Property in Westend – a quiet gated lane of large walled homes in Westend Colony, New Delhi

Property in Westend

A small gated colony of around 110 plots near Vasant Vihar and Moti Bagh, where homes still trade as whole bungalows as often as floors. The priciest floors in the diplomatic west, and the hardest to find.

Circle rate Category A ₹25 Cr+ new 4 BHK, 500 sq yd About 110 plots Metro Pink Line, Moti Bagh

Property in Westend starts at about ₹25 crore for a new four-bedroom floor on a 500 sq yd plot. Per square yard of plot, that ties with Shanti Niketan as the highest of any floor colony on our South Delhi price list.

Westend Colony is easy to miss. It sits off Shanti Path Extension, a short drive from Vasant Vihar, Shanti Niketan and Chanakyapuri, and it has no main market or through road of its own. That is the point. On the colony plan we work from, there are around 110 plots in four lettered blocks, A to D, plus two small E plots, a club house, a few shops and a nursery school. For a South Delhi address at this price, it is tiny.

So Westend behaves differently from its neighbours. Many plots are still family bungalows, floors come up rarely, and a large share of deals never reach a portal. This guide sets out what property in Westend costs, how the blocks differ, who buys here and how it compares with Shanti Niketan across the road.

SouthDelhiFloors insight

Westend is a bungalow colony that is slowly turning into a floor colony, one plot at a time. That shapes every decision: you are often buying from a family rather than a builder, the neighbours on either side may still be single houses, and the next new building on your lane may be years away.

Property in Westend, by the Numbers

These are indicative levels for property in Westend, drawn from our own pricing data and the colony plan. Westend trades so rarely that a single deal can move any average, so treat each figure as a starting point and test it against the specific plot.

A small, walled colony built for bungalows

Westend was planned as a compact bungalow colony on the edge of the diplomatic belt, and its plan reads like a private estate. The A block runs in two long, parallel rows on the side nearest Shanti Path Extension and then curves around the club house. The B block fills the middle, and the C and D blocks sit in smaller clusters to the west and north.

The plan also shows what Westend does not have. There is no main market, no through road and no large public park in the middle; instead there is a club house, a short row of shops, a nursery school and an overhead tank. On the western edge sit a nallah and land set aside for a dhobi ghat and service personnel, with a proposed road to Moti Bagh beyond.

Because the colony is small and enclosed, it is easy to secure, and that is a large part of why diplomats and business families choose it. The original bungalows are now being rebuilt slowly, some as new houses and some as floors.

Westend property, block by block

Property in Westend is identified by block letter and plot number, such as A-21 or B-7. On the plan, the A and B blocks each run to 32 plots, the C block to 37 and the D block to 8, with two further plots marked E. That is around 110 plots in total, which is fewer than many single blocks of Greater Kailash.

The A block’s twin rows are the most regular plots in the colony. The A block curve and the B block sit closest to the club house, while the C and D blocks on the nallah side have more irregular shapes. Tap the map to compare them.

A block twin rows

A-17 to A-32, in two straight parallel rows on the Shanti Path Extension side of the colony.

USP: regular plots and the calmest lanes in Westend.

A block curve and road front

A-1 to A-7 along the outer road and A-8 to A-16 around the curve beside the club house.

USP: quick access in and out, with the club next door.

B block

The largest block, from a long row of B-21 to B-32 to small clusters near the club house and the shops.

USP: a short walk to the club, shops and nursery school.

C block

Thirty-seven plots in several small clusters to the west and north, some on curving lanes.

USP: tucked away from any road, at the quiet end of the colony.

D block

A short row beside the nallah, plus D-1 at the far end of the plan. The least typical part of Westend.

USP: occasionally the lowest entry into a Westend address.

Club house and shops

A club house near the A block curve, and a few shops beside the nursery school in the middle of the colony.

USP: daily needs and a social centre inside the gates.

What property in Westend costs against its neighbours

Westend deals are rare and almost never published, so we price it from our current levels and from the colonies a buyer here would also consider.

  • ₹25 Cr+New 4 BHK · 500 sq yd

Our current starting point for a new four-bedroom floor on a 500 sq yd plot in Westend, or about ₹5 lakh per square yard of plot, level with Shanti Niketan at the top of our list.

  • ₹20 Cr+Shanti Niketan · 400 sq yd

A new floor on a 400 sq yd plot in Shanti Niketan, nearby. Per square yard of plot, the two colonies are level, but Shanti Niketan offers more choice and larger plots.

  • ₹18 Cr+Vasant Vihar · 400 sq yd

A new four-bedroom floor on 400 sq yd in Vasant Vihar, a short drive away, with far more stock and a full market. Westend charges a premium for scarcity and the gate.

What these numbers tell a buyer

In Westend the floor price is only half the story, because whole bungalows trade here too, and press reports have put individual Westend bungalow deals above ₹100 crore. If your budget is near the top of the floor range, ask whether a whole plot is available and compare the two on land per rupee.

