Bhagwan Das Road – cream gate pillars and an iron gate opening onto a long drive and lawn before a white colonial mansion, Lutyens Delhi

Bhagwan Das Road Bungalows

Bhagwan Das Road, beside the Supreme Court and Mandi House, is where Lutyens Delhi’s largest private estates stand, and where the country’s first reported thousand-crore home sales have taken place.

Asking land ₹20–25 L/sq yd Recorded deals ₹6.5–9.3 L/sq yd Estates ~3 acres Circle rate Category A

Bhagwan Das Road is priced like no other street in Delhi: owners currently ask ₹20–25 lakh per sq yd, while the estate sales reported here, at ₹1,000 crore to ₹1,260 crore for about three acres, work out to roughly ₹6.5–9.3 lakh per sq yd.

Bhagwan Das Road is named after Dr Bhagwan Das, the philosopher, educationist and Bharat Ratna. It runs through the north-eastern part of the bungalow zone, between the Supreme Court and the Mandi House cultural district, close to Pragati Maidan and Bharat Mandapam. Its plots were drawn for princely and official houses, and several of them are still estates of around three acres.

That size changes everything. These are not houses that come to market every year; they are once-in-a-generation assets bought by a handful of families. This guide covers the history and the estates of Bhagwan Das Road, the deals on record and how solid each one is, the LBZ rules, what a purchase of this size costs, what to verify and how the street compares with the rest of Lutyens Delhi.

Read the two numbers together

Lead with the asking rate, ₹20–25 lakh per sq yd, because that is what an owner will quote. Then read the record beside it: about ₹9.3 lakh per sq yd on the reported ₹1,260 crore sale and about ₹6.5 lakh on the reported ₹1,000 crore one. On three-acre estates the buyer pool is tiny, so per-yard rates sit far below asking, and below what small Golf Links houses fetch.

Bhagwan Das Road, by the Numbers

Asking first, then the record, then the street’s fixed facts. Two of the headline deals were reported as agreed rather than registered, so treat them as indicative.

Delhi’s circle-rate list names colonies, not the imperial streets; registered deals in the zone point to Category A. On a 2.8-acre estate (about 13,550 sq yd) the land alone has a circle value of roughly ₹877 crore, which is why duty on these estates runs to tens of crores even before negotiation. Bhagwan Das Road: history and character

When New Delhi was planned, the land around today’s Mandi House was set aside for the Delhi residences of princely states and senior officials, on plots much larger than the bungalows further south. Several of those houses became public buildings: the theatres and academies of Mandi House sit in former princely houses. Others, on Bhagwan Das Road, stayed in private or royal hands.

The best known is Tehri Garhwal House at 5 Bhagwan Das Road, a 3.2-acre estate built for the former princely state of Tehri Garhwal. Nearby stands a 2.8-acre private bungalow that has changed hands twice in just over a decade. The road’s neighbours are the Supreme Court of India, the Indian Law Institute opposite it, and the Mandi House theatres, which is why senior lawyers and institutions have long valued the address.

The character is different from Prithviraj Road. Plots are bigger, gates are grander, and much of the frontage is institutional, so the street feels more like a ceremonial avenue than a residential lane.

Bhagwan Das Road: the deals ledger

Bhagwan Das Road holds the largest reported residential deals in India. Some were registered; others were reported as agreed, with the buyer’s lawyers publishing notices inviting claims. Per-yard figures are our arithmetic and rounded.

  • ₹400 Cr3.4 acres, near Mandi House · ~₹2.4 L/sq yd

A large group’s property company acquired a 3.4-acre estate through insolvency: ₹265 crore to creditors plus ₹135 crore of statutory charges. Press reports place the estate near Mandi House without naming the road. A distressed price, not a market one. Source: The Tribune.

  • ₹304 Cr2.8 acres · ~₹2.2 L/sq yd

The original purchase of the same 2.8-acre bungalow, the entry point of the ₹1,260 crore exit, about a fourfold gross gain over eleven years. Source: Business Today.

What the ledger says

The same 2.8 acres went from about ₹2.2 lakh to about ₹9.3 lakh per sq yd in eleven years, roughly 14–15% a year before costs, on an asset that produced almost no income. It also shows how wide the range is: an insolvency sale near Mandi House cleared at a quarter of that rate. The full landmark-deals ledger for the zone →

LBZ rules on Bhagwan Das Road

Bhagwan Das Road is in the original core of the Lutyens Bungalow Zone, so the guidelines apply in full, enforced by the New Delhi Municipal Council, with the Delhi Urban Art Commission and the Heritage Conservation Committee reviewing changes.

  • Same plinth. A rebuilt house must keep the plinth area of the bungalow it replaces. You can modernise everything inside that footprint; you cannot enlarge it.
  • Same height. The new building may not rise above the existing one. On a vacant plot the lowest adjoining bungalow sets the limit, which in practice usually means a single tall storey.
  • No subdivision, no builder floors. One plot, one house. The stilt-plus-four model that rebuilt South Delhi does not exist inside the zone.
  • Basements and extras are restricted. There has been no general permission for basements, and garages, staff quarters and service blocks count against the permitted plinth.
  • Proposals are not law. Recommendations to shrink the zone or relax its norms have been made and rejected by the Centre. Value the bungalow on the rules that exist.

