Property in Kailash Colony – a row of new builder floors with stilt parking on a tree-lined street in South Delhi

Property in Kailash Colony

Property in Kailash Colony means a compact DLF colony beside Greater Kailash 1, built around one of the largest central lawns in South Delhi, with its own Violet Line metro station at the gate.

Circle rate Category B ₹8.5 Cr+ new 4 BHK, 300 sq yd ₹6.5 Cr+ new floor, 200 sq yd Metro Kailash Colony

Property in Kailash Colony currently starts at about ₹6.5 crore for a new floor on a 200 sq yd plot and ₹8.5 crore for a new four-bedroom floor on 300 sq yd. That is a shade under Greater Kailash 1, right next door.

Kailash Colony is the small, well-connected neighbour of GK-1. It sits between Greater Kailash and the main road to Lajpat Nagar and Nehru Place, with East of Kailash across that road. The colony’s plan wraps round a huge oval lawn, and the Kailash Colony metro station stands on its eastern edge.

The colony is laid out in lettered blocks, from A to N, on lanes of 30 to 50 feet. Plots are mostly in the 200 to 300 sq yd range, with some larger ones, and many have been rebuilt into stilt-plus-four builder floors. This guide covers what property in Kailash Colony costs, how the blocks differ and what to check before you buy.

SouthDelhiFloors insight

Few South Delhi colonies combine a metro station inside the colony, a park this size and GK-1 on the doorstep. Kailash Colony gives you all three at a small discount to GK-1, which is why its floors move quickly when they are priced right.

These are indicative levels for property in Kailash Colony, drawn from our colony pricing data and the colony plan. Here the park outlook, the width of the lane and the distance from the main road matter more than the specification of the floor.

A DLF colony built round a great lawn

Kailash Colony was one of the residential colonies that DLF developed in Delhi in the years after Partition, alongside South Extension, Hauz Khas and Greater Kailash, before the Delhi Development Act handed new development in the city to the government. That shared origin is why Kailash Colony and GK-1 feel so similar on the ground.

The plan is unusual for South Delhi. Instead of a grid, the central blocks curve round a vast oval lawn, with parking at both ends, and the outer blocks fan out from it towards Greater Kailash. Smaller lawns sit in the D and N blocks and beside the H block, and Summer Fields School occupies a large site on the colony’s north-western edge.

Along its eastern side the colony fronts a 100-foot road, Lala Lajpat Rai Marg, which runs north to Lajpat Nagar and south to Nehru Place. The Violet Line metro now runs above it, with the Kailash Colony station at the edge of the A block.

The big central lawn is the organising idea of the Kailash Colony plan.

Kailash Colony property, block by block

Property in Kailash Colony is read by block letter and plot number. On the plan, the A block runs the full length of the main road, in three groups, and also takes the plots facing the bottom of the big lawn. The E, F and H blocks ring the lawn itself. The B, C, D and N blocks sit towards Greater Kailash, while the G, H, J, K and L blocks fill the side towards Summer Fields School and the north.

Several plot numbers carry suffixes such as 34A, 34B and 34C, a sign that original plots were split. So tap the map to see where a block sits, then check the plot area on the deed.

Kailash Colony, block by block

Drawn over the Kailash Colony plan, so tap a numbered block for its character. Gold overlays are schematic, which means boundaries are indicative and not to scale. On this plan, the 100-foot main road runs along the bottom and Greater Kailash 1 lies to the top left. The plan’s colour key is decorative: the orange blocks are housing, not schools.

Every part of Kailash Colony and what it is known for

For a buyer, property in Kailash Colony splits into four kinds of position: on the main road, on the big lawn, on the quieter outer lanes towards GK-1, and in the blocks towards Summer Fields School. Here is how they compare.

A block on Lala Lajpat Rai Marg

Long rows of plots face the 100-foot road and the metro viaduct. They get the best access and visibility, and also the most noise.

USP: the metro station almost at the gate.

E, F and H blocks

These blocks curve round the great oval lawn, so many plots look straight onto open green. Park-facing floors here are the colony’s most sought-after.

USP: a park view few colonies can match.

B, C, D and N blocks

The outer arcs and rows nearest Greater Kailash 1, on 30 to 40-foot lanes, with small lawns in the D and N blocks.

USP: quiet lanes with GK-1’s markets close by.

G, J, K and L blocks

A grid of rows on the side towards Summer Fields School, with a 50-foot road along the edge of the lawn blocks.

USP: straight lanes and regular plots.

Greater Kailash 1

GK-1 adjoins the colony along its south-western side, so its M Block and N Block markets are a short drive away.

USP: some of the best colony retail in Delhi, next door.

East of Kailash

Across Lala Lajpat Rai Marg, East of Kailash is a separate Category C colony with lower prices. Do not confuse the two on a listing.

USP: a cheaper alternative, but a different market.

What property in Kailash Colony costs against its neighbours

Kailash Colony trades more often than the large-plot colonies, but deals are still negotiated privately. So we price it from our current levels and its two nearest rivals. All four figures come from our colony pricing data.

  • ₹8.5 Cr+Kailash Colony · new 4 BHK, 300 sq yd

Our current starting point for a new four-bedroom floor on a 300 sq yd plot, about ₹2.8 lakh per square yard of plot. Park-facing and lower floors sit above it.

  • ₹6.5 Cr+Kailash Colony · new floor, 200 sq yd

The entry point for a new floor on the smaller plots, about ₹3.2 lakh per square yard of plot.

  • ₹9 Cr+Greater Kailash 1 · new 4 BHK, 300 sq yd

The same floor next door in GK-1, also Category B. Kailash Colony starts about half a crore lower for the same plot size.

