Property in Safdarjung Enclave – new builder floors and older houses on a tree-lined colony road in South Delhi

Property in Safdarjung Enclave

Property in Safdarjung Enclave covers nine blocks of very different plot sizes, from compact 125 sq yd lanes to 500 sq yd park-facing corners, all on the Category B circle rate.

Circle rate Category B ₹7.5 Cr+ new 3 BHK Plots 125–500 sq yd Green Park metro Yellow Line

Property in Safdarjung Enclave starts at about ₹7.5 crore for a new three-bedroom floor on a 200 sq yd plot. It is one of the most active rebuilding markets in South Delhi, and one of the easiest to misread.

The colony is big. It has two A blocks and seven B blocks, and plot sizes inside it run from 125 sq yd to 500 sq yd. As a result, a “Safdarjung Enclave floor” can mean a compact three-bedroom on a 25-foot frontage or a four-bedroom on a 45-foot park-facing plot, and the two do not belong in the same price conversation.

This guide is written for that problem. It sets out what property in Safdarjung Enclave costs, how the blocks differ on the plan, which nearby addresses are not part of the colony at all, and what to check before you pay a token. We also cover rent, transaction costs and how the colony compares with Green Park next door.

SouthDelhiFloors insight

Safdarjung Enclave is priced by plot size first and block second. A 200 sq yd floor and a 400 sq yd floor in the same block can differ by more than they would across two colonies, so always compare land share before you compare finishes.

Property in Safdarjung Enclave, by the Numbers

These are indicative levels for property in Safdarjung Enclave, taken from our colony pricing table and the block plans. Because plot sizes vary so much, treat the per-square-yard figures as the better guide and check every number against the floor in front of you.

This is the minimum registration value of the land, not its market price. On our reading, Safdarjung Enclave land trades at roughly four times this figure, which is why duty is almost always paid on the deal value. From Humayunpur farmland to a rebuilt colony

Safdarjung Enclave was planned in the early 1960s on farmland acquired from Humayunpur village. Press histories record plots being marked and auctioned in the mid-1960s, reportedly at about ₹75 a square yard, with houses going up from the late 1960s. By the mid-1970s the colony was largely built.

The name points north, to Safdarjung’s Tomb and Safdarjung Hospital. On the ground, though, the colony lies between the Ring Road and the Hauz Khas Deer Park, with Bhikaji Cama Place and Africa Avenue at its western edge and the Kamal Cinema community centre at its eastern end.

The first owners built two-storey family houses. Over the past two decades most of those have been demolished and rebuilt as builder floors, usually a basement, ground and three upper floors, and that rebuilding still drives the colony’s supply today. Our own working notes list dozens of projects across A-1, A-2 and the B blocks at different stages, from bookings to ready floors.

Safdarjung Enclave property, block by block

Property in Safdarjung Enclave is read by block and plot number, written as the block followed by the plot number, for example A-1/12. On the plan, Ch. Jhandu Singh Marg, an 80 ft road, splits the colony in two. The A blocks sit north of it, between that road and the nala, while the B blocks lie south of it, running down to the open nala that separates the colony from Arjun Nagar and Humayunpur.

The map below combines three of the original block sheets: A-1 and A-2 on top, B-1, B-2 and B-3 at bottom left, and B-4 at bottom right. B-5, B-6 and B-7 are on separate sheets, so they are described in the next section but not drawn. Tap a block to compare plot sizes.

Every block of Safdarjung Enclave and what it is known for

The plot-size bands below, which do most of the work in pricing property in Safdarjung Enclave, come from the block plans and from the projects we have tracked in each block. They are ranges, not rules, so a single block can hold both ends.

Block A-1

The larger A block, running to the Kamal Cinema community centre, with plots from about 200 to 500 sq yd.

USP: the widest choice of plot sizes in one block.

Block A-2

Mostly 125 to 250 sq yd plots between the nala and the 80 ft road, close to Bhikaji Cama Place.

USP: three-bedroom floors at the lower end of the colony’s range.

Block B-1

Plots of about 300 to 450 sq yd around the B-1 park, between the 150 ft road and the 80 ft road.

USP: four-bedroom floors on generous frontages.

Block B-2

The densest layout, with 125 to 250 sq yd plots around a primary school beside Krishna Nagar.

USP: the most affordable way into the colony.

Block B-3

Bigger plots on the 80 ft road and smaller ones around the large B-3 park.

USP: park-facing floors in a quiet pocket.

Block B-4

A long block from the government school to the Safdarjung Club, with two parks and plots from about 150 to 500 sq yd.

USP: the club and the community centre are a short walk away.

Blocks B-5, B-6 and B-7

Not drawn on our map. Our notes show B-5 plots from about 150 to 500 sq yd, B-6 mostly 150 to 240 sq yd and B-7 around 250 sq yd.

USP: steady new supply, block by block.

Humayunpur, Arjun Nagar, Krishna Nagar

Urban villages that border the colony. They are separately regularised, with their own rules and much smaller holdings.

