Property in Green Park Extension – new builder floors with stilt parking on a tree-lined residential lane near AIIMS, South Delhi

Property in Green Park Extension

Property in Green Park Extension means the quiet, residential half of Green Park: lettered blocks from A to V between Aurobindo Marg and the wireless station, with AIIMS and Safdarjung Hospital up the road.

Circle rate Category B ₹7 Cr+ new 3 BHK, 200 sq yd Land ~₹10 L per sq yd Metro Green Park · Yellow Line

Property in Green Park Extension currently starts at about ₹7 crore for a new three-bedroom floor on a 200 sq yd plot, with the land under it trading at around ₹10 lakh a square yard.

Green Park Extension is the northern half of Green Park. It sits on the west side of Aurobindo Marg, between Green Park Main and the hospital district around AIIMS, and it wraps around the old Yusuf Sarai village. Where Green Park Main has the market, the cafes and the Lodi-era tombs, the Extension is almost all houses: about nineteen lettered blocks, a primary school, a central park and very little else.

That makes it a different buy from Green Park Main, even though the two share a name, a PIN code and, on our current figures, a starting price. The plots here run larger on average, the block letters overlap with Main’s, and the tenant pool leans heavily towards doctors and medical families. This guide covers what property in Green Park Extension costs, how the blocks sit on the plan, and how it compares with Green Park Main.

SouthDelhiFloors insight

In Green Park Extension, two floors with the same price tag can sit on very different land. A 200 sq yd plot in the J or K rows and a 300 sq yd plot in the N or P blocks both trade as “Green Park Extension”. Always ask for the plot area and the land share before you compare prices.

Green Park Extension: the residential half of Green Park

Green Park was planned as one colony in two parts, and the Extension is the half that grew up around an older settlement. Yusuf Sarai takes its name from a Sultanate-era sarai, or travellers’ inn, on the old road south to Mehrauli, and the village still sits in the middle of the Extension’s plan. The colony was laid out around it in rows of plots, with the central road running in from Aurobindo Marg, then still called Mehrauli Road on the plan.

The colony plan we work from shows the result. A line of shops, the Yusuf Sarai shops, fronts Aurobindo Marg. Behind them, the residential blocks fan out in lettered rows, with a primary school and a central park in the middle and a curved crescent of plots at the AIIMS end. At the Green Park end sit the long-closed Uphaar Cinema building, the Tobacco shopping centre, an MCD zonal office and a petrol pump.

Like the rest of South Delhi, the Extension is now rebuilding itself plot by plot. The original single-family houses are coming down, and stilt-plus-four builder floors are going up in their place. That rebuild is the only source of new homes here, and it is why most property in Green Park Extension now trades as individual floors.

Green Park Extension blocks on the colony plan

Property in Green Park Extension is read by block letter and plot number. The plan shows nineteen lettered blocks, from A to V with no I, O or S, plus a separate D-1 pocket split into D-1, D-1A and D-1B near the Uphaar corner. A central road runs in from Aurobindo Marg and divides the colony into a western wing and a larger eastern section.

West of the central road sit the A, B, C, D, E, F and G blocks, closest to Green Park Main. To the east, the long H block lines the second road, M and N sit beyond it, and the P, Q and R blocks surround the primary school and the park. The T, U and V blocks form the curved rows at the AIIMS end, while J, K and L sit at the far end of the colony beside the wireless station. Tap the map to compare them.

Every part of Green Park Extension and what it is known for

The plan only tells half the story. On the ground, property in Green Park Extension feels different depending on how close it sits to Aurobindo Marg, the Yusuf Sarai shops and the hospitals at the northern end.

A, B and D-1 blocks

The corner nearest Green Park Main, around the old Uphaar Cinema and the Tobacco shopping centre. Plots here mix with shops, an MCD office and a petrol pump.

USP: the shortest walk to Green Park Main and its metro end.

C, D, E, F and G blocks

Short rows west of the central road, with the C block also lining a strip beside Yusuf Sarai village. Compact, orderly and mostly rebuilt or rebuilding.

USP: quiet inner lanes close to both halves of Green Park.

H block

Two long facing rows on the second road, from the L block down to the Yusuf Sarai shops. The biggest single block on the plan, with plots numbered up to 44.

USP: plenty of choice in one block, so it is easy to compare floors.

M and N blocks

Deep inside the eastern section, between the H block and the school. The N block runs in two long rows and is one of the most recognisable addresses in the colony.

USP: distance from the main road without losing access.

P, Q and R blocks

Around the primary school and the central park. Floors facing the park get light and an open outlook, which tenants and buyers both pay for.

