Property in Golf Links – two-storey houses behind low hedged walls on a leafy lane beside the Delhi Golf Club, New Delhi

Property in Golf Links

Property in Golf Links means one of about two hundred houses beside the Delhi Golf Club, inside the Lutyens Bungalow Zone and a short walk from Khan Market. It is the most traded colony in Lutyens Delhi and the usual first address in the zone.

Asking land ₹20–25 L/sq yd Registered deeds ₹7–14 L/sq yd Entry ticket ~₹90 Cr Circle rate Category A

Property in Golf Links is priced on land. Owners currently ask ₹20–25 lakh per sq yd, while the registered deeds behind recent sales read ₹7–14 lakh per sq yd, and a whole house rarely starts below about ₹90 crore.

We have closed deals in South and New Delhi for four decades, and Golf Links is the colony our Vasant Vihar, Jor Bagh and Anand Niketan families ask about most when they talk about moving into Lutyens Delhi. It is the most liquid part of the bungalow zone, which also makes it the part where the most mistakes are made, because buyers treat it like a South Delhi floor market.

Golf Links sits inside the Lutyens Bungalow Zone. No builder floors, no subdivision and no extra storeys: you buy a house on a plot, and the house you can rebuild is the one that already stands. This guide covers what property in Golf Links costs and why the asking and registered figures differ, how the colony is laid out plot by plot, the LBZ rules, the transaction costs in an NDMC area, and the checks that protect a buyer.

Read the two numbers together

Lead with the asking rate, because that is what an owner will quote: ₹20–25 lakh per sq yd of land. Then read the deed record beside it. Registered values in Golf Links have run from about ₹7 lakh per sq yd on a 2,100 sq yd holding to about ₹14 lakh on a 704 sq yd house, and registered values trail asking prices here, as they do across Delhi’s prime colonies.

Property in Golf Links, by the Numbers

These are the levels we work with for property in Golf Links. The asking land rate comes first because that is where a negotiation opens; the registered range is the deed record from deals reported in the press. Plot size, the house number, lane and lawn move the price far more than the finish does.

A post-Independence colony on the edge of the golf course

Golf Links was laid out after Independence on land between the Delhi Golf Club and the imperial bungalow streets, a few minutes from Lodhi Garden and Khan Market. It was planned as a residential colony of compact private plots rather than the acre-sized official bungalows that Lutyens drew a generation earlier, which is why its houses look like large family homes rather than estates.

The colony is numbered house by house rather than in lettered blocks. The plan we work from runs from house 1 at the western end to house 212 near Khan Market and Sujan Singh Park, with the southern rows backing onto the golf course. Most houses are ground, first and barsati, many with a basement, on plots that cluster between roughly 575 and 800 sq yd, with a few larger holdings above 1,000 sq yd.

The colony was brought inside the Lutyens Bungalow Zone when the zone was enlarged, so the LBZ guidelines now decide what can be rebuilt. That single fact explains Golf Links prices better than any amenity: supply is fixed, and every house that sells is one of about two hundred.

The Delhi Golf Club, with its Lodhi-era tombs, is the colony’s southern edge.

Golf Links property, plot by plot

Property in Golf Links is read by house number, not by block letter. On the plan the colony runs west to east in one long band: a column of houses on the western road, lanes of smaller plots around small greens in the middle, the long southern rows that back onto the golf course, and the eastern end that reaches Khan Market and Sujan Singh Park.

Within that band, position decides the price of property in Golf Links more than size: a golf-course house on a regular plot is quoted higher per yard than a larger, oddly shaped plot on an inner lane.

Every part of Golf Links and what it is known for

The four zones on the plan hold every house in the colony, and the golf course next door shapes daily life almost as much as the plot itself.

Houses 1–12, 115–160

The western column faces the road the plan labels Lodi Road, with lanes of smaller, irregular plots behind it.

USP: more choice of plot sizes, and some of the colony’s more accessible tickets.

Golf-course rows

Houses 13 to 61 back onto the Delhi Golf Club, so the rear lawn opens to fairways rather than another house.

USP: the view that sets the top of the Golf Links market.

Central lanes

Short lanes around small greens, with little through traffic and regular plot shapes.

USP: calm lanes with both ends of the colony a short walk away.

Khan Market end

Houses near the post office, Sujan Singh Park and Khan Market, and the closest walk to the metro.

USP: Khan Market on foot, which few Lutyens addresses can say.

Delhi Golf Club

The club’s course holds Lodhi-era tombs among old trees and forms the colony’s southern edge.

USP: a protected green boundary that will never be built on.

What property in Golf Links costs: asking rates and the deed record

Owners of property in Golf Links currently ask ₹20–25 lakh per sq yd of land. The registered record reads lower, at roughly ₹7–14 lakh per sq yd, because registered values trail asking prices and because deeds are struck on negotiated, sometimes distressed, terms. The ledger below lists the Golf Links deals we consider well sourced. Per-yard figures are our own arithmetic, price divided by reported plot area, and are rounded.