On a three-acre estate this matters more than anywhere: the plot could physically hold far more than the existing house, but the rules will not allow it. Value Bhagwan Das Road estates as land and permanence, not as development sites.

On Bhagwan Das Road: a restored bungalow, a rebuild within the old plinth, or a vacant plot?

No floor-by-floor market exists on the imperial streets, so the usual South Delhi choice between a new and a resale floor does not apply. A buyer here chooses what to do with the house.

A restored bungalow

Keep the structure, replace every service, restore the verandah, lawn and trees, and live in a house that already has its permissions. The fastest route in, and the one most heritage reviewers prefer.

A rebuild within the old plinth

Demolish and build new, but only to the existing plinth and height. A modern single-storey house with new services, a pool and landscaping fits comfortably on most of these plots; extra floors do not.

A vacant plot

Almost never offered. Where it is, the height is capped by the lowest neighbouring bungalow, so confirm the sanctionable envelope with the NDMC before you pay for anything that is not yet built.

Living on Bhagwan Das Road

Bhagwan Das Road puts the Supreme Court, the Indian Law Institute and the Mandi House theatres, galleries and academies within walking distance, and Connaught Place, India Gate and Pragati Maidan within a few minutes. Khan Market and Lodhi Garden are a short drive south.

The Delhi Metro’s Supreme Court and Mandi House stations on the Blue Line, with Mandi House also on the Violet Line, are close by. Traffic around the court and Pragati Maidan is heavy at peak hours, but the estates themselves sit far back behind their gates.

What a Bhagwan Das Road transaction looks like

At this ticket the buyer is almost always a company, a family office or a trust, and the structure (a conveyance, or the purchase of the company that holds the estate) decides the duty, the tax and the liabilities you take on. Insolvency purchases follow their own process through the NCLT.

Duty is paid on the full deal value, because in Bhagwan Das Road the price is several times the circle value. Most of Delhi is under the MCD, where our stamp duty and registration guide gives the all-in cost as 8% in a man’s name, 6% in a woman’s name and 7% joint (stamp duty plus MCD transfer duty, plus 1% registration). Bhagwan Das Road is in the NDMC area, where the same page shows lower total stamps: 5.5% for a man, 3.5% for a woman and 4.5% for a joint (man and woman) deed. Add the 1% registration fee and the all-in cost is about 6.5% for a man, 4.5% for a woman and 5.5% joint. On a ₹1,000 crore conveyance in a man’s name, that is about ₹65 crore before TDS of ₹10 crore. Sources differ on NDMC rates, so confirm the levy with the sub-registrar, and remember the buyer deducts 1% TDS against the seller’s PAN (more if the seller is a non-resident).

If the land is on a Land and Development Office lease, the lessor’s permission and any conversion to freehold are the largest variable in the deal; in the insolvency acquisition, statutory charges alone were ₹135 crore. Buying on Bhagwan Das Road: what to verify

  • Princely and royal title. Estates such as Tehri Garhwal House passed from former ruling families; trace the chain from the original grant through merger-era settlements, family trusts and probate.
  • The public notice. Publish one, and resolve every claim before money moves. On Bhagwan Das Road, notices have been the first public sign of a sale.
  • Insolvency and lender sales. If the seller is a resolution applicant, a liquidator or a lender, check the NCLT or SARFAESI order and every statutory dues clearance.
  • The lease and conversion charge, which on three acres can run into hundreds of crores of value either way.
  • Institutional overlays. Confirm that no court, security or heritage designation restricts use or access to the plot.
  • A registered sale deed only, paid through banking channels into escrow where possible, with duty on the full consideration and NDMC mutation afterwards.
Where Bhagwan Das Road deals go wrong

Not on price. On estates this large, sales stall on title that runs back to princely families, on statutory dues that surface late, and on leases that cannot be converted. Settle all three before the number is agreed. Our buying checklist →

Why SouthDelhiFloors for a Bhagwan Das Road purchase

A bungalow-zone purchase is made once in a generation, in a market with no listings and very few comparables. You need advisers who know which houses might move, which papers will hold, and when to say no.

Four decades in the catchment

SouthDelhiFloors has worked South and New Delhi for four decades, across two generations. The families who buy and sell in Bhagwan Das Road are, more often than not, families we have already transacted with in Jor Bagh, Vasant Vihar or Anand Niketan.

Clean deals only

It is the line under our name. We walk away from unconverted leases we cannot clear, from family partitions that are still open and from power-of-attorney shortcuts, and we tell you why before you pay a token.

Paperwork first, price second

We start with the L&DO file, the NDMC sanction and the chain of title, and bring in the property lawyers and tax counsel who have closed bungalow-zone deals before a number is discussed.

Discretion and reach

Our YouTube and Instagram following makes us the most-watched real estate voice in South Delhi, so owners often call us before they call the market. We keep a mandate quiet until it is signed.