  • ₹6 Cr+East of Kailash · new 3 BHK, 200 sq yd

Across the main road, in Category C. The gap to Kailash Colony is small on paper, but the two colonies draw different buyers.

What these numbers tell a buyer

Kailash Colony prices just under GK-1 and just over East of Kailash, which makes it a sensible middle choice. On our reading its land trades at about ₹8 lakh per square yard, roughly four times the Category B circle rate, so the market, not the circle value, sets your stamp duty here.

A new floor, a resale floor, or a plot to rebuild?

A new floor

From about ₹6.5 crore on 200 sq yd and ₹8.5 crore for four bedrooms on 300 sq yd. On these plot sizes, check the lift, the stilt parking count and whether the floor faces the lawn or a lane.

A resale floor

Older floors trade below new ones per square foot, because the discount sits on the building. A sound older floor in a quiet outer block can be the best value in the colony.

A plot to rebuild

This suits a family that wants to rebuild for itself or with a builder. Price the land first at around ₹8 lakh per square yard on our reading, then add demolition, approvals and construction.

Living in Kailash Colony

Daily life in Kailash Colony is compact and convenient. The big lawn is the colony’s centre, used for morning walks and evening play, and the lanes off it stay fairly quiet. Along the main road there is more noise and traffic, but also the metro, shops and quick access in both directions.

For shopping, the Kailash Colony market by the main road covers daily needs, and the M Block and N Block markets of GK-1 are a few minutes away. Nehru Place, Lajpat Nagar and the Kalkaji temple area are all close. Summer Fields School has its campus within the colony, and for hospitals, Moolchand on the Ring Road, the National Heart Institute in East of Kailash and the Fortis Escorts Heart Institute on Okhla Road are near.

On connectivity, the Delhi Metro’s Kailash Colony station is on the Violet Line, between Moolchand and Nehru Place, and the Lajpat Nagar interchange with the Pink Line is two stops north. By road, Lala Lajpat Rai Marg links the colony to the Ring Road at Lajpat Nagar and to Nehru Place and the Outer Ring Road to the south.

The rental market

Rental demand for property in Kailash Colony is broad. Young professionals and couples like the metro and the Nehru Place offices nearby, while families want the lawn, the school and GK-1’s markets. Three and four-bedroom floors with a lift and stilt parking let readily.

Rents are negotiated floor by floor, so we quote them against current comparables rather than a per-square-foot average. Because tickets are lower than in the large-plot colonies, gross yields here tend to be healthier than in Category A addresses, although they remain modest by global standards.

What a transaction actually looks like

Property in Kailash Colony is valued on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. Duty is charged on the higher of the deal value and the circle value, and here the market figure is almost always far higher.

So budget the full cost of registration on top of the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name the two duties drop to 2% and 3%, and a joint deed sits in between. On an ₹8.5 crore floor, that comes to about ₹68 lakh in a man’s name, against ₹51 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, with different rules for a non-resident seller. See the full stamp duty breakdown → · Circle rate vs market rate →

At these tickets home loans are common. Banks lend against a clean title, an approved building plan and a completion certificate, but they do not fund the duty. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Kailash Colony: what to verify

  • The colony name and block on the deed. Kailash Colony, Greater Kailash and East of Kailash share a name stem and several block letters, and East of Kailash is a cheaper Category C colony.
  • The plot area for suffixed plots. Numbers such as 34A, 34B or 37D usually mean a split plot, so a Kailash Colony floor on a sub-plot carries less land than the block name suggests.
  • For a floor that is sold as park-facing, that it really faces the big lawn or one of the smaller lawns on the plan, and not a parking strip or a lane.
  • For an A block plot on the main road, the noise, the metro viaduct and the parking, because road-facing plots price differently from the inner lanes.
  • For a new floor, the sanctioned plan, the completion certificate and the stilt parking allotted to you, since on 200 and 300 sq yd plots the parking count is tight.
  • Whether the seller is the builder or the original owner, and if it is a collaboration, the registered agreement and every signatory.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

With property in Kailash Colony, the usual problems are the name and the land. A floor in East of Kailash described as Kailash Colony, a split plot priced as a full 300 sq yd plot, or a park view that turns out to be a parking strip can each take a large slice off resale. So match the colony, block, plot number and plot area to the deed before you agree the price. The 21-point buying checklist →

Property in Kailash Colony or Greater Kailash 1?

They share a developer, a circle-rate category and a boundary. GK-1 is much larger, with the M Block and N Block markets and a wider range of plot sizes, and a new four-bedroom floor on 300 sq yd starts around ₹9 crore. Kailash Colony is smaller and more compact, with its own metro station and the great lawn, and the same floor starts around ₹8.5 crore.

So choose Kailash Colony for the metro, the lawn and a slightly lower entry. On the other hand, choose GK-1 for choice, the markets and a broader resale pool. And if the budget is tighter still, look across the road at East of Kailash, knowing it is a different category. Compare: the Greater Kailash 1 guide → · Or see Greater Kailash 2 →

Where property in Kailash Colony goes from here

Three things support the case for property in Kailash Colony. Firstly, the colony is fully built, so new floors come only from rebuilding older houses. Secondly, the metro station and the lawn are fixed assets that newer areas cannot copy. Thirdly, it belongs to the Category B belt of central South Delhi, which led the recent cycle of price growth.

That said, the main road brings traffic and the viaduct, and smaller split plots limit what can be built on them. Over a long horizon, however, compact colonies with a metro station and good schools nearby have been among the most liquid markets in South Delhi.
