South Delhi begins where Lutyens’ Delhi ends, around Lodhi Road and Jor Bagh, and runs south to the Haryana border. Below: all 56 areas on one map, with what land trades at, the circle-rate category, district, PIN code and nearest metro.
South Delhi is the southern half of the National Capital Territory: from Jor Bagh, Golf Links and Nizamuddin in the north to Sainik Farm and the Chhatarpur farmhouse belt near the Haryana border, and from Vasant Vihar in the west to New Friends Colony in the east. Officially, “South” is one of Delhi’s 13 revenue districts, with sub-divisions Mehrauli, Chhatarpur, Malviya Nagar and Deoli. The property market uses the name more widely: it also takes in the South East district and the NDMC colonies at the edge of Lutyens’ Delhi.
The name is used four ways, and they don’t line up. That is why a colony can be South Delhi to a buyer and something else on a government form.
Since January 2026 Delhi has 13 districts, drawn to match its municipal zones. The South district has four sub-divisions, Mehrauli, Chhatarpur, Malviya Nagar and Deoli, and covers Hauz Khas, Malviya Nagar, Saket, Mehrauli and the farmhouse belt.
Defence Colony, Lajpat Nagar, Jangpura, Nizamuddin, Kalkaji and the New Friends Colony belt sit here, in the Jangpura, Kalkaji and Badarpur sub-divisions. Few buyers would call them anything but South Delhi.
Jor Bagh, Golf Links and the rest of the NDMC area form the New Delhi district. The market still files Jor Bagh and Golf Links under South Delhi’s heritage core.
Brokers, banks and buyers use the name for everything on the map below. India Post adds a twist, filing Hauz Khas (110016) and Vasant Vihar (110057) under its South West Delhi division. And from 2012 to 2022 there was a South Delhi Municipal Corporation, merged back into one MCD in May 2022.

Category is the circle-rate category. Districts follow Delhi’s 13-district map, in force since January 2026 and drawn to MCD zones; where a colony straddles a line, the sub-registrar office on the sale deed is the final word. Metro distances are straight-line from the colony’s centre. Land rates are SouthDelhiFloors desk figures; a dash means we don’t quote one.
There is no single South Delhi PIN code. These are the ones India Post assigns to the areas above.
Five metro lines serve South Delhi today.
Coming next: the Golden Line from Tughlakabad to Aerocity, via Saket G-Block, Chhatarpur and Vasant Kunj, is under construction, with its first stretch targeted for December 2026; a Lajpat Nagar–Saket G-Block spur is also approved. By road, the Ring Road and Outer Ring Road cross the area east to west, as does the Mehrauli–Badarpur Road further south, while Aurobindo Marg and Mathura Road run north to south. Thirteen, since January 2026, drawn to match MCD zones. The South district covers the Mehrauli, Chhatarpur, Malviya Nagar and Deoli sub-divisions. Much of what buyers call South Delhi also sits in the South East district, and Jor Bagh and Golf Links are in the New Delhi district.
By land rate, Golf Links (about ₹18–22 lakh per square yard) and Jor Bagh (about ₹20 lakh). Among builder-floor colonies, Anand Lok, Nizamuddin East and Defence Colony lead at roughly ₹13–16 lakh. Vasant Vihar and the diplomatic west carry the biggest ticket sizes because their plots are larger.
Yes. Saket and Vasant Kunj are in the South district. Lajpat Nagar is officially in the South East district, but buyers, brokers and banks treat it as South Delhi.
There isn’t one. South Delhi spans more than a dozen PIN codes, for example 110048 for Greater Kailash, 110024 for Defence Colony and Lajpat Nagar, 110017 for Malviya Nagar and Saket, 110016 for Hauz Khas and Green Park, and 110057 for Vasant Vihar.
Five today: the Yellow, Violet, Magenta and Pink lines and the Airport Express. The Golden Line from Tughlakabad to Aerocity, via Saket and Chhatarpur, is under construction, with its first stretch targeted for December 2026.
They are Delhi’s circle-rate categories, from A (highest) to H, which set the minimum value for stamp duty. Most colonies in this guide are A or B. Market prices usually run far above the circle rate; see our circle rates guide.
