Property in New Friends Colony – new builder floors and older family houses on a tree-lined lane in South-East Delhi

Property in New Friends Colony

Property in New Friends Colony is the biggest Category A address in the eastern belt: four lettered blocks, more than a thousand plots and a steady flow of new builder floors. Here is how it prices, block by block, and why it is not Friends Colony.

Circle rate Category A ₹13 Cr+ new 4 BHK, 500 sq yd Land ₹7–8 L per sq yd Metro Sukhdev Vihar · Ashram

Property in New Friends Colony currently starts at about ₹13 crore for a new four-bedroom builder floor on a 500 sq yd plot. That is the lowest entry to a Category A colony anywhere in South Delhi.

New Friends Colony, or NFC as everyone in Delhi calls it, sits between Mathura Road, Maharani Bagh and the Okhla side, with Jamia Millia Islamia on its far edge. It is a big colony by South Delhi standards. The plan runs from plot 1 to past plot 1,100, split into A, B, C and D blocks by two 80-foot roads, with parks, school sites and local shopping spread through it.

Two things confuse buyers here. The first is the name: Friends Colony East and West, across Mathura Road, are a different and costlier colony, and the New Friends Colony Community Centre is a commercial complex, not a residential block. The second is the price. NFC carries the same circle rate as Golf Links, but its land trades far below the rest of Category A. Both points change how you should read any offer.

SouthDelhiFloors insight

NFC is where the circle rate and the market sit closest together. On our reading the land trades at only about 1.2 times its circle value, so the government figure is a real number in every NFC deal, not a formality to be waved through at registration.

Property in New Friends Colony, by the Numbers

These are indicative levels for NFC, taken from our colony pricing data and the colony plan. In a colony this large the block, the road width in front of the plot and whether it faces a park can move a price by crores, so treat them as a starting point, not a valuation.

How New Friends Colony grew, and how it differs from Friends Colony

New Friends Colony was put together by a cooperative, the New Friends Co-operative House Building Society, on farmland east of Mathura Road. The society was already dealing with the government in the 1960s, and most of the first houses went up through the 1970s: large two-storey family homes with gardens, garages and servant quarters, built by business families, senior officers and professionals who wanted space close to the city.

That makes it a younger, separate colony from Friends Colony East and West, which line Mathura Road just to the north-west. The two share part of a name and a circle-rate category, and very little else. Friends Colony plots are larger and its land costs more. NFC is larger as a colony, laid out on a regular grid of 30, 45, 60 and 80-foot roads, with its own markets and parks.

Over the last two decades the old NFC houses have been steadily rebuilt as stilt-parked builder floors, usually four storeys on a plot. Walk any NFC lane today and you see the two eras side by side: a 1970s house with a deep lawn next to a new floor building with glass balconies and a basement.

New Friends Colony property, block by block

Property in New Friends Colony is read by block letter and plot number. Two 80-foot roads organise the plan. One crosses the whole colony and separates D block, on the Mathura Road and Okhla side, from everything else. The other runs at right angles to it through the northern half, with B and C blocks on the Maharani Bagh side and A block on the far side, where the plots bend into a series of crescents.

On the plan the numbering runs roughly in sequence. A block holds the low numbers, from plot 1 up to the high 200s, including the curved rows. B block follows in the 300 to 500 range, C block takes most of the 600s and 700s, and D block runs from 800 to past 1,100. Tap the map to compare them, and always check the exact block letter on the papers.

Every part of New Friends Colony and what it is known for

The four blocks of New Friends Colony feel different on the ground. The northern blocks are calm grids of family plots, D block is busier and closer to the commercial edge, and the parks in the south-east give some plots an outlook money cannot add later.

A block

The low plot numbers, from 1 to the high 200s, on the far side of the north-south 80-foot road. The curved rows along the outer road are the signature of the NFC plan.

USP: park-facing plots and a quieter outer edge.

B block

The 300 to 500 series in straight rows next to Maharani Bagh, with school and shopping sites inside the block. Regular plots make floors here easy to compare.

USP: the most orderly layout in the colony.

C block

The 600 and 700 series, between B block and the cross-colony road. A mix of road widths, with a large parcel of outside land in the middle of the block.

USP: central, with quick access to both 80-foot roads.

D block

Plots 800 to 1,100 and beyond, south of the cross-colony road, towards Mathura Road, Okhla and Sukhdev Vihar. The largest block by plot count, with varied plot sizes.

USP: closest to the metro and the Community Centre.

NFC Community Centre

A separate commercial complex near D block, known for its restaurants, bars and cinema. It is a shopping and office address, not a residential block of the colony.

USP: dining and errands within a short walk of D block.

Friends Colony East and West

A different, older colony on both sides of Mathura Road, with larger plots and dearer land. It has its own guide, and its own Category A listing.

USP: bigger plots, at a much higher ticket.