A new floor, an older floor, or a whole bungalow?

A new floor

From about ₹25 crore for four bedrooms on a 500 sq yd plot. New Westend floors are few, so expect to wait for the right one and to move quickly when it appears.

An older floor

A handful of older floor buildings exist. They trade below new ones because the building is depreciated, but the land share is the same, so they can make sense for buyers who plan to refurbish.

A whole bungalow

Westend is one of the few colonies in this belt where a family bungalow still comes up for sale. Value the land, confirm what the sanction allows and decide whether to live in it, rebuild it or redevelop it.

Living in Westend

Daily life in Westend is private, and that privacy is what property in Westend is priced on. The lanes carry almost no outside traffic, the colony is small enough for the guards to know who belongs, and most homes have their own gardens. Residents use the club house for sport and social life, and the few shops inside cover small daily needs.

For anything more, Vasant Vihar’s markets, Anand Niketan and the Moti Bagh shops are a short drive away, and Chanakyapuri’s embassies and hotels are close. The airport is one of the shortest runs from any South Delhi address, which matters to the frequent travellers who live here.

On connectivity, the nearest Delhi Metro station is Sir M. Vishweshwaraiah Moti Bagh on the Pink Line. In practice, almost everyone drives, so parking and driver accommodation matter more here than metro distance. Westend falls under the MCD, and property tax is paid on the MCD online portal.

The rental market

Tenants for property in Westend are mostly embassies, international organisations and multinational companies housing senior staff. They want security, a garden, space for staff and a short drive to the airport and Chanakyapuri, and Westend gives them all four.

Because supply is so thin, rents are set deal by deal and depend heavily on whether the home is a whole bungalow or a floor. We quote them against current comparables rather than an average. As with every land-heavy address, gross yields are low; owners here hold Westend for the land and the address rather than the income.

What a transaction actually looks like

We value property in Westend on the Category A circle rate of ₹7,74,000 per square metre of land, with minimum construction at ₹21,960 per square metre. Duty is charged on the higher of the deal value and the circle value, so for a whole bungalow on a large plot, work out the circle value before you agree the price.

Then budget the full cost of registration. The all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration; in a woman’s name, the two duties fall to 2% and 3%; a 50:50 joint deed pays 2.5% and 3.5%. On a ₹25 crore floor, that is about ₹2 crore in a man’s name, ₹1.75 crore jointly and ₹1.5 crore in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and many Westend sellers live abroad, in which case the TDS rules are far stricter. Buying property in Westend: what to verify

  • The block letter and plot number exactly as on the title, such as A-21. Westend is small, but its curved blocks make plot boundaries easy to misread on site, so match the site plan to the deed.
  • The circle rate the Sub-Registrar will apply. We treat Westend as Category A, but the colony is not named in the published list, so confirm it in writing before you budget duty.
  • If the seller is a family selling a bungalow, every legal heir and co-owner, and whether any of them is a non-resident. Inherited Westend homes often have several owners, and each one must sign.
  • For a floor, the land share, terrace, basement and parking in the deed, with the sanctioned plan for the whole plot and the collaboration agreement if a builder rebuilt it.
  • The sanctioned plan and completion certificate, and that the building matches them.
  • Any tenancy. Many Westend homes are let to embassies or companies on long leases with notice terms that run past your purchase date.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

Property in Westend usually goes wrong at the signing table, not at the site. A missing heir, an overseas co-owner without a proper attorney, or a running diplomatic lease can stall a Westend deal for months. So map every owner and every tenancy before you pay a token. Westend property for sale

Property in Westend almost never lists publicly. Owners sell through people they know, and many would rather wait than advertise a family home.

Property in Westend or Shanti Niketan?

These two are the closest pair in the diplomatic west, and both price at about ₹5 lakh per square yard of plot. The difference is in the kind of colony. Shanti Niketan is larger and open, laid out on numbered streets around a big park, with plots on its plan that reach almost 1,500 sq yd and more floor buildings to choose from. A new floor there starts near ₹20 crore on 400 sq yd.

Westend is smaller, enclosed and quieter still, with around 110 plots, a club house inside the gates and fewer new buildings. A new floor starts near ₹25 crore on 500 sq yd. Choose Shanti Niketan for choice and plot size. Choose Westend for privacy, a controlled perimeter and the chance of a whole bungalow. Compare: the Shanti Niketan guide → · Or see Vasant Vihar →

Where property in Westend goes from here

Supply is the story for property in Westend. With around 110 plots and many families in no hurry to sell, the colony adds new homes very slowly. Each rebuild into floors adds a few units, but the pace is set by families, not builders. Demand, meanwhile, comes from a narrow but deep pool of embassies, multinationals and wealthy families who want this specific mix of privacy and airport access.

The risks are liquidity and timing. Because so few homes trade, a buyer cannot count on a quick resale, and our own market notes suggest Category B colonies have recently been rising faster than Category A addresses. Westend suits a buyer with a long horizon who values the address more than the exit.
