The short version

What JCR Homes builds, and how

JCR Homes is the construction brand of the JCR Group, a family business run from Okhla Industrial Area Phase 1 whose first trade is stone. The group’s JCR Marbles imports, processes and stocks marble, granite, onyx and travertine from Italy, Spain, Brazil, Greece, Portugal, Croatia, Iran and Norway; JCR Interio does interiors. The same family builds homes under two names, JCR Homes and RPB Homes, and you will meet both on site boards, on Instagram and in conversation. The firm says it has been building since 2004. It is led by Mahavir Bihani, with more than twenty-five years in construction, and his son Rajat Bihani; the home-building business was incorporated as JCR Homes LLP in August 2024.

The work is the South Delhi builder-floor pattern: a 250 to 600 sq yd plot in an established colony, rebuilt as a stilt-plus-four building of large single-level floors, sold floor by floor or built turnkey for the plot’s owner. JCR’s own portfolio sits almost entirely in the Greater Kailash belt, GK-1, GK-2, GK-3 and the two GK Enclaves, with outliers in Panchsheel Park, Soami Nagar, Green Park Extension and Anand Lok. Three service lines are offered: boutique residential, which is the floors; commercial space; and project-management consultancy, which in practice means turnkey construction on your land, the arrangement we structure for owners through a collaboration.

What makes the firm different from most of its neighbours is the stone. A builder that imports its own marble buys slabs, not tiles, chooses the lot and controls delivery, and that shows in the floors we have walked through. We filmed a ready-to-move 550 sq yd first floor by JCR Homes in GK-II in May 2025, and in October 2026 we photographed a set of completed JCR floors room by room, before the furniture went in. All of it is on this page, with the checks we would run before anyone signs.

Leadership

The Bihanis of Okhla

A marble family that moved into building its own homes. The father brings the site experience; the son runs the brand you see online.

Leads the firm

Mahavir Bihani

The senior partner, with more than twenty-five years in construction according to the firm, and the head of the JCR Group’s stone business, one of Delhi’s larger importers and processors of marble. The group’s office at D-185, Okhla Phase 1, near the Crowne Plaza, doubles as the builder’s.

JCR Homes describes his experience as the thing every member of the team draws on. On a JCR site he is the person the engineers answer to.

Second generation

Rajat Bihani

Mahavir Bihani’s son and the public face of JCR Homes and RPB Homes, a designated partner of JCR Homes LLP since March 2025. The firm credits him with the push to improve the product every year, and the current design language, curved balcony bands, timber slats, lit soffits and large-format stone, belongs to his era.

He is the person buyers and plot owners deal with day to day, and the one who runs the Instagram account that most people find the firm through.

Roles as described by JCR Homes and in the LLP’s public filings. The firm publishes no portraits; we will add them when it does.

The builder who imports the marble.

Most South Delhi builders buy stone from a yard in Kishangarh or a dealer in Mangolpuri, floor by floor, lot by lot. JCR Homes is the dealer. The slabs that go into a JCR floor come out of the group’s own stockyards, which means the builder can match veins across a room, hold back a lot for a project and specify Italian marble where a competitor would quote tiles. It is the one structural advantage in the firm’s story, and the reason the floors photograph the way they do.

Signature

The specification, observed

JCR Homes, like every South Delhi builder, publishes no specification sheet. So we recorded one ourselves from the completed JCR floors we photographed in October 2026, and from the floor we filmed in GK-II.

Floors
Large-format Italian marble through the living and dining rooms, corridors and kitchens on every floor we photographed: grey-beige veined slabs in some units, cream and beige in others, laid so the veining runs on from slab to slab. Engineered timber in walnut tones in some bedrooms, marble in others. Black-and-grey striped granite on the balconies. The marble is the group’s own import. In a house that sells slabs for a living, it is the one line that never gets value-engineered.
Ceilings and light
Cove-lit false ceilings in every room, with the LED strip hidden in the recess so the light washes the walls. Stepped tray ceilings in the living rooms; curved and sculpted coves over the beds; circular cove recesses in the alcoves; recessed downlights throughout, fans wired in.
Glazing and balconies
Black-framed floor-to-ceiling sliding glazing from the living room and the bedrooms onto long balconies, on some floors screened from the street by a black metal louvre wall under a slatted pergola, on others open to the tree canopy behind a glass railing. Timber-slat soffits on the balconies and the facade.Privacy without curtains. The louvres read as a facade from the road and as a lantern from inside.
Kitchens
Modular kitchens in two schemes: grey handleless laminate with backlit smoked-glass wall cabinets, a black-glass tall unit for the oven and microwave tower and a roller-shutter pantry; or white and light-grey cabinetry. Both with quartz counters, Calacatta-style marble to the ceiling on every wall, a chimney over a five-burner hob and a double-bowl sink under the window.
Bathrooms
Marble to the ceiling in every bathroom, book-matched where the slab allows: grey, charcoal, dark brown and rust-veined stone in the master suites, white marble in the others. Frameless glass showers with lit niches, countertop basins under LED-framed mirrors, wall-hung WCs. The powder rooms are done in gold-veined marble with half-moon mirrors.
Wardrobes
Walk-in wardrobes behind the master bedrooms, in walnut and oak veneer, light grey panelled doors or smoked glass; dressing areas in grey and wood panels; fluted panels behind some beds and on the wardrobe fronts.
Entrance and passages
Entrance foyers with spotlit niches and chevron-patterned timber doors; marble passages with linear cove lighting and black-framed glass partitions closing off the bedroom wing.
Climate and services
Concealed-duct air conditioning in the living areas with linear vents set into the cove; split units in the bedrooms; flush veneered timber doors with black lever handles.