  • ₹155 Cr1,250 sq yd · ~₹12.4 L/sq yd

Bought jointly by a private-equity investor and spouse, with ₹9.3 crore paid in stamp duty and corporation tax, as reported by CRE Matrix from registration documents.

  • ₹115 Cr1,250 sq yd · ~₹9.2 L/sq yd

Registered in a woman’s name, with ₹5.7 crore paid in stamp duty, as reported by the Free Press Journal.

  • ₹100 Cr589 sq m (~704 sq yd) · ~₹14.2 L/sq yd

Bought by a former ruling family. The house has 867 sq m built across basement, ground, first and barsati; ₹7 crore paid in duty (CRE Matrix).

  • ₹160 Cr~2,100–2,160 sq yd · ~₹7.4–7.6 L/sq yd

One of the largest holdings in the colony. Reports give the plot as 2,100 or 2,160 sq yd.

  • ₹69 Cr763 sq yd · ~₹9.0 L/sq yd

Bought by a senior advocate, with ₹4.14 crore in stamp duty (CRE Matrix).

  • ₹68.5 Cr~575 sq yd · ~₹11.9 L/sq yd

Bought by an engineering-company director from a company seller, which had itself bought the house from a real estate developer; ₹4.11 crore in duty (CRE Matrix).

What these numbers tell a buyer

Smaller plots carry higher per-yard rates, because a ₹100 crore ticket has many more buyers than a ₹160 crore one. Older registered deals below ₹70 crore are history, not today’s market: with owners asking ₹20–25 lakh per sq yd, a whole Golf Links house now starts at about ₹90 crore. Price the land and the plinth, not the furniture. Compare land rates colony by colony →

Property in Golf Links: a restored house, a rebuild within the old plinth, or a vacant plot?

There are no builder floors in Golf Links, so the usual South Delhi choice between a new floor and a resale floor does not apply. The real choice is what you do with the house.

A restored house

The quickest way in. You buy the existing house and renovate within its walls. Check the sanctioned plan against what stands, because any unauthorised extension is a liability, not floor area.

A rebuild within the old plinth

You may demolish and rebuild, but only to the existing plinth area and height. Price the land, then budget for demolition, NDMC approvals and a new structure; a modern house with new services fits comfortably inside most Golf Links footprints.

A vacant or near-vacant plot

Rare, and not the blank cheque it sounds like. On a vacant plot the height is capped by the lowest adjoining bungalow, so confirm what the NDMC will sanction before you pay for potential.

Some older houses are held floor by floor or sold in two deeds. That is an old divided house, not a builder floor, and it needs careful title work: the buying checklist covers the basics →

The bungalow zone’s avenues are protected as carefully as its houses.

The Lutyens Bungalow Zone rules that govern Golf Links

The LBZ guidelines, issued by the Ministry of Urban Development and later enlarged to take in Golf Links, Sunder Nagar and Jor Bagh, are enforced by the NDMC, with the Delhi Urban Art Commission and the Heritage Conservation Committee reviewing anything that changes the character of the zone.

  • Same plinth. A new house must keep the plinth area of the house it replaces. You can rebuild; you cannot spread.
  • Same height. The new building may not exceed the existing height; on a vacant plot the lowest adjoining bungalow sets the limit. That is why most Golf Links houses stay at two storeys and a barsati.
  • No subdivision, no builder floors. The stilt-plus-four redevelopment that rebuilt Defence Colony and Greater Kailash is not available here.
  • Proposals are not law. Recommendations to trim the zone or relax its norms for later colonies like Golf Links have been floated and then rejected by the Centre. Price the house on the rules that exist.

For the full history of the zone, the boundary and the plinth norms, read our Lutyens Delhi and LBZ guide. Building permissions and any heritage grading sit with the New Delhi Municipal Council.

Living in Golf Links

Daily life around property in Golf Links is quiet lanes with the city at the gate. Inside the colony, traffic is light and the golf course keeps the southern edge open; at the eastern end, Khan Market supplies bookshops, grocers, restaurants and the best coffee in central Delhi within a few minutes’ walk.

Lodhi Garden, the India International Centre and the India Habitat Centre are a short drive along Lodhi Road, and AIIMS and Safdarjung Hospital are a short drive south.

On connectivity, the Delhi Metro’s Khan Market station on the Violet Line sits at the colony’s eastern end, and Jor Bagh on the Yellow Line is a short drive west. Connaught Place, India Gate and the Supreme Court are all within about fifteen minutes outside the rush hour.

The rental market

Property in Golf Links rents to senior diplomats, multinational country heads, law firms looking for a residence near the Supreme Court and families relocating to Delhi. Houses are let whole, and rents are negotiated privately rather than listed, so we quote them against current comparables rather than a per-square-foot average.

Against a ₹90–160 crore capital value, gross yields are in the low single digits. Owners hold Golf Links for use, standing and the land, not for cashflow.

