How it formed

A planned colony laid out in four blocks

Greater Kailash 2 was planned as a companion to GK 1, on a distinctive fan layout. Curved 40-foot and 60-foot roads sweep around a central spine. An 80-foot road wraps the outer edge. The original plan divides the colony into four lettered blocks: E, M, S and W. In addition, each has its own market, set around the M-block market and a large district park.

As everywhere in South Delhi, owners have redeveloped the original houses plot by plot into stilt-plus-four builder floors. Because there is no vacant land and no apartment tower inside the colony, new supply comes only from redevelopment. As a result, property in Greater Kailash 2 holds its price through cycles. Fixed stock, the district park and the Jahanpanah City Forest all help.

The four blocks of Greater Kailash 2

Property in Greater Kailash 2 is best read block by block. First, the M-block runs down the centre along the M-block market. It is the most connected and liquid address, and also the busiest. Next, the E-block fans out to the west around its own market on curved residential roads. Meanwhile, the S-block is the broad eastern arc, calm streets around the S market running down to the district park. Finally, the W-block holds the largest plots, many of 1,000 sq yd and above, toward the forest.

The cleanest option in GK 2. You inspect the finished floor and get a builder warranty. Expect the full ₹32,000–35,000 per sq ft on a standard plot.

Resale · 5–15 yrs

Usually 15–30% below new build for the same land share. However, check the structure, lift and seepage carefully. It is often the best value in the E and S blocks.

Under construction

The lowest entry price, and the highest risk. Buy only from a builder with finished GK projects and a sanctioned plan. Tie payments to construction stages.

Living in Greater Kailash 2

For most owners of property in Greater Kailash 2, daily life revolves around the markets and the green. The M-block market is a destination of its own, with restaurants, cafes, salons and well-known bath and design showrooms. Meanwhile, the E and S markets handle daily errands closer to home. The district park and the Jahanpanah City Forest also give the colony more open green than most South Delhi addresses.

Connectivity is strong. Greater Kailash and Nehru Enclave stations on the Delhi Metro Magenta Line sit at the colony’s edges. Nehru Place on the Violet Line is also minutes away. Similarly, the Outer Ring Road links Saket, the airport and Noida. On the other hand, market-facing streets are busy and short of parking at weekends. That is why the quiet inner roads of each block hold their own premium.

What it earns

The rental market

Rental demand for property in Greater Kailash 2 is deep and steady. For example, tenants include business families, senior professionals and corporate leases. A typical 4 BHK floor lets for roughly ₹2–4.5 lakh a month. In addition, large W-block floors let above that range.

However, gross yields are modest, at around 2%, because most of the value sits in the land. So buy GK 2 for long-term capital value and a stable tenant base, not for rental income alone.

The money mechanics

What a transaction actually looks like

Greater Kailash 2 is circle-rate Category B. Land is valued at ₹2,45,520 per square metre, and minimum construction at ₹17,400 per square metre. Duty is charged on the higher of the deal value and the circle value. In GK 2, however, the market figure is almost always higher.

Budget the full cost of registration on top of the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In other words, it covers base stamp duty plus 1% MCD transfer duty and 1% registration. For example, a ₹12 crore floor costs about ₹96 lakh to register in a man’s name. Buying in Greater Kailash 2: what to verify

  • The block letter and plot number together on every document. Plot numbers restart in each block, so “plot 50” alone means nothing. Match the deed, plan and MCD record to the same block.
  • The land share written explicitly into the sale deed. On a large W-block plot, the land share can be worth more than the construction.
  • On M-block and market-facing plots, confirm the plot is residential in use and in the deed. Get parking slots allotted in writing.
  • The sanctioned plan and completion for the building. In particular, stilt, basement and floor count must match what the MCD approved.
  • A clean title chain and a registered sale deed. Never accept a GPA or agreement-to-sell, however good the price.
Where deals go wrong in GK 2

The common mistake is comparing prices across blocks without adjusting for plot size. A 300 sq yd S-block floor and a 1,000 sq yd W-block floor are different products. Consequently, comparing them in a negotiation costs both sides.