What property in New Friends Colony costs against its neighbours

NFC has more transactions than most Category A colonies simply because it has so many plots, but plot sizes and road widths vary so much that a single average says little. So we price it from our own current levels and its nearest rivals in the eastern belt. All four figures below come from our colony pricing data.

  • ₹13 Cr+New Friends Colony · new 4 BHK, 500 sq yd

Our current starting point for NFC: a new four-bedroom floor on a 500 sq yd plot, about ₹2.6 lakh per square yard of plot. Park-facing plots, wider roads and corner plots sit above it.

  • ₹18 Cr+Maharani Bagh · new 4 BHK, 500 sq yd

The neighbour on the north-west side, also Category A. On the same plot size it starts about ₹5 crore higher, at around ₹3.6 lakh per square yard of plot.

  • ₹24 Cr+Friends Colony · new floor, 700 sq yd

The colony NFC is most often confused with. Bigger plots and land at about ₹10 lakh per square yard put it in a different bracket altogether.

  • ₹7–8 LNew Friends Colony · land per sq yd

Our reading of the market land rate, against a circle rate of ₹6,47,163 per square yard. That is roughly 1.2 times the circle value, the narrowest gap of any colony we track.

What these numbers tell a buyer

Per square yard of plot, a new NFC floor costs less than almost any other Category A address, which is the whole case for buying here. The catch is the circle rate. Because the government value sits so close to the market, an old NFC house sold mainly for its land can have a circle value near, or even above, the price agreed. Run that sum before you sign.

A new floor, an older floor, or a plot to rebuild?

A new floor

The usual entry, from about ₹13 crore for a four-bedroom floor on a 500 sq yd plot. Compare the carpet area, the stilt parking you get and the basement or terrace rights, because these vary more between NFC builders than the marble does.

An older floor

Floors built in the first wave of redevelopment trade below new ones, and some are spacious. Check the lift, the parking count and the condition of shared services, and price in a refit.

A plot to rebuild

An original family house sold for its land suits a buyer who wants to build for the family or develop floors. Price the land first, at around ₹7–8 lakh per square yard on our reading, then add demolition, approvals and construction.

Living in New Friends Colony

Daily life in New Friends Colony is calm inside the blocks and busy along the two 80-foot roads. The colony has long been home to senior politicians, civil servants, doctors and business families, and it shows in the security, the private guards at the gates and the well-kept parks. Most streets are residential lanes of 30 to 45 feet, so traffic stays on the main roads.

For daily shopping, the plan provides local and convenience shopping sites inside the blocks, and the NFC Community Centre near D block covers restaurants, cafes, a cinema and banks. Lajpat Nagar, the markets of Defence Colony and the malls of Noida are all a short drive. For hospitals, Fortis Escorts Heart Institute on Okhla Road and Indraprastha Apollo on Mathura Road are close by, and Holy Family Hospital is on the Okhla side.

On connectivity, the Delhi Metro gives NFC two options: Sukhdev Vihar on the Magenta Line for the D block side, and Ashram on the Pink Line towards the Maharani Bagh end. Jamia Millia Islamia station on the Magenta Line is also near the colony’s far edge. By road, Mathura Road, the Ring Road at Ashram and the DND Flyway make Noida, central Delhi and the Faridabad side all easy to reach, though the Ashram junction is notorious at peak hours.

The rental market

Rental demand in New Friends Colony is broad: corporate executives, doctors at the nearby hospitals, faculty and families linked to the universities on the Okhla side, and households who want a South Delhi address with easy access to Noida. That depth of demand is one of NFC’s real strengths compared with the smaller Category A colonies.

Rents here are negotiated floor by floor, so we quote them against current comparables rather than a per-square-foot average. New floors with a lift, two or more parking slots and a staff room let fastest. Gross yields are low, as in every Category A colony, but they are better here than in the diplomatic west, because NFC prices are lower while rents hold up well. A park-facing floor or one off the main roads usually commands a premium.

What a transaction actually looks like

A home in New Friends Colony is valued on the Category A circle rate of ₹7,74,000 per square metre of land, with minimum construction at ₹21,960 per square metre. For a builder floor, the land value is apportioned to the floor you buy, and construction is added for its covered area. If your floor carried a quarter share of a 500 sq yd plot, that is 125 sq yd, the land part alone works out to roughly ₹8.1 crore at circle rate before any construction is added.

That is why NFC needs care. Duty is charged on the higher of the deal value and the circle value, and income-tax rules treat a gap of more than 10% between the two as taxable for both buyer and seller. On a new floor at ₹13 crore the deal value normally stays above the circle figure, but on an older floor or a plot sold for land the two can come very close.

