Prithviraj Road bungalows – a white colonial bungalow set back behind a cream boundary wall and lawn on a broad tree-lined avenue in Lutyens Delhi

Prithviraj Road Bungalows

Prithviraj Road bungalows are the private houses on Lutyens Delhi’s best-known avenue, where acre-sized plots, old jamun trees and a short list of India’s business families have produced some of the largest registered home sales in the country.

Asking land ₹20–25 L/sq yd Registered deeds ₹5.6–7 L/sq yd Tickets ₹150–500 Cr Circle rate Category A

Prithviraj Road bungalows are priced on land, and owners currently ask ₹20–25 lakh per sq yd. The deed record reads far lower, about ₹5.6–7 lakh per sq yd on registered sales between ₹150 crore and ₹476.5 crore, because the plots are so large that only a handful of buyers can write the cheque.

When people say “Lutyens bungalow”, they usually picture this road: jamun and neem trees, low white houses far back behind their lawns, almost no traffic. Private ownership is unusually common here, which is why Prithviraj Road bungalows appear in so many of the zone’s landmark deals.

This guide covers the history of Prithviraj Road bungalows, every well-sourced deal, the LBZ rules, NDMC transaction costs, what to verify and how the street compares. For the zone as a whole, start with our Lutyens Delhi and LBZ guide.

Two numbers, one street

Lead with the asking rate, ₹20–25 lakh per sq yd, because that is what an owner will quote. Then read the deed record beside it: ₹6.7 lakh per sq yd on a 3,731 sq yd house sold for ₹250 crore, and about ₹5.6 lakh on the 8,540 sq yd plot sold for ₹476.5 crore. Registered values trail asking prices across Lutyens Delhi, and the gap is widest on the biggest plots.

Prithviraj Road bungalows, by the Numbers

The asking land rate comes first because that is where every conversation opens. The registered range is our arithmetic on deals reported from registration records.

Asking land rate₹20–25 L / sq yd
Registered deeds₹5.6–7 L / sq yd
Registered tickets₹150–476.5 Cr
Largest registered deal₹476.5 Cr
Typical plot~2,000–8,500 sq yd
Circle-rate categoryA
Civic bodyNDMC
Rebuild ruleSame plinth & height
Entry to the zone~₹90 Cr (Golf Links)
Category APrithviraj Road · circle rate
Land · per sq metre₹7,74,000
Per sq yard (gaj)₹6,47,163
Per sq foot₹71,907
Min. construction · per sq m₹21,960

Delhi’s circle-rate list names colonies rather than the imperial streets, but the registration record points to Category A: the ₹476.5 crore sale was reported as registered below a circle-rate value of ₹554 crore on 7,143 sq m of land, which works out to almost exactly the Category A land rate plus construction. It is a floor for duty, not a market price. See Delhi circle rates in full →

Prithviraj Road: history and character

Prithviraj Road is named after the twelfth-century Rajput king Prithviraj Chauhan. It runs north-east from the roundabout by Safdarjung’s Tomb towards the Man Singh Road end of the zone, through roundabouts it shares with streets such as APJ Abdul Kalam Road, and its houses sit on some of the largest plots that Lutyens and his planners drew for the officials of the new capital.

Today the road mixes the state with private money. State guest houses such as Rajasthan House, a foreign embassy and residences earmarked for senior officials sit beside private bungalows owned by industrial families and, most recently, a large listed group’s company that bought a house to use as a corporate guest house for its executives in the capital.

That mix is the point: the neighbours of Prithviraj Road bungalows are ministers, ambassadors and the families who run India’s largest companies, and the street has barely changed in ninety years.

Prithviraj Road bungalows: the deals ledger

Sales of Prithviraj Road bungalows are rarely announced. Most surface through registration documents or the business press. This ledger lists the transactions we consider well sourced, largest first. Per-yard figures are our arithmetic, price divided by reported plot area, and are rounded.

  • ₹476.5 Cr7,143 sq m (~8,540 sq yd) · ~₹5.6 L/sq yd

The selling family to a private buyer, with about ₹22 crore in stamp duty. The house was just 780 sq m on a plot of 7,143 sq m, and the deed was registered below the circle-rate value. Source: Business Today.

A Prithviraj Road bungalow bought by a private buyer, reported by Business Today alongside the larger deal above.

  • ₹350 Crplot not reported

Bought from a private seller by a large listed group’s company, to be used as a corporate guest house rather than a family residence, as reported by Bloomberg and the Free Press Journal.

  • ₹250 Cr3,731 sq yd · ~₹6.7 L/sq yd

Sold by the selling family to a company director. The sale was later challenged in the Delhi High Court by a developer who claimed to have paid an advance. Source: The Economic Times.

  • ₹150 Cr~2,200 sq yd · ~₹6.8 L/sq yd

Sold by one company to another, with ₹10.5 crore in stamp duty. Source: registration documents reported by CRE Matrix.

What the ledger says

Two things. Per-yard rates fall as plots grow, because a ₹150 crore house has many more buyers than a ₹476 crore one. And one of the five sales above was challenged in court by a prior claimant, which is why the paperwork decides more than the price. The full landmark-deals ledger for the zone →

LBZ rules for Prithviraj Road bungalows

Prithviraj Road sits in the core of the Lutyens Bungalow Zone notified by the Ministry of Urban Development and enforced by the NDMC, with the Delhi Urban Art Commission and the Heritage Conservation Committee reviewing anything that changes the character of the street.

