulmohar Park, against about ₹8 crore on a larger 250 sq yd plot in Hauz Khas, and our land band for Gulmohar Park, ₹12 to 13 lakh per square yard, is well above the ₹8 to 10 lakh we see in Hauz Khas.

So Hauz Khas gives you more land for less money. Gulmohar Park is smaller, more uniform and very quiet, with a strong community identity. Hauz Khas is larger and livelier, with the E block market, the metro interchange and the Village close by. Choose Gulmohar Park for calm and exclusivity; choose Hauz Khas for value, convenience and more choice. Compare: the Gulmohar Park guide → · Or see Green Park, across Aurobindo Marg →

Where property in Hauz Khas goes from here

Several things support values. The colony sits on a metro interchange, beside IIT and the Deer Park, which few addresses at this price can match. Rebuilding is steadily replacing 1960s houses with modern floors, so the stock is improving. And the colony trades at a clear discount per square yard to its Category B neighbours, which leaves room for that gap to narrow.

Some caution is fair. The lanes near the market and the Village side carry more traffic and visitors, and blocks differ more than the single name suggests. Property in Hauz Khas also faces competition from new floors in neighbouring colonies. Over a long horizon, though, plotted land this close to the metro and the Deer Park has been among the steadier holdings in South Delhi.
