It is absolutely true that as technology advances especially with the ever updating smart phones, there are several ways to find out the approximate value of a house / flat almost instantly. Just recently, I tried out a new feature on a website called 99acres.com, where you can enter any locality and get to see similar sized property lisitings.
Well, that was the plan.
Naturally, I wanted to test the property search field. So I entered the location, budget, clicked the search button and – The results came up. What I quickly realised was that, instead of giving me an exact (or semi-accurate) valuations, the resulting listings were overpriced, according to my own calculations. And this is not small difference we are talking about…
What am I getting at?
Technology alone is not enough, at least not yet. Technology can be incredibly handy but not always accurate. And when it comes to “rightly” pricing your property in Delhi, you need more than mere numbers and figures taken from a website. You need comparisons from the locality. You need recently sold prices, and you should have someone come over for a quick inspection. It deserves to be seen in person by an expert real estate agent , because the overall condition of your home will never show as well on paper as it does “physically”.