Recorded by SouthDelhiFloors, October 2026. Specification changes from floor to floor and is fixed in the agreement for each unit; read this as an observed benchmark, not a promise for any particular floor.

Before you sign

What we check on any JCR Homes floor

Six checks, the same for every builder floor in South Delhi whoever put it up. None of this is a comment on JCR Homes; it is the order we work in for our own clients, and it is what you pay a broker for.

  1. Title, and who the seller actually isTrace the chain back to the original lease or conveyance and confirm the mutation stands in the name on the agreement. If the floor came to the builder through a collaboration, we read the collaboration agreement to see which floors passed and on what terms.
  2. Sanctioned plan versus the buildingThe MCD-sanctioned drawings laid over what stands: coverage, setbacks, the stilt, the terrace floor and the basement are where the two diverge most often.
  3. Completion certificateAsk for the document by name, not a verbal assurance. A finished floor and a signed-off floor are different things, and lenders know the difference.
  4. The specification, in writingFor a turnkey build or a collaboration, the stone, fittings, lift, electricals and the delay penalty belong in an annexure. With a builder that imports its own marble, name the marble.
  5. Parking, floor by floorWhich stilt bays belong to which floor, with the plan attached. Still the most common dispute after possession anywhere in South Delhi.
  6. Structure and waterproofing coverWhat is warranted, for how long and by whom, on paper, before the last instalment is released.

Questions

JCR Homes, answered

Who are JCR Homes?

JCR Homes is a South Delhi builder of luxury floors and homes, the construction brand of the Okhla-based JCR Group, whose main business is JCR Marbles, an importer and processor of marble and granite. The firm says it has been building since 2004 and is led by Mahavir Bihani, with over twenty-five years in construction, and his son Rajat Bihani. Its published portfolio runs to twelve addresses in Greater Kailash 1, 2 and 3, the GK Enclaves, Panchsheel Park, Soami Nagar, Green Park Extension and Anand Lok.

Are JCR Homes and RPB Homes the same company?

Yes. RPB Homes is another trading name used by the same JCR Group business, with the same leadership, Mahavir and Rajat Bihani, the same Okhla office and the same portfolio. You will see site boards and social accounts under either name. The legal entity behind the home-building business is JCR Homes LLP, incorporated in August 2024.

Who are Mahavir Bihani and Rajat Bihani?

Mahavir Bihani leads the JCR Group, including the marble business, and brings the construction experience; JCR Homes puts it at more than twenty-five years. Rajat Bihani, his son, is the second generation and the public face of JCR Homes and RPB Homes, and a designated partner of JCR Homes LLP. Buyers and plot owners usually deal with Rajat day to day.

Where has JCR Homes built in South Delhi?

The published portfolio: W-101, S-444 and S-501 in Greater Kailash 2; W-88 in Greater Kailash 1; G-33 and G-54 in Greater Kailash 3; E-25 in GK Enclave 1 and E-35 in GK Enclave 2; S-256 Panchsheel Park; B-11 Soami Nagar; C-25 Green Park Extension; and 78 Anand Lok. SouthDelhiFloors has also filmed a 550 sq yd JCR Homes first floor in GK-II.

What is the JCR Homes floor SouthDelhiFloors filmed in GK-II?

A ready-to-move 550 sq yd first floor in Greater Kailash 2 with four bedrooms and ensuite bathrooms, premium finishes, a separate private driveway with parking for three cars, on one of the wider roads in the colony. North-east facing, freehold and Vaastu compliant. The eighteen-minute tour is on this page; message us on WhatsApp for current availability of JCR floors in GK-2.

What finishes does a JCR Homes floor have?

On the completed JCR floors we photographed: large-format imported marble through the living and dining rooms, cove-lit and stepped false ceilings, floor-to-ceiling black-framed glazing opening onto long balconies, striped granite balcony floors, metal louvre privacy screens with slatted pergolas, book-matched marble bathrooms with lit niches, modular kitchens with Calacatta-style marble walls, and walk-in wardrobes in veneer or smoked glass. The marble comes from the group’s own import business, which is the firm’s real differentiator. Specification varies from floor to floor, so treat this as the observed benchmark, not a guarantee for any unit.

Does JCR Homes build on an owner’s plot?

Yes. Alongside floors it sells outright, the firm offers what it calls project-management consultancy, which is turnkey construction of a home on your land to an agreed specification, and it also takes up collaborations, where the builder rebuilds a plot at its own cost and the floors are shared with the landowner. If you own a plot in the GK belt and want a JCR Homes rebuild, SouthDelhiFloors can structure and negotiate the arrangement for you.

Is this the JCR Homes in Patna?

No. This profile covers JCR Homes of Okhla, New Delhi, the South Delhi builder run by the Bihani family and connected to JCR Marbles. There is an unrelated developer called JCR Homes in Patna, Bihar, with a different website and no connection to the Delhi firm.

Is SouthDelhiFloors affiliated with JCR Homes?

No. SouthDelhiFloors is an independent South Delhi brokerage established in 1984. This profile, the specification notes, the photographs in the gallery and the video tour are our own work; the elevation renders are published courtesy of JCR Homes. We represent you, the buyer or the plot owner, not the builder.