So budget the full cost of registration on top of the price. NFC falls under the MCD, so the all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name the two duties drop to 2% and 3%, and a joint deed sits in between at 2.5% and 3.5%. On a ₹13 crore floor, that comes to about ₹1.04 crore in a man’s name, ₹91 lakh jointly and ₹78 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and the rules change if the seller is a non-resident. See the full stamp duty breakdown → · Circle rate vs market rate →

Banks lend readily in NFC against a clean title, an approved building plan and a completion certificate, and at these tickets many buyers do take a loan for part of the price. Banks do not finance the duty. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in New Friends Colony: what to verify

  • The exact colony name and block letter on the deed. New Friends Colony is not Friends Colony East or West, and a shop or office in the NFC Community Centre is not a home in D block. Read the address on the title, not the listing headline.
  • The plot area on the title papers. NFC plots vary widely between blocks and even along one road, so a 500 sq yd benchmark price is meaningless until you know the real plot size and your share of it.
  • The circle value of your land share against the agreed price. In New Friends Colony the gap between circle and market is the narrowest in South Delhi, so check whether duty or income tax will be charged on the circle figure.
  • What faces the plot on the colony plan. A park or open land adds value, while a school site, an electric substation, a shopping site or a parcel of outside land across the road can change the outlook and the noise.
  • For a floor, the sanctioned plan, completion certificate, stilt parking allotment and roof or basement rights written into the sale deed. In NFC, builders often keep the terrace or basement, so read exactly what is being sold.
  • For an original family house, the full chain of heirs and mutations from the society allotment onwards, with every legal heir signing or releasing their share.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid and mutation completed after purchase.
Where deals go wrong

With property in New Friends Colony, deals rarely fail on the building. They fail on the plot and the paperwork: a floor priced on a 500 sq yd benchmark that sits on a much smaller plot, a deal value set below the circle figure that later draws a tax notice, or a terrace the buyer thought was included. Pin down the block, the plot area and the rights before you discuss the price. The 21-point buying checklist →

Property in New Friends Colony or Friends Colony?

The names suggest a choice between two halves of one place. In fact they are separate colonies at different price points. Friends Colony East and West line Mathura Road, with very large plots and land at around ₹10 lakh per square yard, and a new floor on 700 sq yd starts around ₹24 crore. New Friends Colony is bigger and more varied, and a new four-bedroom floor on 500 sq yd starts around ₹13 crore.

So choose Friends Colony for plot size and a rarer address, and accept a much higher ticket. On the other hand, choose New Friends Colony for value per square yard, a wider choice of new floors, two metro lines and a deeper resale and rental market. If you want something in between, Maharani Bagh sits next door to both. Compare: the Friends Colony guide → · Or see the Maharani Bagh guide →

Where property in New Friends Colony goes from here

Three things support the long-term case for NFC. Firstly, the colony is fully built, so new homes only appear when an old house is rebuilt. Secondly, it is cheap for its category: few Category A addresses offer a new four-bedroom floor at this price per square yard of plot. Thirdly, the location between Mathura Road, the Ring Road and the Noida side keeps it useful to a wide range of buyers and tenants.

That said, the eastern belt has moved more slowly than the Category B colonies of central South Delhi in the recent cycle, and some residents have argued that NFC belongs in a lower circle-rate category given where its land trades. Traffic at Ashram and along Mathura Road is not going away either. For a buyer who wants space and a sound address at a fair price, though, NFC remains one of the most practical choices in South Delhi.

Frequently asked questions

Prices and the colony

What does property in New Friends Colony cost?
A new four-bedroom builder floor on a 500 sq yd plot currently starts at about ₹13 crore on our pricing data, roughly ₹2.6 lakh per square yard of plot. Land trades at around ₹7–8 lakh per square yard.
Is New Friends Colony the same as Friends Colony?
No. Friends Colony East and West are a separate, older colony on both sides of Mathura Road, with larger plots and land at about ₹10 lakh per square yard. New Friends Colony lies further east with its own A to D blocks. Both are Category A, so always check which name is on the deed.
What are the blocks in New Friends Colony?
The plan has four blocks. A block holds the low plot numbers, including the curved rows, B and C blocks sit on the Maharani Bagh side of the north-south 80-foot road, and D block lies south of the cross-colony 80-foot road with plots from 800 to past 1,100.
What is the circle rate in New Friends Colony?

What extra costs apply when buying in New Friends Colony?
Budget 6–8% of the price for registration: 8% in a man’s name, 6% in a woman’s and 7% jointly. That covers stamp duty and MCD transfer duty, 5–7% depending on whose name the deed is in, plus 1% registration. The buyer also deducts 1% TDS from the seller.

Location and daily life

Which metro station is nearest to New Friends Colony?
Sukhdev Vihar on the Magenta Line serves the D block side, and Ashram on the Pink Line serves the Maharani Bagh end. Jamia Millia Islamia station on the Magenta Line is also close to the colony’s far edge.
Is the NFC Community Centre part of the residential colony?
No. The Community Centre near D block is a commercial complex of shops, offices, restaurants and a cinema. An address there is not a residential plot in New Friends Colony.
What rent does a New Friends Colony floor earn?
Rents are negotiated floor by floor. New floors with a lift and two or more parking slots let fastest, to executives, doctors and families. Yields are low, as in all Category A colonies, but somewhat better than in the costlier ones.

Key takeaways