USP: none for a floor buyer; check the address twice.

What property in Safdarjung Enclave costs against its neighbours

Prices here are set plot by plot, so we work from our current colony benchmarks and from live stock. The figures below come from our pricing table and our own listing.

  • ₹7.5 Cr+New 3 BHK · 200 sq yd

Our current starting point for a new three-bedroom floor on a 200 sq yd plot in Safdarjung Enclave, or about ₹3.8 lakh per square yard of plot.

  • ₹14 CrLive listing · 385 sq yd

A corner, north-facing four-bedroom second floor of about 2,300 sq ft on a 385 sq yd plot, with its own parking, currently on our site. Bigger plots move the ticket sharply.

  • ₹7 Cr+Green Park · 200 sq yd

A new three-bedroom floor on the same plot size in Green Park, the Category B colony next door to the east. So Safdarjung Enclave trades a little above its closest rival.

What these numbers tell a buyer

In Safdarjung Enclave the plot does most of the pricing. A floor on a 385 sq yd corner is not an expensive 200 sq yd floor, it is a different product. So divide the price by the plot size and the floor count before you decide whether a number is high or low.

A new floor, a resale floor, or a booking?

Safdarjung Enclave has an unusually large pipeline of projects, so many buyers of property in Safdarjung Enclave choose between a ready floor and a booking in a building that is still going up.

A new, ready floor

The cleanest option, from about ₹7.5 crore for three bedrooms on a 200 sq yd plot. You can inspect what you are buying, so check the lift, the stilt parking allotment and the land share in the deed.

A resale floor

Usually cheaper per square foot than new, because the discount sits on the building and not the land. A well-kept floor on a bigger plot in A-1 or B-1 can be better value than a new floor on a small plot.

A booking (under construction)

Common in this colony, with payments linked to milestones and a modest price advantage. Most single-plot projects fall outside RERA, so your protection is the builder’s record, the collaboration agreement and a tight payment schedule.

Living in Safdarjung Enclave

Daily life in Safdarjung Enclave is organised around block parks and block markets. Most lanes are 30 or 45 feet wide, so traffic inside the blocks stays local, while the 80 ft Ch. Jhandu Singh Marg and the Ring Road carry the through traffic.

For shopping, the community centre at Kamal Cinema covers daily needs and restaurants, and Green Park market, Bhikaji Cama Place and Hauz Khas Village are a short drive away. The Safdarjung Club, at the eastern end of B-4, is the colony’s social anchor. For green space, the Hauz Khas Deer Park and the district park lie just south of the colony; the Delhi Development Authority maintains the district parks.

Healthcare is a strength. AIIMS and Safdarjung Hospital are a short drive north, and the colony has its own hospitals and clinics, including Aashlok Hospital and Centre for Sight. Schools include the government schools inside the blocks and a range of private schools within easy reach.

On connectivity, the Delhi Metro’s Green Park station on the Yellow Line is the usual stop for the eastern blocks, with Hauz Khas (Yellow and Magenta) a little further, while the A-2 side is closer to Bhikaji Cama Place on the Pink Line. The Ring Road on the colony’s northern edge links it to South Extension, Dhaula Kuan and the airport road.

The rental market in Safdarjung Enclave

Rental demand for property in Safdarjung Enclave comes from doctors at AIIMS and Safdarjung Hospital, professionals working in Bhikaji Cama Place and Nehru Place, and families who want a central address without a Category A price. Three-bedroom floors on 200 to 250 sq yd plots are the most liquid rentals in the colony.

We quote rents floor by floor against current comparables, not as a colony average, because a lift, stilt parking and a park view each move the number. As with most South Delhi floors, gross yields are modest. Buyers here are paying for land in a central colony, and rent is a bonus rather than the case for buying.

What buying property in Safdarjung Enclave actually costs

Property in Safdarjung Enclave is valued for registration on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. Duty is charged on the higher of the deal value and the circle value, and here the market price is well above the circle figure.

Budget the full government cost on top of the price. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for a joint deed. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration; in a woman’s name, 2%, 3% and 1%; and a joint husband-and-wife deed falls in between. On a ₹7.5 crore floor, that comes to about ₹60 lakh in a man’s name and ₹45 lakh in a woman’s. On top of that, the buyer withholds 1% TDS on the seller’s PAN, and a non-resident seller means a higher TDS rate. See the full stamp duty breakdown → · Circle rate vs market rate →

At these tickets more buyers use a loan than in the Category A colonies, and banks lend readily against a clean title and a sanctioned plan. Banks do not fund the duty, though, so keep it in your own contribution. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Safdarjung Enclave: what to verify