USP: the park at the gate, and the school next door for families.

T, U and V blocks

The straight T and U rows and the curved V crescent at the eastern edge, closest to AIIMS, Safdarjung Hospital and the AIIMS metro station.

USP: the deepest pool of doctor and medical-family tenants.

What property in Green Park Extension costs against its neighbours

Few Green Park Extension deals are ever reported in full, and floors vary with plot size, so we price the colony from our own current levels and its nearest rivals along Aurobindo Marg. All five figures below come from our colony pricing data.

  • ₹7 Cr+Green Park Extension · new 3 BHK, 200 sq yd

Our current starting point for a new three-bedroom floor on a 200 sq yd plot, about ₹3.5 lakh per square yard of plot. Larger plots in the N, P or H blocks carry bigger floors and bigger tickets, so price them on land share rather than on this figure.

  • ₹7 Cr+Green Park Main · new 3 BHK, 200 sq yd

The same starting level in the southern half, where land trades at about ₹9–10 lakh a square yard. On a like-for-like plot the two halves price almost level, and the block and the floor decide the gap.

  • ₹7.5 Cr+Safdarjung Enclave · new 3 BHK, 200 sq yd

The larger colony to the west, also Category B, starts a little higher on the same plot size.

  • ₹9 Cr+Gulmohar Park · new 3 BHK, 200 sq yd

Across Aurobindo Marg, where land trades at ₹12–13 lakh a square yard. It is the premium neighbour, and buyers priced out of it often look at Green Park Extension next.

  • ~₹10 LGreen Park Extension · land per sq yd

Our reading of the market land rate, against a circle rate of ₹2,05,286 per square yard. So the land under a 200 sq yd plot is worth around ₹20 crore on the market, and only about ₹4.1 crore on the circle rate.

What these numbers tell a buyer

On a 200 sq yd plot rebuilt as four floors, each floor carries about 50 sq yd of land, worth around ₹5 crore at today’s land rate. That is the floor under any new-floor price in Green Park Extension. If an offer sits well below it, ask why: the plot may be smaller, the floor older or the paperwork weaker.

A new floor, a resale floor, or a plot to rebuild?

Most property in Green Park Extension changes hands in one of three forms, and each needs a different set of checks.

A new floor

From about ₹7 crore for three bedrooms on a 200 sq yd plot. Most come from builder collaborations, so check that the land share, parking and terrace or basement rights are written into the deed, and that the building matches its sanctioned plan.

A resale floor

An older floor in a quiet block, such as the inner rows of M, N or the western wing, is often the best value. The discount sits on the building rather than the land, so check the structure and the lift before you negotiate.

A plot to rebuild

Original houses still come up, often with several family owners. Price the land first at around ₹10 lakh a square yard on our reading, then add demolition, approvals and construction, or bring in a builder on collaboration.

Living in Green Park Extension

Daily life around property in Green Park Extension is quieter than in Green Park Main. There is no restaurant strip inside the colony; instead the Yusuf Sarai shops along Aurobindo Marg handle chemists, groceries, banks and quick meals, and the Green Park Main market is a short walk or drive south for cafes and dining. Hauz Khas Village, Aurobindo Place and the Safdarjung Enclave markets are all within a few minutes by car.

The colony’s defining neighbour is the hospital district. AIIMS and Safdarjung Hospital sit just up Aurobindo Marg, which is why so many doctors, senior residents and medical families live here. The flip side is traffic: Aurobindo Marg is busy at most hours, and the stretch outside the Yusuf Sarai shops gets crowded, so the inner blocks are calmer than the rows near the road. For green space, the central park sits inside the colony, and Deer Park and the District Park in Hauz Khas are a short drive away.

On connectivity, the Delhi Metro’s Green Park station on the Yellow Line lies beneath Aurobindo Marg at the Green Park end, and the next stop north is AIIMS, which is closer for the T, U and V blocks. One stop south, Hauz Khas connects to the Magenta Line. By road, the Outer Ring Road and the Ring Road at AIIMS are minutes away, and the airport is about half an hour off-peak.

The rental market for property in Green Park Extension

The rental story is what sets property in Green Park Extension apart. Demand comes first from AIIMS and Safdarjung Hospital: consultants, senior residents, visiting specialists and medical families who want to be a few minutes from the wards. After them come professionals who use the Yellow Line every day, and families who want a central address at a lower ticket than Gulmohar Park.