What a Golf Links transaction actually looks like

Property in Golf Links is valued for registration on the Category A circle rate of ₹7,74,000 per square metre of land, with minimum construction at ₹21,960 per square metre. Duty is charged on the higher of the deal value and the circle value, and in Golf Links the deal value is always higher.

Duty is paid on the full deal value, because in Golf Links the price is several times the circle value. Most of Delhi is under the MCD, where our stamp duty and registration guide gives the all-in cost as 8% in a man’s name, 6% in a woman’s name and 7% joint (stamp duty plus MCD transfer duty, plus 1% registration). Golf Links is in the NDMC area, where the same page shows lower total stamps: 5.5% for a man, 3.5% for a woman and 4.5% for a joint (man and woman) deed. Add the 1% registration fee and the all-in cost is about 6.5% for a man, 4.5% for a woman and 5.5% joint. For reference, reported Golf Links deeds record ₹9.3 crore of duty on ₹155 crore, ₹7 crore on ₹100 crore and ₹5.7 crore on ₹115 crore bought by a woman; some reports include corporation tax, so treat them as indicative. Sources differ on NDMC rates, so confirm the levy with the sub-registrar, and remember the buyer deducts 1% TDS against the seller’s PAN (more if the seller is a non-resident).

If the house is on a lease from the Land and Development Office, budget separately for the lessor’s permission and any conversion to freehold. Banks lend against Golf Links houses, but at modest loan-to-value, and most buyers fund largely from equity. Buying property in Golf Links: what to verify

  • The house number and colony name exactly as on the deed and the NDMC record. Agents use “Golf Links” loosely for houses near Sujan Singh Park and Khan Market; confirm the address is inside the colony.
  • The sanctioned plinth and height. In Golf Links the plinth on the approved plan is your rebuild right, so compare it with what stands and treat any extension as a demolition risk.
  • Whether the land is leasehold or freehold, and the L&DO file. Conversion charges are linked to land value, which on a Golf Links plot can run into crores.
  • For a house held floor by floor or sold in two deeds, every co-owner’s signature, the partition or family settlement, and who owns the terrace and basement.
  • Litigation and encumbrance searches, especially where the seller is a company, an estate or an heir living abroad.
  • Occupancy: any tenant, caretaker or staff quarters claim, and the notice terms of any lease in force.
  • A clean title chain and a registered sale deed only, never a GPA or power-of-attorney transfer, with NDMC property tax paid and mutation completed after purchase.
Where Golf Links deals go wrong

With property in Golf Links, problems surface in the papers rather than in the finish. An unconverted lease, a missing co-owner on a divided house or an extension that was never sanctioned can each stall a sale after the token is paid. Settle the lease, the plinth and the signatures first, then negotiate. The 21-point buying checklist →

Property in Golf Links or Sunder Nagar?

Both are post-Independence colonies inside the bungalow zone, both are Category A and both start at about ₹90 crore for a whole house. Golf Links has the golf course, Khan Market on foot and slightly smaller plots; Sunder Nagar, across Mathura Road from the zoo, has larger, more regular plots, its antiques market and Humayun’s Tomb and Sunder Nursery nearby.

Choose Golf Links for the address, the walkability and the deepest pool of buyers when you sell. Choose Sunder Nagar for more land per crore and a quieter, more self-contained colony. Jor Bagh is the third option, on smaller 375 sq yd plots, where buying a single floor of a divided house is the most common way in. Compare: the Sunder Nagar guide → · Or see Jor Bagh, south of Lodhi Garden →

Where property in Golf Links goes from here

Three things underpin the case. Firstly, supply is fixed by law: about two hundred houses, no new floors and no subdivision. Secondly, Golf Links is the most liquid colony in the zone, so it is where new money enters Lutyens Delhi, from lawyers near the Supreme Court to founders who have sold a stake. Thirdly, the golf course and Lodhi Garden guarantee that the setting will not change.

That said, the market is thin, a single sale can move the average, and the gap between asking rates and the deed record can be wide. Over a long horizon, though, property in Golf Links, like any private plot inside the bungalow zone has been among the steadiest stores of value in the country.

Why SouthDelhiFloors for a Golf Links purchase

A bungalow-zone purchase is made once in a generation, in a market with no listings and very few comparables. You need advisers who know which houses might move, which papers will hold, and when to say no.

Four decades in the catchment

SouthDelhiFloors has worked South and New Delhi for four decades, across two generations. The families who buy and sell in Golf Links are, more often than not, families we have already transacted with in Jor Bagh, Vasant Vihar or Anand Niketan.

Clean deals only

It is the line under our name. We walk away from unconverted leases we cannot clear, from family partitions that are still open and from power-of-attorney shortcuts, and we tell you why before you pay a token.

Paperwork first, price second

We start with the L&DO file, the NDMC sanction and the chain of title, and bring in the property lawyers and tax counsel who have closed bungalow-zone deals before a number is discussed.

Discretion and reach

Our YouTube and Instagram following makes us the most-watched real estate voice in South Delhi, so owners often call us before they call the market. We keep a mandate quiet until it is signed.