  • That the address really is Safdarjung Enclave. Humayunpur, Arjun Nagar and Krishna Nagar border the colony and are sometimes marketed with its name, but they are separate urban villages with different rules, so match the colony name, block and plot number on the title deed.
  • The plot size on the deed, not in the brochure. With plots from 125 to 500 sq yd in the same colony, a few square yards either way changes the land share and the price per square foot.
  • For a booking, the registered collaboration agreement between the plot owner and the builder, who signs your deed, and a payment plan tied to real construction milestones rather than dates.
  • The sanctioned building plan and completion certificate, with the number of floors, the stilt and the basement as built. A floor added beyond the approved plan is hard to finance and harder to resell.
  • Your parking allotment in writing. Many Safdarjung Enclave plots are narrow, and some buildings have only a half stilt, so check which bay is yours before you pay.
  • Whether the plot faces a commercial or mixed-use stretch, or a lane where shops and offices have crept in, because that affects both noise and resale.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation done after purchase.
Where deals go wrong

With property in Safdarjung Enclave, the big mistakes are about size and address rather than marble. A village plot sold under the colony’s name, a booking with no registered collaboration agreement, or a floor priced as if its plot were bigger can each cost crores at resale. So pin down the block, plot number and plot size before you negotiate. The 21-point buying checklist →

Property in Safdarjung Enclave or Green Park?

These two Category B colonies sit side by side and attract the same buyer. A new three-bedroom floor on a 200 sq yd plot starts around ₹7 crore in Green Park and around ₹7.5 crore in Safdarjung Enclave, and our land bands for the two overlap at roughly ₹8 to 10 lakh per square yard.

The difference is range and texture. Green Park is smaller and more uniform, with its own busy market and the Yellow Line on its doorstep. Safdarjung Enclave is larger and more varied: it offers bigger plots in A-1, B-1 and B-4, the Safdarjung Club and the Deer Park at its back, but also more construction on any given lane. Choose Green Park for a compact, walkable address. Choose Safdarjung Enclave if you want more plot-size options, or a four-bedroom floor on a larger plot. Where property in Safdarjung Enclave goes from here

Three things support the colony over the medium term. First, the location: it sits between the Ring Road, AIIMS and the Deer Park, which is about as central as South Delhi gets below Category A. Second, demand is broad, because the range of plot sizes lets buyers enter at many price points. Third, rebuilding keeps refreshing the housing stock, so a new floor here competes on product with any colony nearby.

There are real caveats. Older roads, drains and parking were laid out for two-storey houses, and press reports have long complained about congestion and commercial creep. Heavy construction also means more supply at any moment, which keeps a lid on prices for average floors. Over a long horizon, though, property in Safdarjung Enclave has behaved like other well-located land in a central Category B colony and held its value well, and the best plots here, larger, park-facing and away from the main roads, have done better still.

Frequently asked questions

Prices and blocks

What does property in Safdarjung Enclave cost?
A new three-bedroom floor on a 200 sq yd plot starts at about ₹7.5 crore, or roughly ₹3.8 lakh per square yard of plot. Larger plots cost much more: a four-bedroom floor on a 385 sq yd corner plot is listed at ₹14 crore on our site.
What is the circle rate in Safdarjung Enclave?
Safdarjung Enclave is in Category B, so the land rate is ₹2,45,520 per square metre, or ₹2,05,286 per square yard, with minimum construction at ₹17,400 per square metre. Market prices run several times higher.
Which blocks make up Safdarjung Enclave?
The blocks are A-1 and A-2, north of Ch. Jhandu Singh Marg, and B-1 to B-7 to the south of it. Addresses are written as block and plot number, such as A-1/12 or B-4/7.
How big are the plots in Safdarjung Enclave?
They range from about 125 sq yd to about 500 sq yd. Smaller plots cluster in A-2 and B-2, while A-1, B-1, B-4 and B-5 hold more of the larger ones.
What extra costs apply when buying in Safdarjung Enclave?
Budget 6–8% for registration: 8% in a man’s name, 6% in a woman’s and 7% jointly. That is stamp duty plus the MCD transfer duty, together 5–7% depending on whose name the deed is in, plus 1% registration. The buyer also deducts 1% TDS from the seller.

Location and daily life

Are Humayunpur and Arjun Nagar part of Safdarjung Enclave?
No. They are urban villages next to the colony, across the open nala, with their own rules and much smaller plots. Krishna Nagar is another village pocket beside the B blocks. Always check the colony name on the deed.
Which metro station is nearest to Safdarjung Enclave?
Green Park on the Yellow Line serves most of the eastern blocks, Hauz Khas (Yellow and Magenta) is a little further, and the A-2 side is closer to Bhikaji Cama Place on the Pink Line.
Is Safdarjung Enclave the same as Safdarjung Development Area?
No. SDA is a separate, smaller colony south of the Deer Park, beside Aurobindo Marg and IIT Delhi. The two share a name and a circle-rate category but are different markets.
What rent does a Safdarjung Enclave floor earn?
Rents are set floor by floor. Three-bedroom floors on 200 to 250 sq yd plots let fastest, mainly to doctors, professionals and families, and gross yields are modest because buyers pay mostly for land.

Key takeaways

  • Property in Safdarjung Enclave spans nine blocks, A-1, A-2 and B-1 to B-7, with plots from about 125 to 500 sq yd on the Category B circle rate.