That demand keeps well-kept floors let, and floors at the AIIMS end or facing the park usually let fastest. Rents are negotiated floor by floor, so we quote them against current comparables rather than a per-square-foot average. As in every land-heavy South Delhi colony, gross yields are modest, because buyers pay mainly for land and location. Be careful with floors pitched as guest houses for patients’ families: a residential floor run commercially can run into trouble with the authorities, so read any lease for its actual use.

What a transaction actually looks like

Property in Green Park Extension is valued on the Category B circle rate of ₹2,45,520 per square metre of land, with minimum construction at ₹17,400 per square metre. For a builder floor, the land value is apportioned to your floor and construction is added for its plinth area. Duty is charged on the higher of the deal value and that circle value, and in Green Park Extension the market price is almost always far higher.

So budget the full cost of registration on top of the price. Green Park Extension falls under the MCD, so the all-in rate is 8% in a man’s name, 6% in a woman’s name and 7% for joint ownership. In a man’s name, that is 3% stamp duty, 4% MCD transfer duty and 1% registration. In a woman’s name the two duties drop to 2% and 3%, and a joint deed sits in between at 2.5% and 3.5%. On a ₹7 crore floor, that comes to about ₹56 lakh in a man’s name, ₹49 lakh jointly and ₹42 lakh in a woman’s. The buyer also deducts 1% TDS against the seller’s PAN, and the rules change if the seller is a non-resident. See the full stamp duty breakdown → · Circle rate vs market rate →

Banks lend readily against a clean title and an approved building plan, and at Green Park Extension’s ticket sizes many buyers use a loan. Banks do not finance the duty, so keep that in cash. How a home loan works on a builder floor → · The NRI buyer’s guide →

Buying property in Green Park Extension: what to verify

  • The half, block and plot number exactly as they appear in the title papers. Green Park Extension and Green Park Main both use lettered blocks, so a deed that says only “Green Park” with a block letter needs checking against the colony plan.
  • The plot area on the deed, not the listing. Plot sizes in Green Park Extension range from about 200 sq yd to 350 sq yd and more, and several plots in the J, K and A blocks carry split numbers such as 3A or 5A, so confirm what the plot actually measures.
  • For a floor, the land share, parking, terrace and basement rights written into the sale deed, plus the sanctioned building plan for the whole plot. Stilt parking is tight on 200 sq yd plots, so check which slot is yours.
  • The actual use of the floor. Near AIIMS some floors are let as guest houses or paying-guest rooms; a residential floor used commercially can attract action from the MCD, so check the tenancy before you inherit it.
  • For a floor near the Uphaar corner or the Yusuf Sarai shops, the noise, the parking and the set-back from the commercial strip, because these floors price differently from the inner blocks.
  • The circle value of your land share against the agreed price, and the source of funds for the full 6–8% duty.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with MCD property tax paid up and mutation completed after purchase.
Where deals go wrong

In Green Park Extension, deals rarely fail on the finish. They fail on the address and the use. A floor sold as Green Park Extension that is really in Green Park Main, a split plot sold as a full one, or a floor that has been run as a guest house without permission can each cost lakhs to put right. So match the half, block, plot number and plot area to the deed before you talk price. The 21-point buying checklist → · Gemstar, who have built in Green Park Extension →

Property in Green Park Extension or Green Park Main?

This is the question most buyers bring to us. The two halves share a name, a circle-rate category, the 110016 PIN code and, on our current figures, a starting price for a new three-bedroom floor. Yet they are different places to live and to own. Here is how they compare.

So choose property in Green Park Extension for quieter blocks, a better chance of a larger plot and the strongest medical rental demand in South Delhi. On the other hand, choose Green Park Main if you want the market and the cafes on your doorstep and do not mind a busier street. If the budget stretches, Gulmohar Park across Aurobindo Marg and the Safdarjung Development Area are the natural step up. Read the Green Park guide → · Compare Gulmohar Park → · See the SDA guide →

Where property in Green Park Extension goes from here

Three things support the long-term case for property in Green Park Extension. Firstly, supply is fixed: the colony is fully built, and new homes only appear when an old house is rebuilt. Secondly, the hospital district is not going anywhere, and AIIMS keeps expanding, which keeps rental demand deep. Thirdly, the Yellow Line puts the colony a few stops from central Delhi and Gurugram without a car.

That said, Aurobindo Marg traffic will stay heavy, the Yusuf Sarai stretch is crowded, and the colony lacks the cafe culture that draws some buyers to Green Park Main or Hauz Khas. Rebuilding also brings dust and disruption for a few years in each lane. Over a long horizon, however, Category B land this close to AIIMS and the metro has held its value well, and the rebuild steadily improves the housing stock.