  • Same plinth. A rebuilt house must keep the plinth area of the bungalow it replaces. You can modernise everything inside that footprint; you cannot enlarge it.
  • Same height. The new building may not rise above the existing one. On a vacant plot the lowest adjoining bungalow sets the limit, which in practice usually means a single tall storey.
  • No subdivision, no builder floors. One plot, one house. The stilt-plus-four model that rebuilt South Delhi does not exist inside the zone.
  • Basements and extras are restricted. There has been no general permission for basements, and garages, staff quarters and service blocks count against the permitted plinth.
  • Proposals are not law. Recommendations to shrink the zone or relax its norms have been made and rejected by the Centre. Value the bungalow on the rules that exist.

The practical result: the price of Prithviraj Road bungalows is for the plot, the address and the right to be one of a few dozen private owners, not for built-up area. The ₹476.5 crore house had only 780 sq m of construction.

On Prithviraj Road: a restored bungalow, a rebuild within the old plinth, or a vacant plot?

No floor-by-floor market exists on the imperial streets, so the usual South Delhi choice between a new and a resale floor does not apply. A buyer here chooses what to do with the house.

A restored bungalow

Keep the structure, replace every service, restore the verandah, lawn and trees, and live in a house that already has its permissions. The fastest route in, and the one most heritage reviewers prefer.

A rebuild within the old plinth

Demolish and build new, but only to the existing plinth and height. A modern single-storey house with new services, a pool and landscaping fits comfortably on most of these plots; extra floors do not.

A vacant plot

Almost never offered. Where it is, the height is capped by the lowest neighbouring bungalow, so confirm the sanctionable envelope with the NDMC before you pay for anything that is not yet built.

The trees are as protected as the houses.

Living on Prithviraj Road

Life in Prithviraj Road bungalows is quieter than almost anywhere in a city of thirty million: no shops, few cars and security posts at many gates. Khan Market is a few minutes away for food and books, Lodhi Garden for a morning walk, and the Delhi Gymkhana, the India International Centre and the Taj Mahal Hotel on Man Singh Road are all close.

The Delhi Metro’s Jor Bagh and Lok Kalyan Marg stations (Yellow Line) and Khan Market (Violet Line) are each a short drive away.

What a Prithviraj Road transaction looks like

Most Prithviraj Road bungalows are bought by companies or family trusts, and the structure of the deal (a conveyance or the purchase of the company that owns the house) changes the duty, tax and liability. Decide it with tax counsel, not to save duty alone.

Duty is paid on the full deal value, because in Prithviraj Road the price is several times the circle value. Most of Delhi is under the MCD, where our stamp duty and registration guide gives the all-in cost as 8% in a man’s name, 6% in a woman’s name and 7% joint (stamp duty plus MCD transfer duty, plus 1% registration). Prithviraj Road is in the NDMC area, where the same page shows lower total stamps: 5.5% for a man, 3.5% for a woman and 4.5% for a joint (man and woman) deed. Add the 1% registration fee and the all-in cost is about 6.5% for a man, 4.5% for a woman and 5.5% joint. For reference, reported deeds on the street record ₹10.5 crore of duty on the ₹150 crore purchase and about ₹22 crore on the ₹476.5 crore purchase; company buyers and what the reports include explain the differences. Sources differ on NDMC rates, so confirm the levy with the sub-registrar, and remember the buyer deducts 1% TDS against the seller’s PAN (more if the seller is a non-resident).

Much of the land here is held on perpetual lease from the Land and Development Office. Budget separately for the lessor’s permission and any conversion to freehold, which is linked to land value and can run into tens of crores. Add legal and title work, and expect banks to lend reluctantly at this ticket. Circle rate vs market rate → · Buying-cost calculator → · How property loans work →

Buying a Prithviraj Road bungalow: what to verify

  • Prior claims and advances. One recent Prithviraj Road sale was challenged in the High Court by a developer who said he had paid an advance first. Publish a public notice, and resolve every claim before money moves.
  • The L&DO lease and whether the plot is freehold. On an 8,000 sq yd plot, the conversion charge alone can change the price of the deal.
  • The selling entity. Many houses here are held by companies. If you buy the company, audit its debts, guarantees and disputes, because they come with the house.
  • The sanctioned plinth and height, compared with what stands. In the LBZ that plinth is your rebuild right, and any unsanctioned structure is a demolition risk.
  • Official overlays. Confirm that no government requisition, security establishment or heritage grading restricts the plot.
  • A clean title chain and a registered sale deed only, paid through banking channels, ideally via escrow, with duty on the full consideration and NDMC mutation afterwards.
Where Prithviraj Road deals go wrong

Not on price. They stall on a lease that cannot be converted, a family or company dispute on the selling side, or a claimant who appears after the public notice. Resolve all three on paper before the number is agreed. Our buying checklist →

Why SouthDelhiFloors for a Prithviraj Road purchase

A bungalow-zone purchase is made once in a generation, in a market with no listings and very few comparables. You need advisers who know which houses might move, which papers will hold, and when to say no.

Four decades in the catchment

SouthDelhiFloors has worked South and New Delhi for four decades, across two generations. The families who buy and sell in Prithviraj Road are, more often than not, families we have already transacted with in Jor Bagh, Vasant Vihar or Anand Niketan.

Clean deals only

It is the line under our name. We walk away from unconverted leases we cannot clear, from family partitions that are still open and from power-of-attorney shortcuts, and we tell you why before you pay a token.

Paperwork first, price second

We start with the L&DO file, the NDMC sanction and the chain of title, and bring in the property lawyers and tax counsel who have closed bungalow-zone deals before a number is discussed.

Discretion and reach

Our YouTube and Instagram following makes us the most-watched real estate voice in South Delhi, so owners often call us before they call the market. We keep a mandate quiet until it is signed.
